00:05♪♪
00:17Hello, ladies.
00:18Hello.
00:19I got another trouble house for you guys.
00:21Yeah, what's this great deal you found?
00:23Keisha said you'll explain when you got here.
00:26So I got this contractor friend, Jay,
00:28and he has this house that he's been sitting on
00:30for quite some time.
00:31He's busy building other projects for other people,
00:34and he hasn't had the bandwidth to take this one on.
00:36So we thought that we could probably collaborate
00:39and do something together.
00:40So the good news is he already owns the house.
00:43He bought it for $112,000.
00:44Right now, he's telling me that the renovation cost
00:47is gonna be around $95,000.
00:49So I'll take out a loan for that.
00:50Well, what sort of split are we looking at with Jay?
00:53So we'll be a little over $200,000 all in.
00:56Okay.
00:57And when we sell it, we'll split the profits 50-50.
01:00So what's the ARV on this?
01:03About $425,000.
01:04Ooh.
01:05We're looking at potentially a $200,000 profit
01:08that we get to split.
01:09Ooh, that means there's a design buffer budget.
01:12Here we go.
01:13Yeah.
01:14And the other good news is he already has plans.
01:16So those plans are at the city right now, getting approved.
01:19So once they're approved for permits,
01:21we can probably get this house done in, like, 60 days,
01:24I think.
01:25Let's take a look at the project
01:26that you're gonna be working on.
01:27Okay.
01:28See if you like it.
01:29Clearly, the roof is caved in.
01:31There's a lot of debris and elements from outside
01:34that have been coming into the house.
01:36I mean, it's messy in pictures, but it's beautiful in numbers.
01:39Yeah, well, I wanted you here especially
01:41because I need you to go look at the house with Domar.
01:43I can't go and look at it.
01:44I've got five other houses I'm working on right now.
01:47Okay.
01:48Sam can walk it as well.
01:49Okay.
01:50She can't do demo, but she'll be there to walk it.
01:52Are you going to do demo?
01:53No.
01:54No?
01:55No.
01:56Okay, well, then it's just my biceps is steel.
01:59So when do you want to go see it?
02:01I mean, ASAP.
02:02Let's go.
02:03Let's do tomorrow.
02:11River Grove is a great area.
02:13I like that the water's right here.
02:15This is very nice, the Hillsborough River.
02:17It's so close to everything.
02:19You just can't go wrong
02:20when you're in a neighborhood like this.
02:22The neighborhood of River Grove
02:23is only a 15-minute drive to downtown Tampa.
02:26It's close to the beautiful Hillsborough River
02:28and is only a short drive from great dining and shopping
02:31while still maintaining a family-friendly vibe.
02:34So doing a house like this in that neighborhood,
02:37I'm confident that the house will sell very quickly.
02:40All right, this is the street the house is on.
02:42Look at these trees, right?
02:43So this is the house right here.
02:45Oh, wow.
02:46Oh, my God.
02:47Yeah, it looks way worse in person.
02:50This is zombie house-ripping, Tampa.
02:56Oh, the roof is shot.
02:58Everything's boarded up.
03:00Look at this.
03:02This right here,
03:04that means code enforcement came by
03:07and either kicked people out that live in the house,
03:09so it's uninhabitable, so he vacated them,
03:11or there were squatters here, and they had to kick them out.
03:14Well, front door is locked up.
03:17That's boarded up.
03:21Isn't this the most zombiest garage you've ever seen?
03:24Look at all the spider webs.
03:26Ugh, it's like a time capsule.
03:28We got to get rid of all of this stuff.
03:30This is ancient and old, so we need a new air handler.
03:33Yes.
03:34Water heater, electrical,
03:35all of these things just in this space
03:37already have to be upgraded.
03:39Actually, hold on, let me pull it apart.
03:41All right, you guys ready?
03:44This 3-bedroom, 2-bath,
03:462,147-square-foot, single-level zombie
03:49sits on a large, overgrown lot in a nice neighborhood.
03:53It can be a great investment
03:54if we can overcome its obvious challenges.
03:59Oh, look.
04:00This is bad.
04:01Over here is pretty bad.
04:02It smells, like, wet in here.
04:04There's holes in the roof.
04:05I mean, 40 years.
04:07All right, so I'm not shocked about this at all
04:09because it's been vacant so long.
04:11Right.
04:12We have a lot of wood rot up here, water damage.
04:15So this roof, as we saw from outside, has to be...
04:19It's gone.
04:20Definitely has to go.
04:21Oh, yeah.
04:22Hopefully, we can save some trusses, though.
04:24This is interesting.
04:25What are these?
04:27These look like planters,
04:29and this looks like this was an add-on.
04:33After we fix this roof,
04:35we need new floors, new walls, new everything.
04:42Wow, this kitchen is so vintage.
04:46We got yellow countertops, wooden cabinets.
04:50Look at all the rot.
04:52Like, this is all going to have to go.
04:55Hey, quiet for a second.
05:00You guys hear that?
05:02I hear something.
05:03I hear it.
05:04What is that?
05:05Bats? Rats?
05:07There's something living up there.
05:09So it looks like the utility basement's over here.
05:12Right.
05:13So we'll have to definitely move that
05:14to make this kitchen more functional.
