00:00I'm James Daynard. I've done over a billion dollars worth of real estate deals in Greater
00:06Seattle. Big money. Now my team and I are partnering with other flippers taking on zombie
00:13houses, rundown properties no one else wants, and turning them into stunning million dollar
00:21homes. Let's get it listed. Yes! I make the plan, put up all the cash, and split the profit
00:27with our flip partners 50-50. This is amazing! But it's up to them to put in the work and
00:32to see it through. And if they don't, then what's going on here? They're out. They're
00:37off the job. And I'll take the house over for myself. Let's bring these zombies back
00:42to life. I like this area, but it reminds me. Ryan, remember when we hired the contractor
01:04who was completely fake? Oh, dude. He had a fake ID, a fake business, a fake logo. What?
01:11That was the one by the strip club, wasn't it? You would remember that, wouldn't you?
01:16Well thanks for scrambling together, guys. We're heading out to meet Tyler. Nice kid.
01:21He's got some flipping experience, but I'm not sure he's the kind of partner we need.
01:26What's your background? Do you get your hands dirty on these projects? I fix a couple toilets.
01:32Okay. We're gonna roll the dice on this young guy. Do I have that right? Well, yeah. When
01:41you see the house, you're gonna like what you see. I think we can get it today for
01:44$774,000. It is a hell of a way to get to know someone. Hey, can I borrow three quarters
01:49of a million bucks? It's listed for $774,000. And if we want to partner with this kid, we
01:55have to fork over all the cash today. Let's see this baby. But before we put skin in the
02:01game, we need to check out this house. The house is located in Lake Forest Park. It's
02:08a good neighborhood, though. And look at the street that it's on. Like, look at this house.
02:16I know. Good schools. And you've got parks. It's easy to get to the city. And then, yep,
02:23there's us. The ugliest house on the block, as usual. I mean, it's a little messy. Trash
02:33we can deal with, but the bones look good so far. You brought heels for the garbage
02:39houses? Don't worry about me. Okay. Hey, Tyler. Hey, what's up, guys? I want to get into flipping
02:46because I love the idea of taking something that's been unloved, fixing it up, making
02:51it beautiful again, and making a profit. So, Tyler, we have to make the decision today
02:55on this, right? That's right. There's a few investors circling it. If James wants to partner
03:00on this flip, this would be life-changing for me. He's the biggest flipper in the area.
03:06Being able to learn from his wisdom would kickstart my career in a big way. It's a three
03:11bed, three bath. Tyler needs me to front the money to flip this house. You got a good price,
03:16the right location, but it's got to hit that million dollar mark, or I'm not interested.
03:21Megan, three bedroom house. Do you think we can get over a million dollars for this property?
03:26I'm a little concerned about the three beds. This is a very family-oriented neighborhood.
03:31The fourth bedroom is pretty key. So, if we want to get over the million dollars, I think
03:35we're going to need to figure out how to get that last bedroom in somewhere. We got to
03:39get inside this house and take a look at what's going on, especially if we got to get an answer
03:42today. I mean, this entryway is not grand. Buyers want to come into an inviting approach.
03:52It feels more like a gate. We got the kitchen, the dining room, and then the sunken living
04:02room on this floor. A little dark, got multiple steps going on. The more it's chopped up,
04:09the smaller it feels. And maybe like pick a theme. We got all sorts of flooring going
04:13on here. We got nautical floors. We got modern tile over there. We got 1997 carpets. What
04:20is on the white carpet over there, bro? That's what we call mystery juice. This floor right
04:28now, it's super compartmentalized. Old school sunken living room too. Yeah. I mean, it wouldn't
04:34be too hard to raise the sunken living room, right? We're looking at like 8,000 bucks to
04:40do that. Let's go through the rest of this house and figure out, can we even get to that
04:48million dollars? Because it might not even matter if the floors are raised. Let's check
04:52out this kitchen over here. That's disgusting. I feel like we're in a little dungeon. Yeah,
05:02this whole space feels claustrophobic. Yeah, it's never a good sign when I can touch it.
05:07This is too short. It is too short. This is too small. I would want all these walls opened
05:12out. This is not going to be the kitchen to get us over a million dollars. And it's too
05:16smelly. Boy, you got rat poop. Oh. So you just pick it up? Bro, some of you learned
05:22anything? The rat poop is the least of our problems. This kitchen needs a full $20,000
05:30There's some structural work going on here. We're blowing out walls. We're raising ceilings.
05:36That's not the easiest scope of work. That's kind of scaring me a little bit. I'm not going
05:42to lie, thinking about demoing didn't include all this structural work. I'm a little nervous
05:48because it doesn't look like he gets his hands dirty. But if he doesn't want to put in the
05:51work, we'll put in the work and take it over. So this is the party pad.
