00:00When you are a landlord, people who rent from you can sometimes take advantage.
00:05For all the good tenants out there, there are always a few disagreeable ones.
00:09But it's important to know your legal rights as a landlord,
00:12and also what is expected of you under law.
00:16First, you must tell your tenant in writing your name, an address,
00:20or that of the person such as an agent or representative,
00:23to which who the tenant will send any required notices and demands.
00:27If you are a landlord of a single-family home or a duplex,
00:30you must adhere to all the local housing and business codes.
00:34If there are no specific codes,
00:36simply make sure all the structural components, including the plumbing,
00:40are solid and in working order.
00:43If you own an apartment building or complex,
00:45you are expected to provide effective pest extermination,
00:49and that the locks, keys, garbage receptacles,
00:52heat and hot water facilities are in working order.
00:55Although you do not, as a landlord, have to pay for water service,
00:59same goes for utilities and garbage removal,
01:02not unless you want to include this in the rental agreement, of course.
01:05Now, if you have a problematic tenant and you want to evict them,
01:09you must go through legal process.
01:11For example, if it's regarding non-payment of overdue rent,
01:15you must first serve the tenant with a written notice,
01:18giving them three days to pay it or vacate the property.
01:21If they do neither after three days, legal action can be taken.
01:25If you are evicting a tenant for some reason other than non-payment of rent,
01:29the same procedure applies,
01:30except that the notice must specify how the tenant is not living up to the lease,
01:34and the tenant has seven days to correct the issue.
01:37Landlords have the right to receive the property undamaged at the end of a lease,
01:42barring the normal live-in wear and tear.
01:45The tenant can terminate the lease and move out in accordance with the lease agreement,
01:49or where there is no agreement,
01:50by giving seven days' notice for when the rent is paid every week
01:54or 15 days' notice if the rent is paid every month.