05:16Let's keep an eye out on where we can move that.
05:18Let's look at the living room,
05:19because I want to see if we're opening up this wall,
05:21like, what we're actually dealing with once it's opened up.
05:24Okay.
05:27All right, we got to replace all the windows.
05:29Not to mention the flooring.
05:30Actually, we should be gutting everything in here.
05:33I do like when they come through the front door,
05:36this wall being down, it's wide open.
05:38So this kitchen needs to look very nice, very high-end,
05:42so that when buyers walk through,
05:43it's like, it's a wow moment for them.
05:45This is kind of a small living room,
05:47so if we add, like, the bar and the seating area,
05:51that will connect the spaces better.
05:53Let's check out a bedroom.
05:56Holy cow, Amanda, look at this.
05:59Pink and purple.
06:00Look at the freaking holes.
06:02I know, right?
06:03Same story as the rest of the house.
06:05Patched the holes, new flooring, and a paint job.
06:08Okay, next, let's go.
06:11Wow.
06:12This is nasty.
06:13Look at this bathroom.
06:14This bathroom's just freaking gross.
06:16Blue toilet, blue sink with beige tile.
06:19I'm assuming we won't keep the tub in here, right?
06:21We'll get rid of it and make a stand-up?
06:23Yes.
06:24Let's look at the other room and see what's going on
06:26with the bathroom over there.
06:27Okay.
06:30Oh, this one is nasty.
06:32Oh, man.
06:33I love how they took the toilet seat off the toilet
06:35and put it, what is that, a bucket?
06:37A bucket.
06:38Oh, my God.
06:39Do not open that.
06:40Do not open that.
06:41I'm not even, no.
06:42So, a full gut in here,
06:43then we'll add some high-end features
06:45to make this a more appealing primary suite.
06:48We're gonna move away from there,
06:50because that's nasty.
06:51All right, we're in the primary suite.
06:53Ew, gross floors and sort of a small room, too.
06:58We have a closet there and another closet right there.
07:01Would you make the closet bigger
07:03or make the bathroom bigger?
07:04Both.
07:05Yeah.
07:06We're gonna combine those spaces.
07:08We're gonna enlarge the closet and enlarge the bathroom.
07:11I think we might want to combine both tiny bathrooms
07:15into one large bathroom.
07:17Yes, that would be amazing.
07:19But, you guys, this is the primary,
07:21and we've only gone in two bedrooms.
07:22Where is the third bedroom?
07:23I think the back room is considered
07:25the third bedroom here.
07:26Are you thinking this should be the...
07:28Dining.
07:29Dining, yeah, okay.
07:30Dining room for sure.
07:31This is not a bedroom either,
07:33so the only thing left is this bathroom.
07:36Wow.
07:38Oh, my goodness.
07:41Is that water in there?
07:43Okay, guys, I'm having an issue in here already.
07:45If this is the third bedroom, this is tight
07:48and, like, tight feeling in here.
07:50We actually have a lot of space we could utilize.
07:52Can we get a little creative
07:53and do something a little bigger back here?
07:55Maybe make this a primary
07:56instead of the tiny little one back there?
07:59Oh, and have the two secondary bedrooms over there,
08:02primary suite, away from the other two bedrooms.
08:05I like that.
08:06I like separating the primary bedroom
08:08away from the other bedroom.
08:09Buyers like that too.
08:10Yes.
08:11All right, so let me just talk through this
08:13to make sure I follow you.
08:14We are standing in what will become
08:17the primary bathroom.
08:18That room over there will be the primary bedroom.
08:21That's a huge primary suite.
08:23Yeah, so this becomes the primary suite,
08:26the bedroom specifically, and the bathroom back there.
08:29We're gonna put a wall up here.
08:30Right.
08:31They'll enter the room through some door
08:34that goes in this corner right here.
08:36I love how much space this is gonna be for a primary.
08:39Buyers are going to love how big this is.
08:41It's a big space.
08:42Let's make our way out the backyard
08:44so we can see what we're working with.
08:46Can we get through over there?
08:47Yeah, let's just go around the house.
08:49Okay.
08:53All right, so it's really overgrown back here.
08:55You gotta be careful of snakes and other critters back here.
08:59Whoa, look at this backyard.
09:01It's huge, actually, which is super exciting.
09:09You know, it really feels like we're walking
09:11through a zombie apocalypse with all the growth
09:14that's going in here.
09:15Yeah.
09:16Take a look at this.
09:17We can move the washer-dryer hookup to over here
09:20because that's the door from the kitchen.
09:22Okay.
09:23So we could build this as a utility room
09:26but make it an indoor utility space,
09:29and this door can get you outside as well.
09:31I love these big, mature trees.
09:33They're beautiful, but look at the branches.
09:35We're gonna have to do some tree work and yard work back here.
09:38Yeah, let's get a better look at it.
09:39As long as you don't kill the trees!
09:42Realistically, they're hanging over the house,
09:44so this becomes a concern because, one,
09:47buyers don't like seeing limbs hanging over the house like that.
09:50If any storm or anything comes through and knocks these down,
09:53especially after we replace the roof,
09:55that could cost us a whole nother roof.
09:57Right.
09:58But either way, this is still a good deal.
10:00All right.
10:01I can't wait to get my design eyes and hands on this.