05:55Oh, what the hell is this? We got a hot tub. We have bamboo stairs that's made out of furniture,
06:08grass, and whatever else junk he could find around. Yeah, well, it's wired too. Oh, great.
06:14There's electrical in there. That's actually a major concern. Not good. This is the definition
06:20of a weekend warrior. Yeah, I knew it was going to get worse. Weekend warriors make the worst
06:24zombie houses because there's tons of hidden problems. Oh my gosh. I mean, this thing is...
06:29This is one of the jankiest structures I've ever seen in 15 years of doing this.
06:34This tub's actually not... Oh my gosh, there's a condom. Dude, Jimmy, it's the swinger.
06:44I've seen some zombie homes, but this takes the cake. On the back deck, the party pad,
06:48it would have to go. We would have to turn it back to a traditional deck
06:52and re-landscape the whole backyard so it fits a family's needs.
06:59Yeah, this thing is all... Be careful, Jimmy. And what is going on here? There's like a secret
07:06trap door. What in the hell? Dude, you guys got to come look at this. Are we sure this is sturdy?
07:12Can this thing hold this all? Oh, holy... Yeah, real sturdy. This sucks. Feels very unstable.
07:27You guys are all much smaller than... Come on, Ryan. I got it. I got it.
07:33That was graceful. Wow. Dude, check this place out. I don't know, man. I don't know what to say.
07:39Yeah. Tyler, what is underneath there? Because obviously we're not inside the house anymore.
07:44Underneath this is an actual deck. They enclosed it, which is weird. Ceiling's made out of plastic,
07:52wires hanging off the wall. This is a full tear-out. Yeah. I mean, we're...
07:5920, 30k in demo work going on right now.
08:02I'm almost scared to go with what's behind the next door.
08:11Well, this doesn't seem so weird.
08:18So this might be the most normal room in the whole house. Surprising, actually.
08:23The bathroom and suite is right here. That's a tiny little shower.
08:27Okay. So, Megan, would this work as a primary suite?
08:30I mean, the space is nice, but the bathroom is definitely too small.
08:37The two, like, main spaces that sell homes are, like... Not good.
08:40Not impressive. Fully renovated.
08:43Kitchens and bathrooms are key spaces that buyers expect at that million-dollar range.
08:48The budget is going up with every step we take.
08:52As I'm walking through the house, I see issues everywhere.
08:55So up here, Tyler, we got two bedrooms and a bathroom, right?
08:59Yeah. It's not bad. I don't think there's a whole lot we have to do.
09:03But we still need to figure out where to get that fourth bedroom,
09:05because there's no place to squeeze it up there. Let's check out this basement.
09:09But to become a million-dollar house in this family-friendly neighborhood,
09:12we need to add a fourth bedroom.
09:16So this is the bonus room.
09:21Gross. I mean, Megan, do you think we can cut this in half?
09:25Add a bedroom and still have room for a family room.
09:29I think so. I think we can get a little bonus space, a fourth bedroom.
09:34I have a lot of concerns about this house.
09:36But if we can add a fourth bedroom in this space, there's a chance this house could work out.
09:41I will say, though, I mean, they did put some money into this basement bath down here.
09:46Toilet looks good.
09:50What?
09:51No!
09:54Why?
09:55New rule.
09:56I thought it was...
09:56Do not open the fridge. Do not open the toilets.
09:59Zombie houses are full of surprises, and typically not good ones.
10:03I hope this deal doesn't go down the crapper.
10:06Disgusting.
10:20So, what do you guys think?
10:27So, Tyler, I'm a little worried about this project.
10:31Okay.
10:33It looked a lot more cosmetic from the street,
10:35but there's definitely some red flags in this house.
10:38We have a lot of crappy construction going on the inside.
10:41There's a lot of layout changes.
10:44Yeah.
10:45This house has some pros, but a lot of cons.
10:48There's a ton of work to do inside,
10:50and I'm not sure if young Tyler is up for the challenge.
10:52So, Ryan, I mean, what do you think this project is going to cost
10:56to get all the things that we covered in there?
10:58A demo alone is a big number,
11:00but I think for everything with all the layout changes and everything,
11:03we're closer to like 130 in like, you know, eight-week time frame.
11:08Okay.
11:09Tyler's got an eight-week schedule because time is money.
11:12Every day that goes by, we pay interest, which takes away from our profit.
11:16So, Megan, what do you think we can sell this thing for
11:19if we add the fourth bedroom, we get the sink dialed in,
11:22we make the kitchen a lot bigger?
11:24Well, I think I have good news.
11:25I think you can get closer to 1.15.
11:29Like those numbers.
11:30The numbers are looking good.
11:31They definitely got some cushion.
