We spoke to a property expert about why Marsh Lane in Longton commands such high prices.

00:00If you're in the market for a new home in South Ribble and you go on Rightmove,
00:04the top listings all appear to be in one area.
00:07You've got Pertree Cottage at £2.75 million,
00:11Woodhurst at £2.5 million,
00:13a discreet listing at £2 million,
00:16and here they are, they're all in Marsh Lane.
00:19So what is it about the area that makes it so attractive
00:23and who are the kind of people who are buying here?
00:30Marsh Lane is a historic lane that goes from the centre of the village
00:35out to the marshes.
00:36And you've got a whole mixture of different properties on there,
00:39including a nursing home, a church with a nursery school,
00:42you've got some detached, you've got cottages,
00:46you've got a lot of bungalows, you've got farm buildings.
00:49And then as the space opens up, as you go further out to the marshes,
00:54you've got these brand new mega houses.
00:58I spoke to the local agent who's marketing a lot of these mega houses
01:02to see exactly what is happening in the market.

01:07and we specialise in selling high-value homes in and around South Ribble.
01:12Marsh Lane has been historically one of the most popular roads in South Ribble.
01:17That seems to have gone up an extra level at the moment,
01:20possibly because of some of the new-build big properties,
01:23but also possibly because of the location,
01:26we've got behind me the village of Longton,
01:29which is increasing in popularity due to strong schooling,
01:32but also strong recreational, nice pubs, bars and restaurants now.
01:36And then the other way in front of me, we've got the marsh and countryside walks.
01:40So Mark, is it possible for you to tell us what kind of people are buying these houses?
01:45The people that are buying these houses are, dare I say it, normal people,
01:49people who have very successful jobs or very successful businesses,
01:54tend to be mostly still working, still of working age,
02:00and they're not lottery winners or any super special people,
02:05but they work very hard and their reward is a beautiful house on a very nice road.
02:11We're hearing a lot at the minute about Keir Starmer's new Labour government
02:15ripping up the planning policies
02:18and potentially a lot of building happening on Greenbelt or Greybelt.
02:23In these semi-rural villages and towns that we've got in this area,
02:27how do you think that is going to impact on the housing market?
02:31Well, of course, if the plans go ahead
02:34and there is the building on the scale that they talk,
02:36it will impact the property market.
02:38But let's be straight about this.
02:40We talk about a housing crisis in this country,
02:43that there's not enough home ownership.
02:44So if their aim is to increase home ownership, that will have an impact.
02:49The effect on the property prices like these sorts of houses,
02:52I don't think it's going to be too drastic.
02:54But generally, it will be really interesting to see if these plans get through
02:59and how an increase in supply does actually affect the prices of properties.