10:04This is super exciting, guys.
10:06I really like this one.
10:07Yeah.
10:10Jay purchased this house for $112,000
10:13and already had plans and permits approved.
10:15He wants me to provide $95,000 for its renovation.
10:18So I'm gonna bring in one of our private lenders to fund this deal for us.
10:22Our goal is to fix this zombie up in 60 days.
10:25Together, our agent fees and closing costs will be about $21,250,
10:30and our loan interest will be around $2,400.
10:33This means the total investment between Jay and I will be $230,650.
10:39Comps in the area are $425,000,
10:42giving us a potential profit of $194,350,
10:47which we will split with Jay.
10:49This is one zombie that's gonna take a lot of work to bring back to life.
10:55We'll begin in the small, rotted, rat-infested kitchen.
10:59Down will go the walls in order to open the space up.
11:01Then in goes a large island for extra seating and storage,
11:05as well as brand-new cabinets and countertops.
11:07The two bathrooms near our former primary suites and second bedroom
11:11are too small to be the sexy luxury we're looking for.
11:14So, we're combining them into one large, decadent bathroom
11:18with high-end finishes that will catch the eye of any buyer.
11:21Then, say goodbye to those strange brick columns in the rundown Florida room,
11:25because we're adding a wall and transforming it into a large primary bedroom
11:29with its own sexy bathroom, complete with a corner double vanity,
11:33new fixtures, and an opulent shower.
11:37Demo day!
11:38You ready?
11:39I'm ready.
11:40Even though we have a big profit spread on this house,
11:43I still want to roll up my sleeves and get involved in demos
11:46so I can be there for any surprises.
11:48Our partner Jay is already at the house working.
11:52Man, they've got to start early.
11:53Jay!
11:54Domar, I'm in the garage.
11:57What's up, man?
11:58What's up?
11:59How you doing, bro?
12:00Hey.
12:01Everything good?
12:02Good.
12:03You're ready again.
12:04How's everything?
12:05Good.
12:06Everything good?
12:07Yeah.
12:08Watch this nail right here.
12:09Okay, yeah.
12:10This is my favorite day.
12:11Mine too.
12:15Woo!
12:16Whoa!
12:17We have no room.
12:18The whole thing came down already.
12:19This is a bunch of nails, and we're going to take everything out.
12:23Oh, that's coming easy.
12:24Look at that.
12:25Easy.
12:26All right.
12:28Yeah, it's gone.
12:42What's up, Amanda?
12:43I can see clearly now.
12:45Look, we got some termite damage here.
12:48Look at all this.
12:49Oh, look at that.
12:50You see it?
12:51Oh!
12:52Oh!
12:53Oh!
12:54Oh!
12:55Oh!
12:56Oh!
12:57No, that's not good.
13:04Finding termite damage on top of water damage is not unexpected,
13:08but it's certainly disappointing.
13:10While we are going to be removing a lot of wood and dry wood from this house,
13:14we want to keep as much as possible to keep our costs low.
13:16Let's hope the water and termite damage doesn't extend too far.
13:20All right, let's hit this kitchen.
13:22One, two, three, one.
13:24Hold it.
13:25Yep, I got the top.
13:27Oh, there we go.
13:28Wow.
13:33There we go.
13:34Woo!
13:37There we go.
13:38Now we're good.
13:40Let's get this out, and then we can get out.
13:44There we go.
13:46You're pulling that way, we're pulling away.
13:48All right, one, two, three, four.
13:51There we go.
13:56Yep, you got it.
14:00Once we get the kitchen knocked out,
14:02we let the rest of Jay's crew, Finry, take over.
14:06Before we finish clearing out the rest of the house,
14:08we need to get rid of the unstable portions of the roof.
14:12But before we can do that,
14:13we need our crew to cut back the trees and branches that have grown out of control
14:17and are hanging too far over the house.
14:20Once they are removed,
14:21the team starts removing the damaged portions of the roof.
14:23The shingles are all coming off,
14:25and then the team also takes out any rotten trusses they can find.
14:29The crew also begins removing any damaged drywall and wood.
14:32They're looking for any termite damage and water damage,
14:35but we'll leave anything behind that escaped the elements.
14:38Hopefully, when they're done, we have something left.
14:42I was driving with Ethan the other day,
14:44and he was driving through this exact neighborhood with me,
14:47and he was like,
14:48Dad, I would have paid more than $10,000 for that house.
14:51I would pay $5,000 for that one.
14:53I'm like, my boy.
14:57Jay's calling.
14:58Hold on one second.
15:00Hey, Jay, what's up, man?
15:01What's up?
15:02Hey.
15:03How's it going?
15:04Good.
15:05How's it going?
15:06Good.
15:07How's it going?
15:08Good.
15:09What's up, man?
15:11I just got a call from the crew.
15:14Something went down on the property.
15:15I need you guys to come up here.
15:18Okay.
15:19Is it bad?
15:21It sounds...
15:22You sound concerned.
15:23I just need you to see.
15:24All right. I'll see you there.
15:25All right.
15:26Sounds good. I'll see you soon.
15:29That did not sound good.
15:32He sounded a little serious, but I don't...
15:33I mean, let's just see what happens.
15:36Sometimes some people can be dramatic.