11:32So with those numbers, are you down to fund this project?
11:41I think I'm down to fund this one.
11:43So Tyler's brought me this house that we can get for $774,000.
11:48The plan is I buy the house and put in $130,000 for renovation.
11:53To keep from paying additional holding costs,
11:55Tyler needs to get this house done in eight weeks.
11:58Then we'll sell it for a nice profit that will split 50-50
12:02before taxes and closing costs.
12:05But in this partnership, my responsibility is to send the check out.
12:08You're going to be responsible for hiring a contractor and a crew.
12:11We'll get you a new floor plan that you can work with
12:13and Megan's going to handle the design
12:15and Ryan will help out with construction.
12:17But your responsibility is to run the job site.
12:20We're going to be back to check the progress
12:21and make sure you're on track.
12:23Lean on us if you run into any problems.
12:25Okay.
12:26But if you don't run this project correctly,
12:28we're going to turn from 50-50 partners into 100% partners.
12:32At any point, I can take this deal away
12:34and keep the profit for myself.
12:36So Tyler, are you up for this?
12:37Let's go.
12:39Nice work.
12:40Congrats.
12:42All right, guys.
12:43Party in the hot tub.
12:44We're going to celebrate.
12:57Tyler.
12:58You guys ready?
12:59Are you ready?
13:01We're back at Tyler's whip to help him with his first demo.
13:04Opening up the main floor will help us come up with a renovation plan.
13:08You have a tight timeline.
13:10Eight weeks is...
13:11That's a tight one for this project.
13:12Yeah.
13:13I mean, what do we got to finalize with this floor plan?
13:16Definitely have to clean this all out.
13:17We need to see everything wide open.
13:19For the main floor of the house,
13:21it's currently a design like the 70s.
13:24So we're going to open up all of the living spaces
13:26so that they feel larger for one
13:29and they function more for a modern lifestyle.
13:31This wall will be huge to get rid of.
13:33We want to open up this kitchen wall.
13:36So Tyler, I want this whole wall stripped out here.
13:39OK.
13:39Pony walls have to go.
13:41So both pony walls need to be blasted out here, Tyler.
13:47And then we're going to raise the floors.
13:49All the flooring needs to go.
13:51This nasty carpet, the hardwoods, the tiles, strip it all out.
13:54And this kitchen sucks right now.
13:59It is just too low in here.
14:02I want these guys to strip out this whole ceiling, OK,
14:07all the way through.
14:09I want this demoed out.
14:11So we're raising up the floors.
14:12We're going to raise up the ceilings,
14:14which is going to raise up the price.
14:15I want this wall open, this wall here.
14:17I want this open too.
14:19Everything is getting wiped out through this section.
14:22Once we get it open, then we can start laying out the kitchen.
14:26But this is where the real work is.
14:28Just need to wipe this thing out.
14:30I don't even have enough spray paints to cover this whole thing.
14:34We need to rip all of this off.
14:36I can't wait to see this gone.
14:38All right.
14:38Let's do it.
14:39Get after it.
14:50All the cabinets, countertop.
14:58We're going to be taking this whole ceiling down.
15:06We pretty much demoed the entire kitchen.
15:08We've been moving really quick.
15:10But there's still a lot of things to do.
15:29We do all kinds of projects, big and small.
15:32And each one has its own unique problems.
15:35So today we're heading out to a property I bought a few years ago in Bellevue, Washington.
15:4115 years of working for you.
15:42I've never seen you fall in love with a house.
15:44But you definitely fell in love with this one.
15:47This property is one of the most exclusive properties in Bellevue.
15:51This is a gorgeous house.
15:524,000 square feet, five bedrooms, three and a half baths.
15:57It's on a two and a half acre lot, which is almost impossible to find.
16:01I mean, look at this front yard.
16:03I love it.
16:04It's so beautiful.
16:05I paid $1.8 million for this property.
16:14We put over a million dollars into the transformation.
16:17And right now we're listed for $4.3 million.
16:21But it's not selling.
16:23It's now been on the market for almost 90 days.
16:26Every month that goes by, I'm paying $25,000 in holding costs,
16:31which is nearly $1,000 a day.
16:34I need this thing sold.
16:37I mean, I will say every time I do come out here, I feel like it can't be better.
16:41Potential buyers love the house itself.
16:44It's not like wow factor when you walk back here.
16:46But we need something to get us across the finish line.
16:49We have a couple key spaces, right?
16:51We have all this dirt area and we have our gravel area.
16:54We need to come up with some ideas to how to make this look better.
16:57And I'm open to any idea.
17:02If this was my call, I'd continue the pavers out,
17:05do a barbecue, fire pit area here,
17:07plus the rock speakers to get a little music vibe out here.
