00:00I'm the king of my city. I'm the king. I love real estate. How could he see it? I sell people their dreams.
00:14Have you sold a house of this scale before? This is heaven on earth. Wow.
00:21This is incredible.
00:23Beautiful.
00:25Sensational.
00:27I want this, so can we sign up now? There's a lot of sharks in real estate.
00:31I telemarket the shit out of my area. What's like the most crazy thing you've done to close a deal?
00:40Melbourne is thrilling.
00:41Cosmopolitan. It's a lot of fun. It just grabs you. Every agent is cutthroat. All's fair in love and war.
00:47It's very affordable. Five and a half. Ten million. Fifteen million. Twenty million easily. Everything's negotiable, including your commission.
00:55It's not okay to be dodgy. When you pull in in your car, you can say, what am I going to drink tonight?
01:01You've got a deal. I've got to show you the money shot.
01:04And lots at stake. I've got to be on my game. If you get this shot, my clients will buy the house.
01:10Woo!
01:20I've been selling in Melbourne real estate for 14 years. I love real estate.
01:24I just get houses and how people live in them, but I also get people. I'm recently divorced.
01:30That was then. This is now and I'm starting again with my own new business.
01:36It's about setting yourself up to be the best you can be.
01:44I work for the buyers and I help my clients uncover their dream home.
01:50I have the knowledge of what a property is worth.
01:54I get the right house for the right price, so don't try and bullshit me.
01:59I've reached that stage of my career where I want to share my passion and knowledge.
02:03I want to be a good role model for my kids and my family is how I start my day.
02:12I sell people their dreams. I don't work in real estate. I work with people and I work with relationships.
02:19I'm just getting started. I'm relatively new to the industry.
02:22I place so much emphasis on my physical appearance, my health, my wellbeing and I hate lazy people.
02:29I absolutely require progression. I believe that if you put yourself out there, things happen for you.
02:43I work for the buyer. I might not have curated dialogue and crisp vocab, but I'll get you a beautiful home.
02:49I go to the gym every day. I've just started cold water dips.
02:52But to be honest, for fun, love a bit of TikTok and a glass of wine.
02:57Like any industry, there's a lot of sharks in real estate, assholes one might call them.
03:02And especially as a female, you need to know what you're getting yourself into.
03:05I love what I do because helping people is one of my core life values.
03:20I moved to Australia from Poland, sold three houses and the agents were just terrible.
03:25I thought, my God, I can do this better.
03:30I make sure I look as good as properties I sell, if not better.
03:35I'm starting small, but I want to create a name for myself and land some bigger properties.
03:44Melbourne is thrilling.
03:46It's trial by fire.
03:47It's cosmopolitan. It's a lot of fun.
03:50And it's ours for the taking.
03:51My house for the taking.
04:16I'm Nicole Jacobs.
04:17I'm Nicole Jacobs, I'm the director of Nicole Jacobs Property and I am a buyers advocate.
04:22I absolutely love what I do because it allows me to take a property journey with my clients
04:27to find their dream home.
04:28I love people and I love property.
04:31Together that's real estate.
04:32Hi Nick.
04:33How good is this?
04:35How good is this?
04:49My favourite advocate?
04:51You're just about my favourite.
04:53Oh well.
04:54You have to say that I'm here.
04:56Well not necessarily I don't have to say that.
04:59What do I love about real estate?
05:01I love making people's dreams come true.
05:06Yeah that's like the best drug in the world.
05:09We all know Nicole.
05:11Wonderful person and someone that I've relied on and had a great working relationship for
05:16the last decade.
05:17I sell the house.
05:18Nicole has the buyer.
05:19We come together.
05:20That's a good match.
05:23So let's focus.
05:25Okay.
05:26What we have here off market.
05:27A thousand square metres north facing.
05:29I reckon you're going to fall in love.
05:31Well I love the street already.
05:33Well you're in my neighbourhood now right?
05:35Okay I'm ready.
05:36You're ready for sure?
05:37Yes.
05:40Now I'll take you through to the main which is right here.
05:43It's like your private sanctuary.
05:45Principal.
05:46Main or principal?
05:48Principal.
05:49Yes.
05:50I've been calling it a main.
05:51Well it's better than master but main is also a bit old hat.
05:56It's the principal bedroom.
05:58Yeah.
05:59Well there you go.
06:00Nicole being a buyer's advocate, she's probably looking to pick at the house.
06:04No.
06:05You know there's a bit of overshadowing or the sunlight here.
06:08She'll come up with these little one liners and I know deep down I'm like Nicole it's
06:12not going to work.
06:14Andrew is a selling agent.
06:16His job is to sell the properties for the highest possible price and to get people emotionally
06:22excited about them so that they pay too much money.
06:25My job is to find the right home and then negotiate the right price.
06:29Favourite part of the house is obviously when you turn and look down here.
06:35Just look at that backyard.
06:38It's gorgeous.
06:39How good?
06:40Plenty of room.
06:42What are you doing?
06:43Come on.
06:44There's lots to see.
06:45Every time you walk into a Stonington built house you just feel alive.
06:49You feel like you're at home.
06:50You get in this house and you think wow I could live here.
06:54Like it just grabs you.
06:56But how good's that splash back here?
06:58You know the glass.
07:00But how's all the natural light?
07:01Like automatic blinds here.
07:03Andrew is as expected very enthusiastic about this property and I really like it as well.
07:09Beautiful outdoor kitchen area and the pool.
07:12Don't you love the pool?
07:13It's got the hot tub there as well.
07:14But my job is to cut through all of that and be unemotional and talk about the facts.
07:19Bit of overlooking from next door.
07:21I mean it's a beautiful home but I would like to see more mature plantings that will come in time.
07:27Look I can't deny that.
07:30Good because it's there.
07:32Well what am I going to say?
07:34No it's not.
07:36Yeah it can't be that bad Nicole.
07:39So she's trying to play the game a bit.