15:38For no reason at all.
15:42Okay.
15:43We'll figure it out.
15:51I had to drop Keisha off at another worksite first,
15:53but now I'm ready for what Jay has in store for me.
16:00Domar.
16:02Bro, what happened here?
16:05Where's the roof? Where's the framing?
16:07We're pretty much down to the shell.
16:08That's why I wanted you to come by.
16:10I didn't know we were doing this.
16:12I didn't even know myself.
16:14I thought we were going down to the studs,
16:16not down to the brick.
16:17I'm going to show you why it happened this way,
16:19and I'll explain everything.
16:21So let's go inside real quick.
16:25Jay, we have no roof.
16:26Apparently, once we started tearing it out,
16:28it was just too rotted.
16:29It was too far gone.
16:31There was no other choice.
16:32That's not the only thing we don't have.
16:34There's no steel reinforcement at all in this house.
16:37The only rebar that we have is just the tie beams.
16:41That is all.
16:43This house was built in 1958,
16:45and for some reason or another, it wasn't part of the code.
16:47So what does that mean?
16:49That means our budget just went up.
16:51By how much?
16:53At least another $10,000.
16:55For rebar and to fill the blocks?
16:57Well, that's not all.
16:59So what we're doing is we're going to fill the blocks.
17:02We're going to basically put all new rebars
17:05across the entire house,
17:07all the exterior walls, every 48 inches.
17:09We have to take out all of the lintel block,
17:12remove the tie beam,
17:14and then also add two courses.
17:17And I don't know if you noticed.
17:19Did you look at the back?
17:28Are you kidding me, Jay?
17:30Where's the room? There was a room back there.
17:32So something else happened.
17:34This whole room fell down?
17:36The bright side is now we're going to go ahead
17:38and bring it to the same level of the rest of the house,
17:41and it can be considered heated square footage.
17:44Jay, we have no roof.
17:46That wasn't part of the plan.
17:48At least it's not the plan I knew about.
17:50So we need truss now.
17:52That's another $15,000.
17:54It's not going to be $15,000 for us
17:56because we're going to go ahead and take care of that.
17:58This is the benefit of working with a general contractor.
18:01They can pull deals for you on materials and labor.
18:05If I didn't have Jay, I'd be sunk.
18:08Well, I still might be, but we'll see.
18:11Material and labor is going to be like around $7,800.
18:15All right, I'm trying to do the math in my head.
18:17All right, so $10,000 to put rebar,
18:20fill the cells in the block,
18:22$7,000 for the truss,
18:24then the roof is probably another $15,000.
18:26That we knew about, but this $10,000
18:29plus the $7,000 for the truss, that's new,
18:31so that's $17,000 right there.
18:33How much to do this back room,
18:35to raise it and rebuild the walls?
18:38This demo, $600.
18:40Then we're going to go ahead and do the footing,
18:42all brand-new footing,
18:44and then all brand-new pour for a monolithic slab,
18:47and that's going to be another like maybe like $3,000
18:51with materials.
18:53And then $5,000 for the labor to do all the rebars,
18:57and then once we make sure that it's all done,
19:01then we'll go ahead and call in for the pour.
19:03We'll do the pour,
19:05and then we have to have another inspection.
19:07And at that point, we can even start thinking
19:09about like putting trusses up, because until we've done that,
19:12like this house is not stable enough.
19:14It can fall apart.
19:18I just counted $20,000 in additional expenses.
19:21Yeah, I hope it's $20,000.
19:24Bro, what does that mean?
19:30I'm going to try to keep as low as possible.
19:32The budget, if I remember correctly,
19:34was supposed to be $19,000 to $95,000.
19:36Now we're talking about $20,000 more than that,
19:39so we're looking at $110,000, $115,000.
19:41Yeah, we're closer to $133,000 at this point,
19:44just to make sure that we're also covering
19:46any miscellaneous stuff that may pop up.
19:48Hey, $133,000 is way more than $20,000.
19:52Remember, we had a lot of margin in the beginning, so...
19:55Yeah, that's why I decided to partner on the deal with them.
19:59It's not looking that sexy anymore.
20:01This is supposed to be a juicy deal,
20:03and it's quickly evaporating.
20:05I think in the next couple of days,
20:07we're going to go ahead and get all the permits through.
20:10And at that point,
20:12we're looking at probably getting done fairly fast.
20:16What does fast mean?
20:18We're looking at probably another 30, 40 days.
20:21Let me get you with Keisha,
20:23and we'll start working on the rest of the plan for this house.
20:36So Ethan, how you been doing in school?
20:38It's been good. I've been getting a lot of good grades.
20:41We've been learning a bunch of poetry and long division.
20:45Also P.E.
20:46You like P.E.? So Dad was really good at P.E.
20:49Hold on, Mom's calling.
20:51Hey, honey.
20:53Hey, Mom.
20:55Listen, Jay just called me.
20:57He told you about how the house had no rebar, right?
21:00Yeah, he said that we're going to have to redo it,
21:02and it'll take a little bit of time.
21:04Huh, a little bit of time? No.
21:06This is going to take a lot of extra time.
21:08The city just kicked back the permits
21:10because they found out we didn't have rebar,
21:12and now they're saying that the plans were inaccurate.