17:11So I do like the idea.
17:13And then for this section in here.
17:14I think we do need that green kind of area for kids to play.
17:20What about like a turf option?
17:21Here with like a putting green off the back.
17:23And then the retaining wall coming all the way around.
17:25So in the gravel area, fire pit and barbecue,
17:28how much do you think that's going to run?
17:29It's like 10 to 15,000 bucks.
17:31For the turf with the putting green.
17:33I mean, what do we think the damage is on that?
17:3510 to 12,000 bucks.
17:3720.
17:37The 25 total back here.
17:39OK.
17:39I like these ideas.
17:41I think we have to do this.
17:42Yeah.
17:42I hope this works because every month it goes by is extremely expensive.
17:54So our team's here to support our flipping partners,
18:01but they have to do all the work.
18:02And if they don't, I will take over and they're off the job.
18:06Doors here, washer, dryer here.
18:09After demo was complete,
18:10we left Tyler to get the job site cleaned up
18:12and to oversee the framing plan we gave him.
18:15It's kind of nice that we don't pull a bunch of garbage.
18:17Yeah.
18:17I know.
18:18All the trash is gone.
18:19It looks so much better already.
18:21How goes it, man?
18:22Good.
18:23The exterior of the house is looking a lot better already.
18:25Cool.
18:26But I definitely want to get this yard under control a little bit.
18:30Get some water on it.
18:30Get it growing now.
18:32Because flipping is more than just the house.
18:34It's the whole vibe we're going to create.
18:36And then Megan come in, put her fairy dust on it.
18:39We'll get it to pop up.
18:40It's a new trick I have.
18:43All right.
18:44I want to see what's going on in the inside, though.
18:46This front entryway, though, is dog ****.
18:49It's sloped the wrong way.
18:50It's rotten.
18:51This is not good.
18:53OK.
18:53Wow, you got some progress.
18:55Yeah.
18:55Feels a lot better.
18:56We took out this kitchen wall and we raised the sunken living room.
19:02Yeah, they cranked these floors out pretty quick, huh?
19:05Yeah, super quick.
19:06Wait, hold on a sec.
19:09Oh, I feel like this floor is dipping.
19:12Let's check.
19:15I think there's a bit of a slope there, bro.
19:17Yeah, I see that.
19:19I'm worried about Tyler's attention to detail.
19:22Anybody can slap together a renovation and say it's good enough, but that's not how I work.
19:28So do you think we need to rip all this out?
19:30That's going to cost time.
19:32But the faster way, they can self-level the whole floors.
19:39And then that way we won't have to rip it out and lose a week.
19:41Good call.
19:42Let's go look at the primary.
19:45So we framed it all in.
19:47This is going to be the bathroom for the primary.
19:50What do we got going on here?
19:55Are those paint lines accurate?
19:56Is that where your vanity is going, where Jimmy's at?
19:58Yeah, the vanity is going to go right there.
20:01Why did this get framed this way?
20:03This is what the contractor and I came up with with the plumbing.
20:09So your bathroom, you walk in and you hit this counter right here.
20:13It's going to have a single vanity, a small-ass shower, and a toilet.
20:17The door's going to swing in and you're going to have to jerry-rig yourself around
20:21to get to your shower.
20:23Tyler's making huge decisions without us.
20:26Now we need to spend the money to fix it.
20:28I do not have time for that.
20:30When we laid out the bathroom, we were going to do a double vanity on this wall.
20:34Big, giant walk-in shower through here.
20:37This doesn't work at all.
20:38We just made it worse.
20:40Tyler's messed up the framing in the primary.
20:42He didn't follow my plan, and now the bathroom is a disaster.
20:46I want this completely tore out.
20:48Bring this wall back like we had it before.
20:50OK, got it.
20:54In the basement.
20:55We got rid of the toilet.
20:58Yeah, laundry room.
20:59OK, that's a good thing.
21:01And then bonus room.
21:03Yeah, laundry room.
21:05That's a good thing.
21:06And then bonus room.
21:09And this is the bedroom.
21:11In the lower level, we framed in a new bedroom in a large bonus room
21:15to get it to a four-bedroom property from a three-bedroom.
21:19Dude, this bonus room, why is this so small?
21:22Yeah, it feels more like a closet.
21:25It definitely doesn't feel right down here.
21:27This is why it's so important to walk your job sites after framing.
21:29We're going to need to move this over.
21:32We have the width here.
21:33It looks like we have about 12 and 1⁄2 feet.
21:35Our minimum size for our bedroom is 10 by 10.
21:38So I think we can cheat this wall over about a foot here and bring it to 9 feet.
21:43And then to get this room feeling bigger, we want to bring it more natural light.
21:46We want to take these French doors.
21:47We want this thing dead center.
