00:00Hi, my name's Jack Marshall and I'm a digital reporter with the Lancashire Post and Blackpool
00:04Gazette newspapers and I'm bringing you another one of our property features today, which
00:09as many of you will know, is just when we take a look at a local home on the market
00:14up for sale in the local area. It can be anywhere from Fylde Coast to Lancaster to the Trafford
00:20Bowen to getting on for West Lancashire, Preston, South Ribble, anywhere, we'll take a look
00:25at it and bring you some of the more interesting homes which are currently for sale in Lancashire
00:28area. So the home which we're looking at today is this mid-terraced cottage which is
00:34located on a really nice quiet street in the market town of Longridge. So not exactly rural,
00:40a bit more rural than some of the places across Lancashire away from Blackpool and Preston
00:44and places like that, but it's got that lovely countryside feel, it's also got that kind
00:48of quaintness, historic, it's an older house, not a new build obviously, but it's got that
00:55combination of characterful history kind of nature to it whilst also having the potential
01:03I think to be transformed into a really lovely modern home. So going through the spec, this
01:08home is on the market for £159,950 with Holden Estate Agents, so a relatively affordable
01:18property, something which plenty of people would consider a good opportunity to make
01:23their first step onto the property ladder, and granted it does need a bit of modernising
01:29as you'll see from the walkthrough, it does require a bit of a modernisation and for someone
01:33to really come in and put their own stamp on it, but it's got oodles of potential this
01:38place. I think that the character features about it, exposed beams, the cellar, the spaciousness
01:43of it, and something else, the incredible views from the top floor, these are all things
01:47which you know, they're just unique selling points to this kind of place. If you then
01:52sort the superficial side of it out where you just modernise it, update it a bit, put
01:56your own stamp on it like we say, then this could be a really, really lovely home for
02:00a relatively affordable price. Now, let's talk about a few of the features. It's got
02:05an entrance vestibule, it's got a kitchen diner with cellar access like we've said,
02:09it's got the cellar there which is a really spacious cellar as well, plenty of storage
02:12opportunities there, and it's also got two massive bedrooms, I'm not even sure how you'd
02:18go about it, but you could even transform one of the bedrooms into two, so potential
02:23there. It's got a bathroom which actually has a bath tub in it, it's not just a shower,
02:28sink, toilet kind of deal, it's got a bathroom installed in there which shows you how spacious
02:32it is, and it's got a garden to the rear as well, a private garden to the rear. So, this
02:36home, in my opinion, is one which is all about the potential. It's got a good price, it's
02:43got good bones, it's got good features, it just needs a bit of TLC, a bit of updating,
02:48someone to really come in and make it a project. So, yeah, like we say, it's on the market
02:52for £159,950 with Holden's Estate Agents, so let's take a look around. Cheers!