21:14I mean, we didn't know that the house didn't have rebar
21:17until we demoed the house down to the brick,
21:19and it's not like we presented inaccurate plans intentionally.
21:22Well, babe, it doesn't matter.
21:24Now we're just waiting to give them the new plans
21:27so that we can finally move forward on the house.
21:29Okay, so how long is that going to take?
21:31Maybe around 4 to 5 months.
21:33All right, well, I guess we have no choice
21:36but to move forward with getting the plans updated
21:39and plead with the engineer to move as fast as possible.
21:42All right, bye, guys. Bye.
21:44Bye-bye.
21:45That sucks.
21:47I know.
21:49We tried to keep everyone moving as quickly as possible on this house,
21:52but thanks to delays in our permits,
21:54it did add 4 more months of waiting to our timeline.
21:57That's 4 more months of interest on the loan I took out to rehab this house.
22:01But thankfully we can get started now on the block and rebar issues.
22:06Because the block in this house has no rebar and is not up to code,
22:10it all has to come down.
22:12And then Jay's company, FinReet, essentially starts from scratch.
22:16Adding rows and rows of new cylinder blocks and proper rebar to rebuild this home.
22:21That definitely was not in the budget.
22:24With much of the shell of the home in place, we move on to plumbing.
22:27We need to update it to all-PVC pipe
22:30so the team cuts into the cement slab
22:33so they can lay down our new main water lines.
22:38With the block and rebar completed,
22:39the city has to now go check to make sure that everything was done up to code.
22:43That means more waiting.
22:45At this stage, I have racked up $5,000 in interest on the loan I took out to rehab the house,
22:49plus an additional $6,000 to Jay's loan to buy the house.
22:53This all comes out of our profit at the end, but we've got some good news.
22:56We've passed our latest inspections, so now it's time to head out to meet Jay.
23:03Yeah, we started from the bottom of my team.
23:05We young, we young, we young, we young, we young, we young, we young.
23:11What's up, Jay?
23:13How are you?
23:15How are you guys doing?
23:17Good, man. You working today?
23:19A lot of work.
23:20This property's been sitting for that long.
23:22I mean, to have all these leaves.
23:24Yeah, at least five months, right?
23:25Yeah.
23:26All right, let me take this off real quick.
23:28I'm going to show you some of the stuff that Keisha's going to be taking over
23:31because, Keisha, you're going to save me.
23:33Oh, my goodness.
23:34This has been such a headache for me.
23:36Yeah.
23:37Can you open your hands?
23:38You're going to give it to me?
23:40My headaches.
23:41Oh, thanks. I'll give my headaches to this one.
23:43No, you can keep them.
23:44Let me just kind of show you guys around.
23:46Let's see what's the next step.
23:48We did cut out the trenches.
23:50Okay.
23:51The trenches, brand new PVC.
23:53So this is the primary suite here.
23:56Yep.
23:57And then this is the bathroom.
23:59Right?
24:00And then we had to do the footers for that as well.
24:02You see a bunch of cutouts?
24:03Yep.
24:04That way we can see where we were putting the rebars all the way through.
24:07Yeah.
24:08And now we have solid exterior walls.
24:10Let's just thank our lucky stars that now we can get started on this project
24:14now that the permits have been approved and you're nearing drawings.
24:16All that stuff is behind us, so now it's, like, full steam ahead.
24:20What are we looking at in terms of timeline?
24:22I think we have approximately, like, two months left.
24:25I'll make sure that we call and schedule all the inspections when the time comes.
24:28Then also, once we have walls up, at that point, I'd like to bring Amanda back
24:32and see what her vision is for the design so we can get started there too.
24:35Yeah.
24:36All right. I love it.
24:37Full steam ahead now.
24:38Full steam ahead.
24:39Well, I appreciate you, man.
24:41Thank you so much.
24:42I appreciate you.
24:45With the blocks in place and the rebar in the correct spot, it's time for the cement pour.
24:50This will lock the entire structure of the house and allow us to move on to our next steps,
24:55one of which is the new roof truss.
24:57The truss is the frame of the roof, and it's the structure that the new plywood
25:01and eventually the new shingles will be laid over.
25:06Inside the house, we can finally begin to frame out the rooms,
25:09which means it's time to bring Amanda for design.
25:19Man.
25:20Look what I got, Keisha.
25:24Look at this, though.
25:25Dang!
25:26We have a house.
25:27You want to see inside?
25:28Yes.
25:33What's up, guys?
25:34Hey.
25:37It doesn't even feel like the same space or house.
25:39Not at all.
25:40Well, right now we're standing in the kitchen.
25:42Right.
25:43Yes.
25:44So imagine walking through this front door, and you just have this big, grand kitchen.
25:49Yeah, with a nice, big island right here.
25:51Yeah.
25:52The bedrooms are still on this side, so we have two bedrooms over here.
25:55Here's the primary suite.
25:57I like the windows.
25:58Allows a lot of natural light.
26:00This is going to be a really good-sized primary bedroom.
26:02And then the bathroom and the closet over here.
26:06Look at how huge this is.
26:08I really, really love this primary bathroom space.
26:13I'm glad we took the patio area and made it the primary bathroom.
26:17And then, look, we've got the closet right here.
26:20Toilet goes where I'm standing.
