00:00Today I'm house hunting on the east coast of Cyprus around beautiful Famagusta.

00:21best of starts.

00:32I think I expected a little bit more when I walked in, I think I expected a bit more

00:37I visit a rather chic luxury villa.
00:40I'm getting hotel room vibes in here Debbie, I love it.
00:43Oh, it's a fantastic main bedroom.
00:46But at the end of the day, do I find my house hunters their perfect place in the sun?
00:51I think it's my favourite one.

00:56Karen and Richard's first holiday together was to Cyprus 13 years ago and they've been
01:03coming back ever since.
01:05They love it so much they even got married on the island and now it's time to take the
01:09next big step of buying their own holiday home here for the whole family to enjoy.
01:15These two have been married for three of the 13 years they've been together after meeting
01:19in a pub Richard, also known as Cookie, owned and Karen was working in.
01:24The eleven can't and now own and run a building company.
01:29Cookie's good at taking care of me, taking care of the family, he's good at running the
01:33business, generally organising things and making sure everything runs smoothly.
01:39Not so good, he's not the most tidiest of people or the cleanest of people.
01:45What's he bad at?
01:46Spending money and shopping, we have parcels delivered here every single day.
01:50Is that right?
01:51Sometimes.
01:53Sometimes, every day.
01:55With four children between them ranging from 16 to 27, they're keen to find somewhere that
02:00works for everyone.
02:02With their budget of £200,000, they've chosen Famagusta in Cyprus to focus their search.
02:14Cyprus is split into six regions, Famagusta being one of them.
02:18It's pretty easy to get to, with flights into Larnaca, one of the two international
02:22airports on the island.
02:25Most tourists head to the south of the region where a majority of the holiday resorts and
02:29some of the island's most popular beaches are located.
02:33Perhaps the best known spot is Ayia Napa, home to great nightlife and a lovely stretch
02:38of sand.
02:39But there are also some more laid back locations like Kiparis, a stretch of coast lined with
02:44bars and restaurants, and Konos Beach, one of a number of lovely coves in the area.
02:51In the more exclusive locations, three bedroom villas with a pool typically start at around
02:56£260,000, but in surrounding towns and villages, prices can be up to 30% lower, so I'm confident
03:04I can find Karen and Richard some great options for their budget.
03:09And with no delay, we're meeting on Trinity Beach in Kiparis to go through the details.

03:36So, tell me about your family back home, because you've both got two kids.
03:39I've got two, you've got two, haven't we?
03:40But they get on really, really well.
03:42We've got Ashani, Jade.
03:44Cassis and Tayden.
03:46Lovely.
03:47So, will you be thinking about them on this search and what they might want as well?
03:50Yeah, definitely.
03:51Definitely, yeah.
03:52And at some point, hopefully, they'll have kids of their own that they can bring them
03:54as well.

03:57Tell me about what you like to do when you're out here.
03:59What do you do in your spare time?
04:00Not a lot.
04:01We're quite relaxed, really.

04:04So, what I like to do is probably get up, have a little bit of breakfast, lay around
04:07by the pool all day, go for a walk or a drive in the afternoon and do a bit of exploring,
04:12and then go out for a nice meal in the evening.

04:19Really, we're after sort of a three-bedroom villa with a pool.
04:24Right.
04:25It doesn't really matter exactly where it is, does it?
04:27As long as it's this sort of coastline and around here.
04:31So, your budget is £200,000.
04:33Is there any extra on that?
04:35Yeah, probably if there's one that we really liked, about £20,000 on top.

04:40How do you feel about using some of your skills for a property potentially here if, you know,
04:45if it needed a bit of build and work?
04:47Yeah, definitely.
04:48I could bring my brother and the team over, so yeah, it'd be good.

05:00I've been to a few different areas and can take on some renovations, which gives me plenty
05:04of options to play with.
05:06My first pick is in a development a 20-minute drive from the coast, just outside the village
05:10of Frenaros.
05:12I think it's a great spot to have in reach, packed with history and culture alongside
05:17some great bars and restaurants.
05:19We're stopping in the centre to check it out.

05:27That's a nice thing that you can do, you know, if you're going to have a holiday home
05:28I know you like to relax and do all that kind of stuff, but the odd day getting out and
05:32exploring I think is quite good.
05:34Are you guys into kind of sippy Greek food?
05:37Yeah, all food really.
05:39Yeah.
05:40We do like to eat out every night, don't we?
05:41Yeah.
05:42This is a great place that you can try some of that traditional cooking in some of the
05:45restaurants here.
05:46It's a fun place here as well, they have the yearly watermelon festival.
05:49Does that float your boat?
05:50Yeah, I'll have some of that.
05:52Yeah, there's something to watch, yeah.
05:54Yeah, lots of watermelon has grown in this region, so it makes sense, you can have a little
05:58watermelon and a cocktail, watermelon ice cream.

06:06And my first property is about a 20 minute walk from here, six minutes in the car, so

06:23A three bed villa with a pool would typically sell for at least £190,000, but I've found
06:29a great one for less.

06:36This is a three bedroom, detached villa with a pool.

06:47But another reason I've brought you to this property is because of the price.

07:19Round the back is the pool area with access to the garage currently used for storage.
07:24Inside the living room has plenty of character with its curved wall and log burner.
07:30It's open to the good-sized kitchen that has access to that pool area, as does the main
07:35bedroom that's a big double and has an en-suite shower room.
07:39The second is also a good size, the third a little smaller.

12:26This spacious villa brought some big smiles to their faces.