07:41What is she doing?
07:42She's bringing the price down.
07:43I'm going to bring it back up though.
07:45And then we'll find a medium part and it'll work out.
07:49So clients, house.
07:51Let's not forget them.
07:52So how many kids?
07:54Three.
07:55Three, good.
07:56Okay so price is $10 million.
08:00I don't know where you got that.
08:02What?
08:04Ten.
08:05Yeah.
08:09Quality of house, position.
08:12I forgot the three Ps.
08:14Price, position, presentation, no.
08:16Well I got that from...
08:19Yes.
08:21He'll manage that.
08:23No problem at all.
08:24Yeah.
08:26Andrew thinks he's very sleek.
08:29Ten million.
08:32Yeah, no.
08:34Well we've only been doing business for 12 years.
08:37Do you think I'm going to change now?
08:39Probably not.
08:40No.
08:41Let's hope.
08:42The only thing I've changed is I've got new runners and no tie.
08:44I like that look.
08:45And it looks like you've got tracksuit pants on.
08:47Yeah.
08:48They're black though.
08:49It's interesting.
08:50Righto.
08:51Ten mil.
08:52Let's get it done.
08:53Alright.
08:54Well not at ten mil but let me go away.
08:56Nine and a half?
08:57No.
08:58So we're not getting into that now.
09:01Okay.
09:02Done.
09:03Excellent.
09:04I'm shaking.
09:07You just...
09:13Don't leave me hanging.
09:14Well I went like that and you just went...
09:22Coming up on Listing Melbourne.
09:24And...
09:25Ta-da!
09:26The Eastern European flavour that Dee brings.
09:29She's got that super sweet and friendly
09:32but then she's got that like venomous side
09:34that you do not want to mess with.
09:40Hey Nadia.
09:41Hello, how are you?
09:42I'm well.
09:43Good to see you.
09:44Good to see you again.
09:45I've got to be on my game.
09:46Wow.
09:47Gosh.
09:48I'm young.
09:49I'm hungry.
09:50I'm driven.
09:51I'm the youngest on the block.
09:53This is what I've been talking about.
09:58I love talking shit and I love talking real estate.
10:01Why not start a podcast?
10:02She's actually double ending.
10:04So she's got a buyer and she's selling the house as well.
10:06Isn't that illegal?
10:09Maybe back in the day.
10:10No, not back in the day.
10:11Completely illegal.
10:12And Nicole has just lost it.
10:15No, no.
10:16No.
10:17It's not okay to be dodgy.
10:20It just isn't.
10:32I'm meeting up with Tabitha Robb.
10:34She is also a buyer's advocate on the other side of town.
10:37And we're going to have a spot of lunch and potentially a glass of wine.
10:41Hey.
10:42Hey.
10:43How are you doing?
10:44Good darling.
10:45Good to see you.
10:46We do work in different spaces.
10:48I probably work a lot higher end than Tab does.
10:51I was absolutely where she was once upon a time.
10:54And I'm not going to lie.
10:56I probably work a lot higher end than Tab does.
10:59I was absolutely where she was once upon a time.
11:02Really did earn my stripes.
11:04That just comes with time and knowledge.
11:06I got your wine.
11:08I can see.
11:09French.
11:10Obviously.
11:12I'm Tabitha and I'm a buyer's advocate.
11:14As many years ago I got into real estate.
11:17I think in life one of my main goals is to help people.
11:20And obviously my knowledge is in real estate.
11:22I've been doing this for many, many years.
11:24To be honest, women make such better advocates than males
11:28just because of our EQ I'd like to say is a little higher
11:31than our male counterparts.
11:33I mean, Nicole's been doing this a long time.
11:36Love to pick her brain.
11:37There's obviously always things I can learn.
11:39Our industry is pretty relentless.
11:41So you've got to catch up, have a drink with people,
11:43have a laugh and share war stories.
11:46What's the most crazy thing you've done to close a deal?
11:50Look, nothing more than you would do, Nicole, to close a deal.
11:54Nothing more, nothing less.
11:59I mean, I've probably gone out on a few dinners and a few lunches.
12:04I would have ordinarily said no to.
12:06But it stopped at dinner.
12:10All right, what about a man?
12:11Have we got a man?
12:12Oh, my gosh, we don't have a man.
12:14When are you going to set me up?
12:16I'm very good at setting people up.
12:18Says every one of my friends that's ever set me up.
12:21I'm very good at working out whether it's going to last or not.
12:24How many of these have you got right?
12:27Four marriages I've gotten right.
12:30Really?
12:31The real life Cupid.
12:37Thank you so much for meeting with me today.
12:39I really do love catching up with people like yourself.
12:42I know.
12:43It's just so good.
12:44Cheers to that.
12:45I think in our industry, I mean, lol, I'm in a blazer right now.
12:49But it's two navy suits.
12:51It's this jargon and this curated conversation.
12:55And, you know, I'm professional.
12:59I'm educated.
13:01But I also don't need to talk like a robot.
13:05I'll get this one.
13:06It all?
13:07Yeah, thanks.
13:08I ordered.
13:09You order, I pay.
13:11Great.
13:12That's how it works in my life.
13:14Is that where I'm going wrong in dating?
13:45Okay, that's it.
13:49My name is Diana Kozłowska and I'm a real estate agent.
13:53I come from a tiny village in southern Poland.
13:57I've always wanted more for myself.
14:00My dream was to travel around the world.
14:02I was never made for a village life.
14:04And yeah, now I'm here.
14:15So, today I have an open in Malvern.
14:19And Tabitha is coming to have a look on behalf of her clients.
14:30Hello.
14:31Hi, girl.
14:32How are you?
14:33Very well.
14:34Oh.
14:35Three times.
14:36Oh, okay.
14:37Love it, love it.
14:38Good, good.
14:39Thanks for getting me through.
14:40Really do appreciate it.
14:41Happy for you to be here.