26:21Yep.
26:22Big shower over there.
26:23Yep.
26:24Dual vanities.
26:25We also built a brand-new laundry room.
26:27We brought the laundry inside the house.
26:28Okay.
26:29Let's go take a look.
26:30Nice.
26:31Laundry room right here.
26:32I like that we have a laundry room slash mud room.
26:35Yeah.
26:36It's connecting to the outside.
26:37Exactly.
26:38Yep.
26:39Once the drywall comes up, I will come back and remeasure everything.
26:42Cool.
26:43Just to make sure that the kitchen is laid out right.
26:45All right.
26:46Well, let's get out of here.
26:47All right.
26:48Get the guys to continue working.
26:49Cool.
26:51Now that we've got some framing in place inside the house,
26:53we can start installing our windows and doors.
26:59It's also time to put in our new HVAC system.
27:01With the walls open, the two can easily position our new vents throughout the home.
27:09Outside, the underlayment for the roof is going down.
27:12Flashing is being added, and our shingles are being delivered.
27:21Good morning.
27:23What's up?
27:24What's up, guys?
27:25What's up, Domar?
27:26I got you coffee just the way you like it.
27:28What?
27:29Is this?
27:30I got you straight black.
27:31I figured you'd like it like that.
27:32Okay.
27:33So, what's going on?
27:34I see they're prepping for stucco.
27:35Yeah, so we're prepping for stucco.
27:37We have literally all of the trim, and we have the J channels at the top for this office
27:42just to be ready for this office to get installed.
27:44The one thing that's holding us back from doing the stucco is
27:47the one thing that's holding us back from doing the stucco is this one little post.
27:53So, we cannot afford another delay.
27:56What's the issue with the post?
28:03Because it's an older home, they want to make sure that the footer is actually there
28:08or thickened edges, but we won't have to do a revision.
28:11All we're doing is an RFI, a request for information.
28:13The RFI, is that something the engineer can just write a letter for?
28:16Yes, he's just writing up some details to be able to stamp it and get it submitted.
28:21I see the yard's cleaned up.
28:23Yeah, I just had the skid steer and the backhoe brought out here and cleaned that up.
28:28We still have to sod the front yard and the back.
28:30But, hear me out, we could just do seating, and we use a lot.
28:36Five bags, I think they cover what, like 250 square feet each?
28:40That never works for me.
28:41Pounds?
28:42Every time I've done seating before, it's never worked.
28:46It's always patchy.
28:47Like, it grows.
28:48How many bags are you using?
28:51One.
28:52Yeah, we said we were going to use five and water every day.
28:55I think it should be good.
28:56I love that. In terms of cost, I mean, we're talking about a couple hundred bucks if we really do it right
29:00versus thousands of dollars in sod for the front and the back.
29:04We could try it, and if it doesn't work, then we go to plan B.
29:08Just don't let Domar seed or water it.
29:11Nope, nope, nope.
29:12I like it.
29:13I like it too.
29:14Cool.
29:17Luckily, the city accepted our information about the porch post,
29:20and we can now move forward on getting a coat of stucco on this home.
29:25Back inside, with all the framing in place, we can add in insulation and drywall throughout this home.
29:31The exterior and interior are getting painted an eye-catching white.
29:37While the bathrooms are getting floor-to-ceiling tile.
29:45We got the samples from Final Touch counters.
29:48They dropped them off.
29:49That's a lot of samples.
29:50Fifty shades of gray.
29:51Fifty shades of white.
29:52Right, exactly.
29:53So, I'm thinking for the bathrooms and the kitchen to do white.
29:59I like it.
30:01What is going on?
30:03Goodness.
30:04I got the hood.
30:05You got the hood.
30:06Yeah, I got the hood.
30:07You got the hood on your back.
30:09You look like Lumberjack Jeff.
30:11What's going on?
30:13Nice.
30:14Nice black hood.
30:15Black hood.
30:16Black cabinets.
30:17Yeah.
30:18And that would pop with the white countertops.
30:21Mm-hmm.
30:22What color are you thinking hardware?
30:24Black or gold.
30:25Ooh.
30:26Because we have gold already in the bathrooms.
30:28Yes.
30:29You know, that's going to be beautiful.
30:30Mm-hmm.
30:31I like that.
30:32Flooring.
30:33Flooring is going to be the last thing, because we have to acclimate the vinyl.
30:36I don't want the vinyl to contract.
30:39Because it's so hot right now, and so humid, that once we turn that AC on, it'll just shrink.
30:44Okay.
30:45Because right now, it's basically going to be expanded.
30:46Yeah.
30:47So, I don't want it to shrink.
30:49So, we're going to basically turn it on once we get the power release, and get all the,
30:54pretty much everything, like, pretty much done.
30:56The only thing that's really going to take long is getting that power release.
31:01Yeah.
31:02Because, you know, our electric company is, you know,
31:08it's probably going to take, like, 14 to 21 days to release.
31:11Oh, my gosh.
31:12On the 21-day side.
31:13Yes.
31:14Mm.
31:15Well, it better be sooner than that, because I have a commercial project starting in a few weeks.
31:19In the meantime, I'll see if maybe I can go down to the, you know, power office, and see if I could help.
31:28Yeah.