21:49OK.
21:50So when you come down the stairs, it's a lot more airy.
21:53It's a lot more open.
21:53So it feels more like an indoor-outdoor room.
21:56It might be a good idea to pop a French door into the bedroom to make it more of a flex space.
22:01It could still be a fourth bedroom, but it allows more flexibility.
22:04Megan, I like that.
22:05And this could also be an office, or maybe this is a TV room.
22:10The more flexible our space is, the wider the net for buyers.
22:14Yeah.
22:14It's going to get more people in the door, which usually means more offers.
22:18I like that.
22:22Check it out.
22:24This looks a lot better.
22:25Way more open.
22:26This is nice.
22:28The party pad is out.
22:30The sun deck is in.
22:32And look at this sweet deck we found behind the walls.
22:35This is what was hidden inside the pink walls.
22:37That's right.
22:38It's in good shape.
22:39That might be a first, actually.
22:41That's a win, right?
22:42Heck yeah.
22:43We have way more space than I realized.
22:44You got a primary deck.
22:46You can get some grass put in.
22:47And this thing is huge.
22:49Anyone would want to hang out here.
22:50This is an awesome space.
22:52Yeah.
22:52I mean, it's got big deck energy.
22:54Can you use that in the listening remarks?
22:56Yeah.
22:56Big deck energy here.
22:57OK.
22:58Maybe not.
22:59Big deck.
23:00Little deck.
23:01Lots of deck.
23:18OK.
23:20Ryan and I are the rest of the team.
23:22We put in a lot of work to get the backyard looking complete.
23:28So I'm super excited to show them what we've done.
23:31We've been trying to get this thing sold for almost 90 days.
23:35Hopefully, this is enough to get it sold.
23:39Oh, hello.
23:41What do you think?
23:43This looks awesome.
23:45This looks amazing.
23:47Remember what it looked like before with the gravel and the mulch?
23:50There was really no definition to this space.
23:53Now we have our lovely barbecue area, an entertaining space.
23:57I just love how this flows out into this barbecue area.
24:00And then a potting green, which gives this whole area a little entertaining piece.
24:11And our new retaining wall, which kind of defines that hillside.
24:17It looks phenomenal.
24:18And I need this thing gone.
24:20This thing has eaten up a ton of cash.
24:22What was the final damage on this?
24:24OK.
24:25So we got all of this done.
24:27The big patio, 12 by 20.
24:29The retaining wall coming all the way around.
24:31And the potting green.
24:32For $20,000.
24:35Great job, guys.
24:36You guys absolutely killed it.
24:38It's a fantastic day.
24:39Good job, Ryan.
24:40Bam.
24:41Investing the 20 grand to upgrade this backyard will be just the thing to finally make this
24:45sale happen.
24:47I bought the house for $1.8 million.
24:49Our renovation budget is now $1,020,000.
24:53Our listing price is $4.3 million.
24:56Our potential profit before taxes, holding, and closing costs is $1.48 million.
25:19Primary is looking good.
25:20Obviously, we've got some work to do still.
25:22Things have been moving along pretty good at this house.
25:25For in here, we're going to float the cabinet.
25:28We put drywall up.
25:30We've been working on the plumbing, the electrical.
25:32See what you guys did with this deck.
25:34It looks good.
25:35The deck out front, James said he didn't like the way it looked.
25:37So we went ahead and fixed it.
25:42What in the f*** is going on?
25:44This yard looks like s***.
25:46Yeah, what is with this kid?
25:48There's not even any sprinklers out here.
25:50We got to get this fixed.
25:51He's not following direction.
25:53We told him to start watering the grass and it's completely dead.
25:58What is this?
25:59What's this beauty?
26:00Is this a new deck?
26:02It's new lumber.
26:03You gotta be kidding me.
26:04He put it right back.
26:05Exactly the same.
26:07Right now, this deck feels like a barrier.
26:09It needs to feel inviting.
26:10It needs to draw you into the house.
26:13This looks like absolute dog s***.
26:15That's an understatement.
26:16Tyler's gone rogue again.
26:18I'm not sure if Tyler's cut out to do this house.
26:21What's up, guys?
26:22We are suffocating the whole curb appeal.
26:25We have to get this grass coming back to life.
26:27That's three to five grand to replace that grass.
26:29Okay.
26:30We have plenty of money that we've been sticking in this house.
26:32We don't need to put it out front with grass that we already have.
26:36Okay, yeah.
26:37Speaking of s*** that we already had,
26:39people will hate or love this house within the first step inside this door.
26:43But they're really not going to get inside the door when they got to go around this deck
26:47with no approach.
26:49I mean, it literally looks like the back of the house.
26:51So now we got the ass in the front, which is no good.