14:42Gorgeous, isn't it?
14:44It's stunning.
14:46I love the facade.
14:48I think the Eastern European flavour that Dee brings,
14:52she's got that super sweet and friendly,
14:55but then she's got that, like, venomous side
14:57that you do not want to mess with,
15:00that she'll eat you alive in negotiations.
15:02That's what I love, you know?
15:04Game on.
15:06So, we've got third bedroom and master suite,
15:12which is a fantastic size.
15:15Yeah, this is a great size bedroom.
15:17So, I've been in the industry for only two years
15:20and I'm starting small,
15:22but I want to create a name for myself.
15:24I want to show the real me
15:26and land some bigger properties.
15:28You know, this industry needs an injection of Polish glam,
15:32and here I am.
15:34And...
15:35Ta-da!
15:36Yes.
15:37How gorgeous is that?
15:38Piece de resistance.
15:39Yes.
15:40When was the extension done?
15:422018.
15:43Oh, okay.
15:44Yeah.
15:45That's a little older than that.
15:50Is this fake?
15:51No, it's not fake.
15:52It's not fake?
15:53No, it's not fake.
15:54It's not fake?
15:55No, it's not fake.
15:57Is this fake?
15:58Yeah.
15:59Oh, I don't want that then.
16:01I mean, there's a lot in this house that's probably not up my alley.
16:04This one is slightly underwhelming.
16:08What's interest been like so far?
16:10I have a few interested parties.
16:12The range for this one is 3.2 to 3.5,
16:15and we are targeting offers towards the top of the range at the moment.
16:18They're not greedy vendors.
16:21We price to sell.
16:23No vendors are greedy, right?
16:26Not mine.
16:27I don't like working with greedy vendors,
16:30so you need to grab them quick
16:34and pay very well for them.
16:37Spoken like a true salesperson.
16:38I love it.
16:57My partner, Michael, and I,
16:59we've renovated a few properties already,
17:02and this is our first development,
17:04so we're very excited about it.
17:06We're building three townhouses.
17:10Hey, kochanie.
17:11Hey, kochanie.
17:12I don't have you in your love photo.
17:14I've got you.
17:15I've got you.
17:16I've got you.
17:17I've got you.
17:18I've got you.
17:19I've got you.
17:20I've got you.
17:21I've got you.
17:22I've got you.
17:23I've got you.
17:24I've got you.
17:25Your love photo's sexy.
17:28Good to see you.
17:30Oh my God, what can I tell you about Michael?
17:32He's just my person.
17:34I just love him to death.
17:36He's a good man.
17:37Good hard working Polish man.
17:40My God, I thought you were actually here to do some work.
17:42What do you mean?
17:43Look at my boots.
17:45I'm ready.
17:46They've never seen a day of work in your life,
17:48those boots.
17:50Look at the view.
17:51I know.
17:52Didn't I tell you?
17:53You did tell me and I did not believe it.
17:54This is the whole reason I did this development right here,
17:57because of that view.
17:59What about this view there?
18:03There's nothing wrong with the West Gate Bridge, okay?
18:05There's nothing wrong with it when you don't have to look at it.
18:08You sit here at night with your Aperol Spritz,
18:11you've got a view of the city,
18:12you've got a view of the West Gate Bridge lights.
18:15It's going to be absolutely amazing for someone.
18:18For someone?
18:19Yeah.
18:20Not me.
18:21Not us, but for someone.
18:23Thank you very much.
18:24Before I met Michael,
18:25I had no real estate experience whatsoever.
18:28But the moment I stepped foot on Australian soil,
18:32Michael put a paintbrush in my hand
18:34and we started renovating our first investment property.
18:37And now when I think about it,
18:39he was probably just after cheap European labour.
18:43But seven years later,
18:44joke's on him,
18:45because I'm anything but cheap.
18:48Well, I've just been to Cressy Street.
18:51Cressy Street, open.
18:52I met Tabitha there.
18:53Yeah, how'd that go?
18:54Yeah, I think she might have a buy for me.
18:56That's fantastic.
18:57But you remember Patrick, the valionist?
19:01How could I forget Patrick?
19:02So Patrick is a valionist and a recording artist.
19:05He's super successful.
19:07They just got back from touring around the world with Sting.
19:11Apparently he finished the reno at the Portsea House.
19:14Oh, wow.
19:15And he wants me to see it.
19:16Well, that would really be the big league, wouldn't it?
19:1715, 20 million?
19:1920 million, easily.
19:20Obviously, depending on what level of renovations they've done.
19:23But, you know, knowing Patrick.
19:25Come on, it's Portsea.
19:27You think he wants you to sell it?
19:32I don't know, but can you imagine if I get it?
19:34You know, people always look at the experience.
19:36Obviously, I only have two years
19:38and the kind of properties you sold previously.
19:41So getting to that next level, 10 million plus,
19:46would be just fantastic.
19:47You know, I know I can do it.
19:49I'm capable of it.
19:50So I think it's just a matter of time.
19:52All right.
19:53Well, you better get those shoes dirty.
19:58What do you want me to do?
19:59You can start cleaning up.
20:00How about that?
20:01Let's do this.
20:02Yeah, let's get rid of this timber, eh?
20:04Coming up on Listing Melbourne.
20:05This is our beautiful kitchen area.
20:07Good view.
20:08Are you kidding me?
20:11I love talking shit and I love talking real estate.
20:14Why not start a podcast?
20:16She's actually double-ending.
20:17So she's got a buyer and she's selling the house as well.
20:19Isn't that illegal?
20:22Maybe back in the day.
20:23No, not back in the day.
20:24Completely illegal.
20:25And Nicole has just lost it.
20:28Every single agent in this room is cutthroat
20:31and they will use whatever is at their disposal
20:34to win the business.
20:36No, no.
20:37No.
20:38It's not okay to be dodgy.
20:40It just isn't.
20:42Zip her.
