00:12estate and joining me now is Jez McNamara, who is the Director of Ray White Rural in
00:18Queensland.
00:19Hi Jez.
00:20Jez McNamara G'day Kirsten, how are you?
00:21Kirsten Dipprose I'm very well, thanks.
00:24So how is the rural property market going at the moment?
00:27Jez McNamara Good, it seems to be very strong up here
00:29in Queensland.
00:30We've put a lot of property under contract in the last couple of months across all market
00:36segments.
00:37So cotton, grazing, irrigation, horticulture, even down to lifestyle properties in South
00:43East Queensland.
00:44We're seeing a lot of buyer activity and vendor activity.
00:47Kirsten Dipprose Is this a traditional selling time of the
00:50year?
00:51Jez McNamara Yeah, so in New South Wales, spring is definitely
00:54noted as a big selling time.
00:57But up here in Queensland, I would say our strongest selling times, February, March in
01:03that period.
01:04But yeah, we always seem to have a good run through into Christmas.
01:07You know, the eck is out of the way and everyone's deciding what they're going to do next year.
01:12So yeah, it's a good time.
01:14Kirsten Dipprose Yeah.
01:15So is that why you think properties are still selling or what actually leads to a good sale
01:20in your opinion?
01:21Jez McNamara The asset class is still quite desired.
01:24Across all market segments, but you know, leading to a good sale, I think a well constructed
01:30marketing campaign, timelines, putting all that out there to the market creates that
01:37opportunity for the results for our vendors.
01:40Kirsten Dipprose And what do you have coming up in the near
01:42future?
01:43Jez McNamara Coming up to Christmas, it's only a very short
01:44period.
01:45We've only got about six weeks left to Christmas.
01:48I've got a couple of campaigns kicking off this week.
01:51One's a breeder property in the Boyne Valley, so quite a tightly held area.
01:57Runs about 500 breeders on just over 7,000 acres.
02:01So it's going to auction on the 13th and that'll be our last auction day for the year.
02:06And then we've also got another avocado orchard being run as an expression of interest and
02:11it's closing on the 12th of December.
02:12Kirsten Dipprose Yeah.
02:13Tell me a bit more about that avocado property because it's near Bundaberg and I understand
02:19it's your property of the week.
02:22Jez McNamara Yeah.
02:23Great property.
02:24Yeah.
02:25So it's at Farnsfield.
02:26It's a 39 hectare property with about 30 hectares planted to avocados.
02:31It's got really good water with water from the Paradise Dam and also from a river at
02:37the back of the property.
02:38Well set up and it's offered on a walk-in, walk-out basis.
02:41So it's a great opportunity and a really good location for someone to start in the avocado
02:47industry.
