00:00Hi, my name's Jack Marshall. I'm a digital journalist with the Lancashire Post and Blackpool
00:04Gazette newspapers and welcome to another one of our property features. Now, for those
00:08of you who've seen them before, you'll know what we're doing, but for anyone who's not
00:12quite caught one yet, this is basically where we give you a bit of a lowdown, a bit of background
00:17information about a local property for sale in and around the Lancashire area, which we
00:22think is particularly notable and which has some outstanding features. As you can see
00:26the one behind me, which we'll be featuring today, I think it's a real standout feature
00:30apart from the fact that it's got quite a lovely, unique style inside, is the fact that
00:34it's got a stunning garden as well to boot. But anyway, we're getting ahead of ourselves.
00:39Some background details on this place. Today's home is a five bed, semi-detached, full wood
00:44property, which is located obviously just outside of Preston, which dates back to the
00:491860s. So it's an older house with plenty of history, plenty of character, but as you'll
00:54see, it's not in need of any modernisation at all. It's got those modern features, it's
00:59got that kind of stylishness to it as well. So no worries on that front, you've not got
01:03something which very much looks like it's from the 1800s. It's on the market for £520,000
01:10with Armistead Barnet. Obviously that's putting it towards the higher end of the real estate
01:15market, but as you'll see, it's on for that kind of price point for a reason. Now I'll
01:20just talk you through some of the spec of this place. Stunning home, it's organised
01:25over three floors and it's got what I would kind of describe as like that very modern,
01:30stylish, but retro vibe to it. So it's got like a bit of historic class to it. So yeah,
01:36stunning finish throughout, really, really nice, really eye-catching. It's kind of centred
01:40around central living room with French doors leading out into a sunroom and then the huge
01:45fitted kitchen diner with central island unit. Now this thing runs the length of the property
01:49and opens up onto the terrace at the back. So this is a real feature, heart of the homeroom
01:54in my opinion, absolutely gorgeous. There's also a home office, which is really handy
01:57these days when a lot of people do do a lot of work from home. Going upstairs, like we
02:01say, this property has three floors, so it's got, you know, two upstairs. It's got a spindled
02:07staircase leading to the first floor, large bedrooms throughout, plenty of space on that
02:12front and then the top floor, obviously another bedroom up there with an en suite as well.
02:15So that's really good. But coming to the unique selling point to this property, the
02:20thing which really stands out, makes it stand out for me, it's the split level landscape
02:25garden, if I can get my words out. Now, not only is this thing large, spacious, stunning
02:31in the sense that it's bordered by mature hedgerows, it's got a mature lawn, but it's
02:36also south facing as well. And it's got, as you can see here, a covered seating area at
02:41the bottom. I mean, it's just stunning. Imagine being able to sit out there when the weather's
02:45nice, if the weather's nice. Granted, we are in Lancashire here. So, I mean, it's good
02:50that that bit up there is covered so that the rain won't get on you in those moments
02:54when the weather is slightly more inclement. But anyway, without further ado, let's take
02:57a bit of a video tour. Like I say, this property is on the market for £520,000 with Armistead
03:03Barnet. So let's take a look around. Cheers.
04:15Cheers.