20:47Zip her.
21:07I've got an off-market property
21:09that I'm going to be showing to Nadia Bartel.
21:13Used to be married to the famous footballer Jimmy Bartel
21:16but now Nadia, icon in the fashion industry
21:20and her own social media platforms.
21:27Nadia presents very well.
21:29She's a very attractive woman
21:31and she holds herself gracefully in her own outfits.
21:36Hey Nadia.
21:37Hello, how are you?
21:38I'm well.
21:39Good to see you.
21:40Good to see you again.
21:41Now, exclusive for you.
21:42Wow.
21:43Yes, very, very nice property.
21:44Now it's off-market.
21:47It's been built by Hollyhock Constructions
21:51and it's got everything you can imagine.
21:54A discreet selling or an off-market selling approach
21:57especially for Nadia, a high-end client.
22:00You don't know about it.
22:01There's no boards.
22:02There's nothing.
22:03So, protection for the client
22:05on both the buyer and the vendor.
22:08I love the façade so far.
22:09It's a little bit more modern than I normally go for.
22:13Yeah.
22:14But it's beautiful.
22:15With Nadia today, I need to be in my A game.
22:17She's high-end, classy, sophisticated.
22:20I've got to be on my game.
22:27Come through, Nadia.
22:28Wow.
22:30Gosh.
22:31How nice is this void?
22:34This is incredible.
22:36I know Nadia through some close friends
22:38in the social sort of scene.
22:40We've been at a few events.
22:41She came to me, recommended
22:43that I could help find her something off-market.
22:45The other great thing it has here is plenty of office space.
22:48Obviously, for your new business, Hene.
22:50Oh, thank you.
22:51If I do pronounce that right.
22:52Hene.
22:53Close.
22:54I knew it.
22:55I've asked you three times and it's like Hene.
22:57Hene.
22:59Hene.
23:00Hene.
23:03I'd love it out here
23:04but I am noticing the new build.
23:08It's kind of blocking a little bit of the view.
23:10So the positive on that is that
23:14that'll get built.
23:15Yeah.
23:16And that'll look good.
23:18Yeah.
23:19And that will be a better eyesight than it is at the minute.
23:24That construction will last maybe another couple of months
23:26and then if you buy it, you'll be here for 10 years
23:29and you won't have to put up with any more construction.
23:32So the office space for Hene.
23:35Hene.
23:37I've said that twice now.
23:38A lot of people do it.
23:40That's going to kill me forever.
23:42I think the best part of the house for Nadia will be the pool.
23:45She can be in the kitchen
23:47and look at the kids in the pool
23:49and entertain at the same time.
23:50So, obviously, we've spoken about the outdoor area, Nadia.
23:53Built for entertainment.
23:54Built for entertainment.
23:55Built for entertainment.
23:56Built for entertainment.
23:57Built for entertainment.
23:58Obviously, we've spoken about the outdoor area, Nadia.
24:00Built for entertaining.
24:01Gosh, it's even better once you're out here, isn't it?
24:04Yeah, yeah, yeah.
24:08My next question.
24:09Yes.
24:10Which I'm kind of scared to ask.
24:12What is the price?
24:14It's very, very affordable.
24:17Mm-hmm.
24:18Yeah.
24:20It's $15 million.
24:23Yeah, that's affordable, is it?
24:29It is, yes.
24:31I think today is more about getting a feel of it.
24:34Getting an understanding if it's something that grabs you
24:36and you do like it.
24:37I've got to get my dad in here.
24:38He loves property.
24:39He knows the market really well.
24:41How does that sound?
24:42When would you like to do that?
24:43As soon as we can.
24:44Yeah, yeah, yeah.
24:45Maybe tomorrow, the day after?
24:46Yes.
24:47Yeah, I think Nadia did like the house.
24:49I think it would tick a few boxes for her.
24:59You and your luck.
25:09I'm Fraser Lack.
25:10I'm 26 and I'm from Melbourne.
25:12Real estate is in the blood.
25:18I'm young, I'm hungry, I'm driven.
25:25I'm the youngest on the team.
25:27I'm the youngest on the block.
25:29Hey, bro.
25:30How are you?
25:31Good, how are you?
25:32Really, really well.
25:34This is what I've been talking about.
25:36I've got to show you the cards.
25:38I'm probably really recognisable because
25:41I put shit in people's letterbox all the time.
25:44I absolutely telemarket the shit out of my area.
25:49So even if we haven't met,
25:51you've probably seen my face somewhere.
25:53I decided, you know what, let's do greeting cards.
25:56And that's what we're here to promote.
25:58So I put together three greeting cards.
26:01I need to get your opinion, your thoughts.
26:04And this is what I want to shoot today.
26:06Each of them has an inspirational message on the inside.
26:09Yeah.
26:10Plus a space that they can write a message.
26:12So they're going to give it to people.
26:13That's the point.
26:14They're going to be sharing me, sharing Fraser.
26:17That's what it's about.
26:18Cool.
26:19I just want to have fun with it.
26:20Let's do it.
26:21You know?
26:22Yeah, let's do it.
26:23Let's get into it.
26:27Do you want me to literally just move?
26:29Yeah, I'll give you a bit of direction in a sec.
26:32All right.
26:33And yeah, rolling.
26:44People generally know me
26:45because I built up a bit of a persona
26:47and a perception on Instagram
26:50by just posting a lot of motivational
26:52and inspirational content.
26:54Strategy, measure, adjust, execute.
26:57It's a concept cycle.
26:58The more you execute, the more you fail.
27:01The more you fail, the less you care.
27:03It's brought me into the door
27:04to see listings in different houses.
27:06So it's done so much for my personal brand.
27:09I feel like I've been able to crack
27:11the code of real estate, right?
27:13And this is a science and it's an art form.
27:15As far as I see it,
27:17there's a lot of longstanding agents,
27:19dinosaurs in the industry
27:21who, are they complacent?