26:54We have $5,000 in our budget and you approved this?
27:00I mean, it's not stained right now, so it looks a little rough.
27:03If we want to sell for a million dollars, this doesn't work.
27:05I mean, do we really need to redo it though?
27:07I mean, it's all done, man.
27:09We've already covered it.
27:10It can't f***ing do.
27:11What is going on?
27:13It's not working as it is.
27:15We're going to rebuild the whole thing.
27:18Meet with Megan, figure out the design,
27:20and then let's get this planned out.
27:22We cannot sell this house for over a million dollars with someone walking through a back door.
27:27You should know that this looks like s***.
27:29And if you don't, you're in the wrong business.
27:45Off to a good start.
27:47Dude, I'm sorry.
27:49I was just trying to run the job site and get it done quickly.
27:52And if everybody's in a rush, we're going to wind up with a rush product.
27:56It's going to be a long sale and we're going to sell this for a lot less money.
28:01Yeah.
28:02I mean, the good news is the floors feel a lot better.
28:05There you got the self-leveler done.
28:07We're all drywalled in.
28:08We got the can lights are up.
28:11The space is turning out really good.
28:12This is our probably best space in the whole house.
28:16Here's the primary.
28:18How'd the bathroom turn out?
28:19Big shower, room for the toilet, double vanity.
28:24This is way better.
28:25Yeah.
28:26We went from having a very small shower.
28:28Unusable.
28:29To where now this bathroom feels like spa bathroom.
28:34This does not feel good, though.
28:36It feels small in here.
28:37Doesn't this feel small?
28:41We're just off balance, I think, in our design.
28:45And our light is just filtering from the corner over here.
28:47So maybe that's just throwing us all off.
28:50And we have this dead shadow spot in the corner.
28:52I think it's like shrinking the space down.
28:54Yeah.
28:54I think what we need to do is get more light coming in.
28:56Agreed.
28:57And so we frame in like a three foot wide by four foot long window.
29:03Well, hold on.
29:05Now we have to spend more money for the window.
29:07It's okay to spend money.
29:09You just have to spend it in the right places.
29:11You've already wasted plenty of money.
29:14You guys have been on me about the budget, this, budget, that.
29:16And come out here for a second, kid.
29:19That's never a good spot to be in.
29:21We've been flipping homes for years.
29:23We know how to maximize this profit.
29:26You are doing whatever you want.
29:28You are diminishing the value in the front and burning my money.
29:31I'm increasing the value over here.
29:33So follow the instructions.
29:35And if you can't, I do not need you here.
29:38I did not sign up for a babysitting job.
29:40Megan, all right, let's go.
29:43So
30:02Tyler does have a lot to learn.
30:04This doesn't work.
30:05It can't f***ing do.
30:07We're seeing some mistakes happen.
30:08He doesn't really have a strong design background and might need a little help.
30:13This is the buyer's first impression.
30:15So we don't want to start off by like this uninviting entry,
30:18where you just walk right into like a fence looking deck rail.
30:21How do I get to the front door?
30:22It's almost the worst thing as a broker.
30:24So the idea would be if we can just center it mainly on the door here,
30:27straight off the pathway.
30:29Okay.
30:30Okay, Tyler, we need to focus heavily on this kitchen area.
30:34Helping new flippers understand the ins and outs of design is my specialty.
30:37Because it is our first impression and it is a huge piece of this home.
30:41I want them to learn where they can splurge and then where they can also save
30:44so that we can make the house as attractive as possible to potential buyers.
30:49If you pick a lighter finish, it's going to be more reflective.
30:52We have a reflective surface.
30:53It just keeps brightening the space.
30:55So I would like to move towards a white slim shaker cabinet, something sleek and modern.
31:01Okay, cool.
31:02I love that.
31:03I want to maximize the cabinet space.
31:04So I would do a lower and upper cabinets in an L shape along these walls.
31:09The sink would go here, the range here, with the microwave above,
31:13and then the dishwasher with the fridge could go over here.
31:15Then we would have a nice large island here with seating for four
31:18to create lots of counter and entertaining space.
31:23The best part is when you start adding in the hardware and the lights and the paint
31:27and all the furnishings come into play.
31:29So all the finishing works, the jewelry.
31:31Jewelry.
31:32Yes.
31:32Let's go see your primary bath.
31:35It could be very boring if we just did all grayish kind of tile and paint, right?
31:40I don't want boring.
31:42So I was thinking your shower surround can have a little bit of color.
31:45It's like this aqua type of subway.
31:48This is pretty.
31:49To spice it up just a little bit, a little penny tile for the shower floor where you're standing.
31:55Okay.
31:56A nice texture, add a little pattern.
31:58To warm it up, we're going to use a wood type of cabinet.