12:31but I'm up for the challenge.

12:40Our next option, on the edge of the large village of Derunia
12:44is much closer to the coast
12:46as well as local bars, shops and restaurants.

13:04so we're 35 minutes again from Larnaca Airport

17:15we're moving on to a different stretch of coastline
17:17for my next offering.
17:19It's a 20-minute drive south
17:21in a recently developed area just west of Ayia Napa
17:24called Ayia Thekla.
17:26But not everything's new here.
17:29I thought this was a good spot for showing you
17:31kind of old Cyprus and new.
17:33This is Ayia Thekla Chapel here.
17:35And then in the background, Ayia Napa Marina,
17:38which I think is going to be very nice when it's done.
17:41This is going to be a place to hang out.
17:43Bars, restaurant, luxury village.
17:45What do you reckon?

17:48We saw it about five years ago when they started building it.
17:50We haven't seen it like this. Yeah.

18:31this three-bedroom detached villa that's in a great location.
18:39Today I'm in Famagusta on the glorious eastern coast of Cyprus,
18:44helping some worshippers, Karen and Richard,
18:46find the perfect property to soak up some rays.
18:49So far, well, I've been enjoying the sun,

18:54They weren't so keen on my second property,
18:56but I've got something great up my sleeve.
18:59The hit was this spacious villa on a development
19:02just outside the village of Frenaros.
19:04It had the space they're looking for to entertain family and friends
19:08and was on the market nearly £30,000
19:10under their ideal budget of £200,000.
19:14And as they also have a further £20,000 for something special,
19:18there's plenty of scope for me to find it some competition.
19:22My first attempt is in an area to the west of Ayia Napa called Ayia Thecla.
19:27With so much going on around here,
19:29including the construction of a recreation and marina space,
19:32prices are higher than anywhere else we've been to,
19:35so I've had to dig into that wiggle room.
19:39So not far from Ayia Napa Marina at all.
19:42Yeah, this looks good. Modern.
19:44I like the nice crisp white. Mmm. Yeah.
19:47You wanted me to improve on space by the pool.
19:50We have that here. We've got three bedrooms.
19:53Two bathrooms, one upstairs, WC downstairs,
19:55and quite a nice modern layout with this one. Yeah.
19:58This is on the market for just over £232,500.
20:03But the agent has assured me
20:05that they will listen to offers around £220,000,
20:08which is the top end of your budget.
20:10I'm just itching to get in and check out the inside.

20:17The outside space here consists of the driveway
20:20and first-floor terrace at the front,
20:22and then a spacious pool area at the back
20:25with room for plenty of sun loungers.

20:31divided from the kitchen by a breakfast bar.
20:35There's also a toilet on the ground floor.
20:38Then upstairs are three double bedrooms,
20:40all with built-in storage and a bathroom.
20:46Straight into the kitchen with this one.
20:48Yeah, I quite like this one. Hmm.
20:50Yeah, pleasantly surprised. Oh, good.
20:52Yeah, you're smiling this time. That's good.
20:54Yeah, it's not as big as Poverty One, but I like it, yeah. It's good.
20:57You're losing a bit of space with this one,
20:59but, boy, is the location good.
21:01And that's really what I want you guys to be up, you know.
21:04I don't think you can get a better location than this.
21:06You've got, what, 100 yards and you've got to see? Yeah.
21:09I think I prefer the layout of this one,
21:11with the kitchen being at the front of the house
21:13and the living room looking over the pool,
21:15so if you don't want to be in the heat and around the pool,
21:18you can still sit and watch what's going on.
21:20Definitely better layout, isn't it? Yeah.
21:22You've got loads of time to look round this property,
21:24but I'm a footy fan like you, I know you're a massive Arsenal fan.
21:27Ha-ha-ha, not quite. Tottenham Hotspur for you, right?
21:30Yeah. Yeah, you've been following Tottenham for years.
21:32I have, yes. Home, away, everywhere, really, all over Europe.
21:36And where does your love for football come from?
21:39Well, my grandad, sort of, he was into football quite a lot
21:42and he used to take me local and I played local football.
21:45And then, sort of, I've run a youth team now, Ashford United,
21:49and they've just won the Kent League under-16s. Woo!
21:52So it's really good, yeah, it's been a good season.
21:54What are you doing in that time, Karen? Shopping.
21:57Yeah, I like to shop.
21:59Well, there are plenty of nice shops around the island
22:02and the marina's going to have some nice shopping down there as well.

27:12I think it's also got holiday home potential
27:15as it's so close to Ayia Napa.
27:17So, I've brought you to Zilifagu.
27:19This is a nice little village.
27:21It's kind of got everything you need in walking distance.
27:24Been here before? No.
27:26I'm familiar.
27:27Keep an open mind, Zilifagu is a really nice little place.
27:31You've got a supermarket within a five-minute walk from here.
27:34There's a nice community and you get a lot more for your money here.
27:37What I've chosen for you is this.
27:39It's a three-bedroom property.
27:41Look at the size of it. Huge. Yeah, it's massive.
27:44What you're getting with this, it's oodles of space.
27:47You've got three bedrooms, en suite shower room with one of them,
27:50and you've got a separate bathroom upstairs and a WC downstairs,
27:54so that should sort out some of your issues.
27:56Nice pool out the back and a wee surprise as well.

28:04but it's been on for three years.
28:06The agent's honest about the fact she's having trouble selling the property

32:24on the edge of the inland village of Frenaros

32:36clearly a priority for these two,