27:23Probably.
27:25It definitely matters to me
27:26how other people view me.
27:28My image is everything.
27:30I consider myself humble
27:32and I hope that's the opinion
27:33others have of me too.
27:41Oh my God.
27:42Peter, do you know Chai has dairy in it?
27:44Girls, you know how we chatted last night?
27:47Girls, you know how we chatted last night?
27:51Can we just make sure that after every meal,
27:54we're all collectively cleaning up?
27:56Good luck.
27:57We just need to make sure we work as a family
27:59because Dad and I are very busy too, yeah?
28:01Yeah.
28:02Yeah?
28:03Yeah?
28:04I am definitely a mum first,
28:06buyer's advocate second,
28:08and I think that that gives me an opportunity
28:10in my buyer advocacy work
28:12to relate to my clients
28:13because the majority of them have kids.
28:16That makes me want to take a picture,
28:17that's awful.
28:19This is too strong.
28:22Oh, it's good.
28:25I love my kids so much
28:27and as a mum,
28:28that is definitely my most important role.
28:30I am a role model to them
28:32so that they understand
28:33that hard work is what gets you to places.
28:36You don't just wake up one day
28:38and it's all there on a silver platter.
28:40It's really important to do it with integrity
28:42and to have those conversations with them
28:44so that they understand
28:45treating people with kindness
28:47is absolutely so important.
28:49Right, who's having bagel?
28:51Anyone?
28:52Yep.
28:53Toasted or plain?
28:54We are a family of five.
28:55My husband, Zach.
28:56We've got twin daughters,
28:57Maya and Keisha,
28:59and our third daughter is Zara.
29:01Man, this kitchen is not big enough.
29:04I think the most important thing in life is time.
29:07I don't work to make money.
29:09I work so that I can have the opportunity
29:11to spend more time with my family.
29:14Coming up on List in Melbourne.
29:18Welcome to Beachside EFL.
29:20So price-wise, we're quoting
29:22five to five and a half million.
29:24We'll have a chat about that as far as price.
29:27So this is our beautiful kitchen area.
29:29Good view.
29:31Have you sold a house of this scale before?
29:35Have you sold a house of this scale before?
29:55Yeah, I had a few jobs on the way.
29:57I was a personal trainer,
29:58I had a fruit business,
30:00and then at the age of 36 I went,
30:03I should get into real estate.
30:05So I've been doing it now 12 years
30:07and I wouldn't change it.
30:09I love it.
30:11We have just started our business,
30:12or it's about six months old,
30:14and we're learning a lot.
30:16It's really exciting.
30:18Maybe you should start moving
30:19some of the boxes down the front.
30:23Thanks, Mads.
30:25Do you want another one?
30:26Yeah.
30:29Our branding, I think, is very sexy,
30:31very elegant, very high-end.
30:33Where you see us now is probably not.
30:35Are they heavy?
30:38No, they're not that heavy.
30:40Trying to make the current environment
30:42as best we can.
30:45It's a work in progress.
30:57You know, new office,
30:59time to get rid of the bad energy
31:01and let the good energy in.
31:03We use the smudge stick to get rid of the demons,
31:06or the negative energy in your house,
31:09and we do it at the office as well.
31:14I never described myself as spiritual
31:16when I was younger,
31:17but over the years,
31:19I'm starting to be more intuitive.
31:22We've got four of these black tourmaline ones
31:24to basically stop bad energy coming into the business.
31:29I earth, I breathe,
31:30I put crystals in my pocket.
31:33The kids think I'm a bit wacky at times,
31:34but that's okay.
31:36You know, cleansing ourselves and being calm.
31:39Not angry teenagers.
31:42Yep.
31:46I have a beautiful partner, Victoria.
31:49I have two biological kids and two additional kids.
31:53We have a blended family, as you may call it.
31:56Maddie is my oldest.
31:58She's 17.
31:59I get very emotional about her,
32:01more than anyone.
32:03It gets me every time.
32:05Yeah.
32:06She's gone through a bit,
32:08as you do with blended families.
32:10She's my world, yeah.
32:15She's, she's come a long way.
32:26Andrew's already shown me through a home
32:28in Brighton East for these clients.
32:37So price is 10 million.
32:41I don't know where you got that.
32:46But now I'm meeting them in person
32:47to take them through a home in Edithvale.
32:52It's a little different in price point
32:53to the Brighton home.
32:55Okay.
32:58Chelsea, how are you?
33:00I'm good.
33:01Nice to see you again.
33:02Good to see you.
33:03Chelsea, this is Bernie.
33:05Hi Bernie, welcome.
33:06Hi Chelsea.
33:07Welcome to Beachside, Edithvale.
33:21While they're both Bayside,
33:23the suburbs are very different.
33:26One is Brighton East,
33:27so it's very close to Brighton,
33:29which is one of the most stable postcodes in Melbourne.
33:33If we go further down the coast
33:35and we go to Edithvale,
33:36it's a little unknown.
33:38And years ago,
33:39nobody wanted to go and buy there.
33:41But the smart ones did,
33:43and they bought up a lot of land
33:44and they're all sitting very pretty now.
33:46So come inside.
33:56One of the multiple living zones is in here.
33:59Okay, yeah, this is a great space.
34:03The bar's really good and you can see the-
34:04Oh no, that's the kitchen.
34:10I'm only joking.
34:12That of course is the bar area
34:14out to the alfresco and the wraparound pool.
34:17Yeah, that looks amazing out there.
34:21Yeah, I can see my kids using this space,
34:23like obviously this area.
34:25Being able to sit down here in the quiet,
34:27watch TV, see friends coming over
34:30and people visiting.
34:31So yeah, it's a really good space for that.
34:33As a buyer's advocate,
34:34my job is to be a sounding board.
34:36My job is to be very much unemotional
34:39about the whole process
34:41so that I can think clearly,
34:43I can look at the facts and the figures,
34:45but I have to take into account
34:47the emotion that my clients have
34:49if they want the home.