31:29Maybe.
31:30Whatever.
31:31All hands on deck.
31:33Floors, cabinets, countertops, electricity, and we're out of here.
31:38Yep.
31:39And we're done.
31:40Okay.
31:41Done.
31:42Speaking of, let's get out of here.
31:43Yeah.
31:44I need to.
31:45The cabinets and power aren't the only things we're waiting on.
31:47We're keeping an eye on our grass seeds, which don't seem to be growing.
31:50I must have cursed them.
31:52So, if they don't sprout soon, we're going to have to spend extra money on sod.
31:56Inside, we're still without power.
31:58So, our team is installing our white and black kitchen cabinets with battery-powered drills.
32:16Baby girl.
32:17Baby.
32:18How are you?
32:19This is looking good.
32:20Good.
32:21Yeah.
32:22It's looking really good.
32:23We've got cabinets here in the kitchen, cabinets in the bathroom.
32:27Not quite done, but...
32:28Oh, okay.
32:29I want to see it.
32:30Yeah.
32:32Wow.
32:33This is so nice.
32:35I'm taking it all in.
32:36I can see the vision.
32:37This whole primary suite is going to be magnificent.
32:40Definitely coming to life.
32:41I love it.
32:44But we're all the workers anyway.
32:46What's going on?
32:47Why is no one here working today?
32:49Well, everything is at a standstill right now.
32:52What?
32:54We still don't have power.
32:55We don't have the power release.
32:56We still don't have it yet?
32:58We still don't have it.
33:01Why?
33:06They're backed up.
33:07I've been back and forth on the phone with Jay, back and forth on the phone with Power Company,
33:10because Jay doesn't want to really move forward with flooring and stuff like that until we get the power,
33:14because he's afraid of it, you know, warping.
33:17Because this Florida heat, I mean, babe, it's been in the hundreds the past few weeks.
33:22So that's going to delay any and everything that's left to be done in this house.
33:25The cabinets aren't fully installed yet.
33:27The countertops aren't done.
33:28The flooring.
33:29HVAC as well.
33:30We're waiting on the power.
33:32There's quite a few things.
33:34And we don't want to just have the guys come and just do this little one thing at a time,
33:38because time is money, right?
33:40So how much time do we have left?
33:41Like, when will they get here?
33:4314 days.
33:4414 days?
33:45Yeah.
33:46Keisha, that's half a month.
33:47Yeah, 14 days.
33:49Then, once that happens, then we can move forward with everything else.
33:55Do you realize the financial impact on two weeks?
33:58Oh, I do.
33:59There's nothing else we can do right now but just continue to stay on top of them
34:03and make sure that they at least make that deadline and they can get out here in those 14 days.
34:08All right.
34:09Well, in the meantime, can we at least make sure everything's ordered, the fixtures, the handles, everything?
34:12Yeah, everything's already here.
34:14So we've got fixtures, fans, all of that stuff has already been ordered and has already been delivered.
34:18We're going to have the guys come and put everything in all at once.
34:21Well, let's get out of here.
34:22I can't even imagine the guys working in these conditions.
34:24Look at this.
34:25I can't even breathe.
34:26You're glistening, babe.
34:27You're glistening.
34:28I know.
34:32After a lot of pleading, we finally got the power back on.
34:36This means Final Touch can install our white quartz kitchen countertops and vanity countertops.
34:41With the AC on and our floors acclimated to the temperature inside,
34:45we can finally install our oak-colored LVP flooring throughout the house.
34:51Outside, we're putting in a brand new dark brown garage door,
34:54which will create a great contrast against the home's white exterior.
34:59Sadly, our grass seeds did not make it.
35:01So we're bringing in DNJ Lawn Services to lay down brand new sod.
35:08With all of our work done, it's now up to Step By Stage to make this place look and feel like a home.
35:14They're using light and neutral colors to keep the house bright and open,
35:17so they can really emphasize our new higher ceilings and open floor plan.
35:22We're counting on their expertise to bring in a buyer to help us recover from our five-month delay.
35:41Hey, Jay.
35:42What's up, guys?
35:43What's up, bro? How you doing?
35:44How are you?
35:45Good. Good to see you.
35:46I'm doing pretty good, man. Can't complain.
35:48Nice.
35:49Especially now, right?
35:50Oh, my goodness. Look at this house, though.
35:51Right? Let's take a look.
35:53Remember before, all the windows were boarded up, the front door was boarded up,
35:56and there was a Notice to Vacate sticker on the front door.
35:58There was.
35:59The garage was the only way we could enter the house.
36:02If you look at this place now, it's a completely new house.
36:05I mean, we have beautiful landscaping here.
36:07I love the color, and it's got this modern vibe.
36:11One of the biggest things that was done here was taking the entire roof system off,
36:14adding two course of blocks to raise the walls,
36:16and now it allows it to look very different than any other house in the area.
36:20Windows, doors, lighting.
36:22The garage door.
36:23Everything is brand new, top to bottom.
36:28So, Jay, I want to see inside, man. I'm anxious.
36:30Let's go. I'm anxious, too. Wait until you see it.
36:36After you.
36:37Oh, my goodness. Wow.
36:40Amazing, right?
36:45Oh, my goodness.
36:47Are you impressed?
36:48Wow.
