00:00630 euros. This is the price you pay for the rent of a single room in the main city-towns of Athens.
00:12And the out-of-town students and their families are forced to bear costs that are sometimes unsustainable.
00:18The average is 372 euros, a figure that shows an increase of 23% in one year.
00:25These are just some of the data from the investigation conducted by the Consulting Group for the Management and Protection of Real Estate Revenue and Only Rent,
00:33in collaboration with the FIAP, the Italian Federation of Professional Real Estate Agents,
00:38presented to the House of Representatives with a press conference,
00:42during which two proposals were also presented at the regulatory level,
00:47aimed at introducing an advantageous taxation and making the payment of the rent more sustainable.
00:53The first one involves the exemption of the IMU in favor of the owners,
00:57because it stipulates transitory contracts in favor of university students.
01:01The second proposal, on the other hand, concerns the tenants, that is, the students themselves,
01:05that is, the exemption, or rather the detraction, which is now at 19%,
01:09would be increased by 30% in the case of a year of overall location,
01:13having a monthly savings of 150 euros against the 40 euros expected today.
01:19The investigation conducted by the Consulting Group for the Management and Protection of Real Estate Revenue and Only Rent and the FIAP,
01:22also emerged that choosing small university cities or going to live in peripheral areas of large centers,
01:28saves up to 40% compared to large university cities.
01:32This favors both the student and the possibility of using lower location canons,
01:39because we have seen how in these cities the canons are, for a single room,
01:46even at 250 euros, but a flow of students can undoubtedly bring a higher consumption of goods and services
01:53and therefore greater opportunities for the city itself.
01:58In the meantime, the government makes it known that it is working to facilitate out-of-city students,
02:03which according to the data of the Ministry of Education are almost 450,000.
02:08Also through the resources of the PNRR, the implementation of students and out-of-city places is envisaged,
02:17from 40,000 existing plus 60,000 to reach 100,000 total out-of-city places,
02:23and also to reach a European trend.
02:28Among other things, these new out-of-city places will be reserved for at least 30% of deserving students,
02:36who obviously come from families with low income.
02:40There are many concrete actions and we must continue in this direction.