34:51This.
34:52Yeah, what a view.
34:56It's not bad, is it?
34:57Yeah, it's beautiful.
35:01We regularly have family over,
35:03so I can see us using the dining area
35:05and having people over.
35:07I like the idea of the breakfast bar though,
35:09like an alternative space where you can sit
35:11and kind of not always do formal.
35:15As we walk through,
35:16I can tell that she really likes it.
35:18I always prep them beforehand
35:19not to get too excited.
35:21When clients start to move in mentally,
35:23I know that that's something
35:25that they're really interested in buying.
35:27This you cannot replicate
35:29unless you're buying along here.
35:31This is beachfront.
35:32The Brighton Home,
35:33yes, it's amazing,
35:34but it's not beachfront
35:35and it is at least $2 million more.
35:38Yeah, okay.
35:39It's a big difference.
35:40We'll go out there.
35:41I want to show you one last thing
35:43that comes with the house.
35:49So if we look out here,
35:51we can see these gorgeous beach boxes.
35:54They are really difficult to acquire.
35:57The white one.
35:58Yeah.
36:00We get the first option to buy that with this house.
36:03Hello, Chelsea.
36:04Hello.
36:06How'd you go?
36:06Yeah, yeah, it's pretty spectacular.
36:09Now, Chelsea,
36:10it's an expression of interest campaign.
36:12It is.
36:13And what are we looking at price-wise?
36:15So price-wise,
36:16we're quoting five to five and a half million.
36:20It's really the price,
36:22what you put on this view.
36:24Well, obviously we'll have a chat about that
36:28as far as price.
36:29Thank you so much again.
36:31And we'll be in contact.
36:32Yeah, great.
36:33I think that there's a real prospect
36:35of securing this home in Edenthal
36:37if that's the one that Bernie wants.
36:38So we'll get together
36:40and we'll be able to work out,
36:41are we moving forward?
36:42If we are,
36:43then I'll absolutely secure it for them.
36:46Coming up on Listing Melbourne.
36:49Good to see you.
36:50Good to see you too.
36:51We'd love to put an offer forward,
36:54but we're at 4.6 mil.
36:57Well, look, I think...
37:01Dee, how are you?
37:02Come in.
37:03They've just finished renovating,
37:06so I'm very excited to catch up.
37:25So today I'm visiting my friend Patrick
37:27and his wife at their Portsea house.
37:30Do you think he wants you to sell it?
37:33I don't know,
37:34but can you imagine if I get it?
37:55They've just finished renovating.
37:57I did not have a chance to see it,
37:59so I'm very excited to catch up.
38:02Dee, how are you?
38:03Come in.
38:03Great to see you.
38:04Good to see you.
38:05This is my wife, Liz.
38:06Hello.
38:07Welcome to our beautiful home.
38:18So Patrick is a valionist and a recording artist.
38:21He's super successful.
38:23They just got back from touring around the world with Sting.
38:27This is a bit of a formal living,
38:28second room, and of course, for me,
38:31a bit of a practice room when I'm just rehearsing a bit.
38:34I like to have a bit of a getaway from the house.
38:36You can see how you can get creative here.
38:38And it leads into this bedroom here as well.
38:41Oh, the bedroom.
38:42There's so much light.
38:42Is that where you send him when he's naughty?
38:44Yeah.
38:52So this is our beautiful kitchen area.
38:57The view.
38:58You know me.
39:05It's hot.
39:06It's just amazing.
39:08And a new kitchen.
39:10Kolkata marble.
39:12I love it.
39:14The house is nothing what I expected.
39:17The floor to ceiling windows,
39:19overlooking the ocean, everything.
39:22Everything you can ask for.
39:25So the master suite is upstairs,
39:28and it's just amazing.
39:29You wake up to the most outstanding views
39:33and private beach access.
39:44Now we've certainly saved the best for last here.
39:46Come and have a look at this.
39:47Oh, the color of the water.
39:57I am blown away by the house.
39:59I love the location, the renovations they've done,
40:03but having a private beach,
40:06it's just next level.
40:08We love the house, and we're so happy
40:09you love the house as well.
40:11I'm in love.
40:13I mean, look, we're very close to the home,
40:15and because we're traveling so much,
40:17it's not a home we're really enjoying
40:18as much as we don't have enough time to really enjoy it.
40:22Oh my God, my heart is racing.
40:24Did he actually invite me here to ask me to sell his house?
40:29And we know, obviously, we,
40:31I mean, we were looking at buying the house,
40:33and we were like,
40:34we know, obviously, we,
40:36I mean, we were looking at possibly selling the house.
40:41Are you kidding me?
40:43But don't get too excited.
40:44We actually just wanted to invite you
40:46just to have a chat about how the market's going.
40:48Exactly.
40:49Oh, guys, listen, I'd be happy to help.
40:52I totally understand the reason for selling.
40:54It's such a beautiful property.
40:57It's a waste not being able to use it.
40:59Of the properties I normally sell,
41:01it's between two and three million.
41:03This one, it would be easily 20 million plus.
41:06This is the kind of property I want to be selling.
41:09Have you sold a house of this scale before, recently?
41:14My latest sale was three and a half million,
41:17but I definitely have a buyer for it
41:19and have right connections.
41:21And I'm just a bit concerned that three million
41:25to 20 million, that's a whole different market.
41:28And of course, as expected,
41:30they brought up my lack of experience.
41:34First of all, I haven't been in the industry for so long
41:36and I haven't sold anything of this caliber before.
41:39Yeah, the house is certainly very close to us.
41:41So we're interested in having someone quite unique
41:44and experienced to take the reins
41:46and get a great sale for us.
41:48But you need someone who will appreciate the house
41:51as much as you do, because this house would sell itself.
41:54Anyone can sell this house.
41:55What you need is an agent who will work their ass off
42:00to get you a ridiculous price.