36:50I just remember when we first came here, we couldn't come through this front door because it was blocked off.
36:54Completely blocked.
36:55And then we walked into this really tiny room that was just claustrophobic.
37:00Remember, there was this wall right here that was separating the kitchen from the living room,
37:04so it made this living room really small.
37:06I really love this openness right here.
37:08And also the new floors, the new windows, the can lights, the raised ceilings, and the staging.
37:16I want to see the kitchen, though.
37:18One of the biggest things I remember in this kitchen was the big, massive, gaping hole that was here.
37:24And then we had the old, rotted cabinets right here, yellow formica countertops.
37:29Look at this kitchen now, though.
37:31We've got this big, beautiful island.
37:34This looks really good.
37:35Final touch really came through with these nice quartz counters.
37:37I think you guys made a really nice selection.
37:39Brand new cabinets.
37:40I mean, look at how sleek these things are.
37:42I mean, cabinet select came through.
37:45Look at this range hood, though.
37:49Talk about a statement piece.
37:50When you first walk in, bam.
37:52Well, as much as I love the kitchen, I want to see the rest of the house.
37:54Okay.
37:55All right, let's go.
37:56This room was so nasty.
37:59And there was a hole right here also.
38:02This is nice.
38:04This is a brand new room.
38:05We've got new window.
38:07We've got new flooring, new paint.
38:10I want to see the other bedroom, see what that looks like.
38:13Oh, yeah, let's do it.
38:15Just like the rest of the house, these windows were broken, boarded up.
38:19This room was disgusting from floor to ceiling, the walls.
38:23It was just, again, nasty.
38:25But now, look at it.
38:28Brand new paint, beautiful flooring.
38:31We have a new fan here.
38:33And these two new windows, it just really opens up the space and it brightens it.
38:38Yeah.
38:39Let's go check out the bathroom because I don't know if you guys remember, there was two bathrooms.
38:44Let's go check it out real quick.
38:47This was two bathrooms separated by a wall right here.
38:50And then I remember when I walked into this one, there was a toilet and then a bucket next to the toilet.
38:58And I remember this shower in this bathroom was also really tiny.
39:02You'd have to basically shower sideways.
39:05I think it was a really good idea for us to take down this wall and make it just one big bathroom instead.
39:11I agree. And look at the shower now.
39:13I mean, we replaced everything.
39:15We have a brand new vanity.
39:17I mean, look at the mirror and the lighting.
39:19I mean, everything is just exquisite.
39:22And last but not least, let's go see the primary.
39:25Let's do it.
39:27After you.
39:30This entire room was the Florida room.
39:34This room had all panel walls.
39:36The roof was also caved in here.
39:38So this was a really bad room.
39:40But now...
39:42It's big, bright, open.
39:44We've got this beautiful tray ceiling.
39:46Nice fan.
39:48I mean, we replaced the flooring.
39:50But did you see the bathroom?
39:52We have a primary bathroom over there that was not here before.
39:55I've been anxious to see this room.
39:58Do you remember there was like this tarp on the ceiling?
40:02And it was so wet and gross.
40:05Come on, baby.
40:06This was an amazing decision to put this bathroom here.
40:10And then we've got the closet right next door.
40:12I mean, it just looks super grand.
40:14It really does.
40:16From the new tile on the floors, tiling almost all the walls.
40:21I love that shower.
40:24I think we're going to have a flock of people coming to this house just to see it.
40:27And when they see it, get those checkbooks out.
40:30Get the checkbooks.
40:32Speaking of checkbooks, let's go talk numbers.
40:44We've got to get this thing listed.
40:46I can't wait.
40:47I mean, the confidence area has been moving and shaking, so...
40:50They've definitely gone up.
40:52It's exciting.
40:53This is going to be a nice fit for us.
40:55It's good working with you, man.
40:57Let's get this house listed and sold.
41:00I'll see you at the closing table.
41:01You will see me there.
41:03Oh, my gosh.
41:04This house is absolutely unrecognizable now.
41:07Based on confidence area, we're listing it for $450,000.
41:12Jay bought this house for $112,000.
41:14After the unexpected cost of basically rebuilding this house,
41:18our renovation budget jumped to $135,000.
41:21Our agent fees and closing costs will be around $22,500.
41:25With our combined investments, loan interest will come in around $11,000.
41:30That brings our total investment to $280,500.
41:34But if we can get our asking price of $450,000,
41:38we stand to make a profit of $169,500.
41:46I think that we need to go to dinner.
41:48We should celebrate. I like that idea.
41:50Where do you guys want to go?
41:51I know. We should get some pizza,
41:54and then we should put some burgers on top,
41:57get some fries, put it on top.
42:00Yeah, we're getting dinner, not our final meal.
42:04We need something nicer, guys. We're celebrating.
42:07How about some lobster?
42:09How about a nice bolognese red wine?
42:12I'm not supposed to drink wine.
42:15Exactly.
42:16We should get hibachi.
42:17I think hibachi sounds good.
42:19Yeah, because the lobster.
42:21Ethan was talking about steak.
42:22Your kids are expensive.
42:24Not my kids.
42:25Sir, I think they'd take after you.
42:28We're going to have to flip a lot more houses to keep up with this expense back here.
42:31I'm starving.