32:02Looks beautiful.
32:04This will be a beautiful spa-like primary ensuite.
32:07We've got a double vanity here and then this giant shower,
32:11which is really going to be a selling point.
32:13The time I spent with Megan today, I learned a lot about design.
32:17She definitely knows what she's talking about.
32:19It should feel like a spa-like experience.
32:21And they'll be excited to buy it, right?
32:23For big dollars.
32:25That's what we're going for.
32:33Hey Zeus, let's take this out.
32:46This gutter.
32:48Yeah.
32:49Tyler's got to stay focused.
32:50This is going to be a really tough deadline to meet.
32:53The process has been full of ups and downs.
32:56Tons of problem solving.
32:58The deadline's coming up.
32:59I'm going to work so hard to get this thing finished.
33:02It's crunch time right now.
33:16So the landscapers are working on the yard.
33:18The front of the house is painted.
33:19The front porch is looking good.
33:23But there's just so many items left to do.
33:26You're going to paint this?
33:27Yeah, we're painting it black.
33:28The back deck still needs to be painted.
33:30It looks rough.
33:32You need to get your hand rails in.
33:35Tyler's house gives me a little anxiety right now.
33:38So much to do in such a little amount of time.
33:51You got it?
33:52Heck yeah, we got it.
33:53We're getting close to finishing Tyler's house.
33:55We're going to have to get it all cleaned, staged.
33:58Yeah, right here looks good.
34:00Okay.
34:01Tyler, your corner is up too high.
34:03A couple inches.
34:04Perfect.
34:06I feel good about the house.
34:07And I'm hoping that it can get us top dollar.
34:10But I don't know how Jane's going to react.
34:21Are we ready?
34:22It's ready.
34:23So I'm excited to show you.
34:25It's been a little bit of a rough road with Tyler.
34:27And I'm hoping today is the day that he redeems himself.
34:33Yeah, it's looking clean, dude.
34:34He said the house is ready.
34:36And I'm eager to see what it looks like.
34:38You like what we did with the landscaping?
34:41This looks so much better, Tyler.
34:44When we came here the first time, there was trash everywhere.
34:47Everything was dead and dying.
34:51And now everything is popping out.
34:54This is this approach that we were looking for.
34:57But I also want to see what this front porch looks like.
35:00Because I know last time we reviewed that porch, I wasn't so warm and fuzzy.
35:05Here it is.
35:12What do you think?
35:15I mean, Tyler, this looks so much better now.
35:23We totally redid it.
35:25Much better wood, better craftsmanship.
35:27But now this makes sense.
35:29I love how they tied the body colors in with the railing.
35:32Your first design, the swing and miss.
35:34This looks way better.
35:42Wow, dude.
35:44This looks unreal.
35:45You like it?
35:46What's not to like about this?
35:48When I first came in, the sunken floors, boxed-off kitchen.
35:52The ceilings were super low.
35:58Between the kitchen being all opened up and the vaulted ceilings,
36:02the living room flows into the dining room and even the fireplace.
36:07Painting it black, adding a little bit of wood accent in there.
36:10It's warm.
36:11It's inviting.
36:12It's amazing what a little paint can do.
36:14Yeah.
36:14Look at this kitchen here.
36:22The island is bigger than normal.
36:25When you got a million-dollar house, people got a lot of friends.
36:27They want to entertain.
36:28The more they can envision having their friends over, hanging out,
36:32they can party.
36:34Digging the finishes here.
36:36We did this brushed gold on the hardware.
36:39We got these cool pendant lights hanging down.
36:42The pendant light ties in with the handles.
36:45You have a pop of a darker gold faucet that's blending in with a brushed gold.
36:50It's those little details.
36:52And bringing the kitchen all the way over here
36:58really expanded our dining area.
37:01This is a lot bigger.
37:02And it leads out to the kitchen.
37:04It's a lot bigger.
37:04It's a lot more spacious.
37:06This is a lot bigger.
37:07And it leads out to the back deck.
37:11Wow.
37:15This looks great.
37:16I got to say, that was one of the worst weekend warrior jobs I've ever seen.
37:21We freshened things up.
37:23We painted the deck.
37:24I mean, talk about a transformation.
37:26Yeah.
37:27It's come a long way.
37:28Check out what we did with the yard.
37:30Oh, dude.
37:32It was just rocks and dirt.
37:35And we created a yard.
37:37That was one of my biggest concerns about this house.
37:40We're in a family-friendly neighborhood.
37:42We have a house that's sized for a small family.
37:45But we didn't have this space.
37:47I mean, you're talking about hundreds of thousands of dollars difference on the price.
37:51The house is looking great so far.
37:53But we still need to see the upper and lower floors.