42:03So I'm not sure I'm that person.
42:06And we'll have a bit of a think about it.
42:07And yeah, and absolutely come back to you.
42:10We understand.
42:11And please don't feel like I'm putting you under pressure
42:14or anything.
42:15I don't want this to affect our friendship either.
42:17Let's have a catch up and take it from there.
42:19Sounds good.
42:20Beautiful.
42:28It's all very exciting because my clients have decided
42:31that they would like to move forward
42:31on the Edith Vow home.
42:35Chelsea has pitched the property
42:37between $5 million and $5.5 million,
42:40which means I'm not going to go in
42:41with my best and final offer.
42:43I'm going to go in with something
42:44that allows me some wriggle room
42:46and we can negotiate the final price.
42:49Hello, Chels.
42:50How are you?
42:51Good to see you.
42:52Good to see you too.
42:55Maybe we might get a deal done today.
42:58I live for this.
42:59This is really the exciting part of it.
43:01Apart from finding the right home,
43:02it's then making sure that I get it for the terms
43:05that my clients are really excited about.
43:07We'd love to put an offer forward at 4.6 mil.
43:14Okay.
43:16The 4.6, I don't think I'll be laughed out of the room,
43:19but I do think that it's a solid place to start.
43:23Chelsea knows that I've probably got wriggle room
43:26and so that that's not my final figure.
43:28So I've actually already got 4.6 mil on 12 months.
43:34So those settlement terms don't suit.
43:38Excellent.
43:39So I can offer you 4.6 on 60 days,
43:43which is very attractive.
43:45Yeah, look, really the asking price is 5 million
43:49and I know that they're fairly firm on five.
43:52I think 60 days is a good settlement.
43:55Excellent.
43:56But he's still firm on his five.
43:59Yeah, they do want to purchase.
44:01So we'll offer 4.8 on 60.
44:05Okay.
44:06So look, we're getting closer.
44:08We're now at 4.8 million.
44:10Our client's terms are very favorable
44:12and we're really willing to negotiate
44:15and purchase that beach box as well.
44:17You know, he may be willing to move off his five.
44:21And I will give you 200 for the beach box.
44:27Well, so with the beach box,
44:30they're selling between 200 and over 300
44:35on that particular beach, which is quite exclusive.
44:38I know that they were originally looking at higher,
44:41but that'll bring them to their magical five.
44:44Well, look, I think,
44:49I think that he's getting us to our magic 5 million mark.
44:53So,
44:57I think we've got a deal.
44:58Everybody's happy.
44:59You did well, Charles.
45:01So did you.
45:06Excellent.
45:07Let's cheers to that.
45:09Excellent.
45:10I love that.
45:11It's a job well done because I've placed
45:13another beautiful family in their dream home.
45:17Coming up on List in Labyrinth,
45:20Coming up on List in Labyrinth,
45:21and Nicole has just lost it.
45:24No, no, no.
45:26It's not okay to be dodgy.
45:28It just isn't.
45:29Every single agent in this room is cutthroat
45:32and they will use whatever is at their disposal
45:35to win the business.
45:37Yeah, I think at that moment,
45:38Fraze doesn't know what he's saying.
45:50I'm so excited today.
45:51Everyone's coming along for the Prop Culture podcast.
45:54I love talking shit and I love talking real estate.
45:57So, why not start a podcast?
46:05And I'm so excited to have everyone involved
46:07and get some juicy secrets out of them, hopefully.
46:11Good luck.
46:12I'll see you later.
46:12Bye.
46:13Bye.
46:14Bye.
46:15Bye.
46:16Bye.
46:17Bye.
46:17Bye.
46:18Bye.
46:20Good to see you.
46:20How are you?
46:21Look at this face.
46:22I know.
46:23I'm excited to have you.
46:25Andrew, good to see you.
46:27Yeah, it's the first time I get to meet everyone.
46:29I'm a bit nervous.
46:30How am I gonna fit in?
46:31How are they gonna fit in?
46:33Will I like them?
46:34Will I not?
46:37Now, where's the alcohol?
46:43Tabitha's invited me to be on her podcast,
46:45which I'm absolutely privileged to do.
46:47I love jumping on talking to new people
46:50and she's given me a little bit of an understanding
46:53of who I'm gonna be meeting.
46:54So, I'm excited.
46:55I'm pumped.
46:56Let's get to it.
46:57There he is.
46:59How are you?
47:00Good, how are you?
47:02Have you met the crew?
47:03I'd be lying to say I'm not a little nervous.
47:05I'm meeting some people who I only know of
47:08and have never met before.
47:10So, it's gonna be interesting
47:13to see where the conversation goes.
47:15Can I sit here?
47:16This is my good side.
47:18Oh, you want there?
47:18You don't have a good side.
47:20I do.
47:21Is Tab sitting here?
47:23Yes, I'm head of the table.
47:24Okay.
47:25You can't take the seat at the back.
47:26No, no, I'm not, I'm not.
47:27Okay, I'll go sit.
47:28No, no, no, no, it's all good, it's all good.
47:29Yeah, it's fine.
47:30Fraser needs his good side.
47:32It's all right, you know?
47:34Yeah, the mood in the room's good.
47:35We're sort of settling in and getting to know each other.
47:39Everyone's being very nice to each other.
47:42So, let's see where the conversation goes.
47:45So, I know you're all avid listeners of the podcast,
47:49F Marry Kill.
47:50So, that segment is where I give you three options
47:53and you've got to decide what you're effing,
47:55what you're marrying, and what you're killing.
47:57Don't worry, kids, it's an easy one.
48:00Suburbs.
48:01Portsy,
48:02Tarak,
48:03and Brighton.
48:05What are we going with?
48:07F Tarak.
48:08Okay.
48:10Marry Portsy.
48:11Ooh.
48:12Kill Brighton.
48:14Ooh, controversial, let's go.
48:16I'm 100% with Fraser.
48:19Tarak seems amazing, you know,
48:21but you get bored with it.
48:23Yeah, so, One Night Stand.
48:25And what was the third one, Brighton?
48:26I don't even remember.
48:29I don't know why they all pick on Brighton and Tarak's this,
48:32wow, like, Brighton,
48:35I think they should come down to us and the water
48:38and really experience it.
48:39You all chose to kill me.
48:41Yeah.
48:42I was just, I thought I would leave that business to you.
48:45You know, I was being diplomatic, I was being fair.
48:48How old are you, Fraser?
48:5025.
48:51And no kids.
48:53He's young.
48:54No kids, no dependents.
48:56He's young.
48:58Jesus, he's fresh out of high school.
49:00No dependents means, I mean, that's one of my biggest things
49:03that I'm selling to a potential client
49:05and I'm not going to sell it to them.
49:07One of my biggest things that I'm selling to a potential client
49:09in a listing presentation is,
49:12I work for you wholeheartedly, 24-7,
49:15no partner, no kids, we're on.
49:19Every single agent in this room is cutthroat
49:22and they will use whatever is at their disposal,
49:25whatever strength that they can muster to win the business.
49:31So then if you're coming up against me,
49:33you'd be like, oh, he's got kids, he's got a dog,
49:35it's just, he's never going to be available.
49:41Absolutely, yeah.
49:47Don't win listings based on that.
49:49You know, there has to be other things you can bring to the table.
49:51Not having kids shouldn't be the way you're trying to win listings,
49:55but you do you, boo.
49:57This is his 1,000th and 1th transaction.
50:01This, to me, is the building blocks
50:02to what will be an incredible career.
50:06He is split between kids and business,
50:10whereas me, I'm ready to go.
50:13Yeah, I think at that moment,
50:14Fraser doesn't know what he's saying,
50:17insinuating that I am no good
50:20because I have a family,
50:22I have a job, I have a family,
50:25because I have a family.
50:28So, Fraser claims he's a better agent
50:34because he doesn't have kids.
50:35So it's obviously a male-dominated industry
50:38and people do judge you.
50:40Like, I don't give a fuck.
50:42I don't want agents like Fraser
50:45spreading around the world that he's better
50:47because he doesn't have kids.
50:49It's actually pretty offensive for women out there.
50:52We've been dealing with inequality
50:55and stereotypes for centuries
50:57and if we don't stand up for ourselves,
51:01nothing's going to change.
51:11So, Fraser claims he's a better agent
51:16because he doesn't have kids.
51:18No partner, no kids, we're on.
51:20So then, if you're coming up against me,
51:22you'd be like, oh, he's got kids,
51:23he's just, he's never going to be available.
51:28Absolutely, yeah.
51:31It's actually pretty offensive for women out there.
51:35We've been dealing with inequality
51:37and stereotypes for centuries
51:39and I'm a little bit speechless.
51:42I think I need time to diagest this.
51:46Well, I mean, it's a pretty,
51:49we all have to admit,
51:50it's a pretty full-on career path
51:53we've all chosen.
51:54I mean, why do you think the general public,
51:57I know where this is going,
51:59has a poor opinion of you?
52:01What is it?
52:02The public perception of an agent in 2024, in my view,
52:06I think us as agents and the industry has a bad name.
52:10We really do.
52:12What's some of the terrible stuff you've seen happen?
52:16Tell us all the goss.
52:18I think it comes down to probably some poor ethics
52:20and poor behaviours in the past
52:22that I've only heard of.
52:24I've heard of crazy shit, right?
52:27Agents will pay bidders to attend auctions
52:30and falsify bidding.
52:32I've heard of people creating fake buyers out of nowhere
52:35in a private negotiation scenario.
52:38Agents sleeping with other agents in their office.
52:42It's not okay to be dodgy.
52:45It just isn't.
52:46But do you come across a lot of dodgy agents, really?
52:49Absolutely, every day.
52:52And in different areas, I think.
52:54They're everywhere.
52:55I've only been in real estate for two years,
52:58so I don't have that much experience dealing with dodgy agents,
53:03but, yeah, I've heard stories.
53:05I've heard of some of the agents that are actually double-dipping.
53:10She's actually double-ending.
53:12So she's got a buyer and she's selling the house as well,
53:14so she's double-ending their commission.
53:15Isn't that illegal?
53:17Um, oh, to cut that off!
53:19THEY LAUGH
53:21Double-dealing is when you take commission
53:23from both sides of the transaction.
53:25So you're selling and you're taking commission from the vendor,
53:29you're introducing a buyer
53:30and you're taking a commission from the buyer as well.
53:33We can't do that legally here.
53:36You have one authority, and that is to represent one party.
53:40Maybe back in the day.
53:42No, not back in the day. Completely illegal.
53:45Unless it's disclosed to both parties.
53:47Yeah. No, no. No!
53:49You've got to know things
53:50before you're about to open your mouth and talk.
53:53If you don't know, either find out or zip it.
53:57No, you can't take a transaction...
53:59..can't take a commission from both sides of the transaction.
54:03You just can't.
54:07And Nicole has just lost it.
54:11And Nicole has just lost it.
54:14I've never seen her like this before.
54:16You cannot list and sell a property
54:20and then find the buyer and take a commission from the buyer.
54:23That is a big no-no.
54:25I'm incredibly shocked.
54:27I look around the room.
54:28Everyone sees two heads.
54:31And I think, why are they looking at me like that?
54:33I think Andrew is just stunned, like me.
54:37I've got a question. Is everybody double-dealing?
54:39And do they know it's illegal?
54:49I'm going to bring it up next time I see him.
54:51And, yeah, I look forward to hearing his thoughts.
54:54No. I don't agree.
54:59No! Oh, my...
55:04You did not make me upset. You made me angry.
55:10Deanna essentially accused me of being sexist.
55:18Raise the level, Nicole!