37:56If they're as good as all this,
37:57we might just get this house over the million dollar listing price
38:01and make some serious money.
38:04Tyler's been showing me the renovations to this house flip.
38:08And so far, they're looking great.
38:10Hoping the rest of the house lives up to my million dollar standards.
38:14Now, Tyler, this is a primary.
38:17But do you remember what this thing was like before?
38:20It was so dark and dingy.
38:24We added this window over here.
38:26You were right.
38:27This window balances the whole room.
38:29It's a little bit more spacious.
38:30It's a little bit more comfortable.
38:32Balances the whole room.
38:34And it brings so much light in.
38:35When you come through your door, you're seeing green.
38:39We spent a lot of time and effort on this room.
38:42We reframed it twice.
38:45This primary bath, do you remember it before?
38:48It was tiny.
38:50And now we have this earthy wood tone vanity,
38:53a room for the toilet, a huge shower.
38:56This primary bath looks amazing.
38:59It has this spa-like setting with natural tones.
39:02Give it that warm feel.
39:05And then we have this deck, which is such a bonus feature.
39:10We got a nice private deck.
39:12We didn't even know it was there.
39:14The pink closet.
39:15It was creepy.
39:16That was one of the weirdest structures I have seen.
39:21Talk about the Christmas present we found inside.
39:24And these bedrooms, they turned out great too.
39:27Warm and biting.
39:28Perfect for kids.
39:29How did the basement turn out?
39:31Come check it out.
39:33Wow, man.
39:34For a downstairs basement bathroom, this thing really turned out.
39:38Got rid of that smelly toilet.
39:40Oh, I forgot about the toilet.
39:44You talk about a huge shower for a basement bathroom.
39:47Most of the time, a basement bathroom is an afterthought.
39:50But it's your third bathroom, and we got to make it feel good.
39:55Wow.
39:56Wow.
39:58This feels amazing.
40:00I think this bonus area really turned out.
40:03If you remember, this was just one big room.
40:05In this flex space here, it could be an office.
40:09We added the closet so it could be a fourth bedroom.
40:12But the more flexibility we give a buyer, the more they can envision how they're going to live here.
40:16That's how we get paid flipping houses.
40:19We take wasted space, and we maximize it by creating livable areas.
40:26Tyler, I got to say, this whole house feels great.
40:29There was definitely a few times that I didn't think I was going to make it to the end.
40:33I thought James might fire me a few times.
40:35I'm glad that he didn't.
40:36The last eight weeks, I know, have probably have to been pretty much a grind.
40:40It was constant problem solving.
40:42This flip, it started off rocky.
40:44But Tyler has really brought it together.
40:47When you're flipping homes, there's so many things that come at you.
40:50When I first started flipping houses, I wasn't much younger than Tyler is today.
40:55I see a lot of myself in Tyler.
40:57And now we've got a beautiful house to sell.
41:00Hey, guys.
41:01What's up?
41:01Hey.
41:02Hi, guys.
41:03You got a smile on your face.
41:05This house has everything a buyer wants.
41:09We have an expansive yard.
41:10We have the flow, oversized kitchen.
41:13It's got bolted ceilings.
41:15We got dual decks.
41:17The primary.
41:18The house turned out amazing.
41:20And you know what would make this house look even better?
41:23A sole side out front.
41:26So let's get this thing ready to sell.
41:28What are we thinking, Megan, on pricing?
41:30So we had originally talked about $1.15.
41:33And then it turned into this beautiful gem.
41:37But I think that you can maybe press the price a little here.
41:43I think we can press it to $1.25.
41:46Whoa.
41:47That's a nice little bump.
41:49Megan, that's great news.
41:50Sitting here right now in this beautiful kitchen,
41:54I feel proud about what we put together.
41:56Yeah, buddy.
41:57I feel a huge weight off my shoulders.
41:59You don't celebrate until the money is in the bank.
42:02But we're off to a great start.
42:04This house has all the unique features, spaces, and finishes
42:09to get us a premium price.
42:11I'm excited to see what buyers think of this property
42:14and what it's going to sell for.
42:21Well, we got a little bit of good news.
42:23So we got an offer for $1.25 million.
42:27That's huge.
42:29I mean, Tyler, that's a pretty good payday for us.
42:32At $1.25 million, that's nearly $350,000 of profit.
42:38And we split that.
42:39Oh, we're splitting that 50-50.
42:41Divide that by two before taxes and closing costs.
42:44It's way better than my first flip,
42:45I can tell you that much.
42:47Are you hoping to get that?
42:48When we flip homes, we put the time, energy, and thought
42:52into every space.
42:53We transform homes, not just flip them.
42:56I'm going to go start looking for the next one.
42:58Let's go.
42:59Yeah, don't spend it all in one place.
