00:00My name is Rhys Joseph, we're in Stenton's property, State Agency and Letting Agency in
00:05Muchwendlock. It's a little village ten minutes from Telford and Shrewsbury pretty much. I took
00:11over our first letting agency in June 2021 back in Aberystwyth, so that's where I'm from, and we
00:21took over that as just a letting agency over the course of the next 12 months and we
00:26introduced sales and auctions and grew it slightly, and then we found this place, so we
00:32started getting into negotiations with the old owners, took over this place and in about March
00:3824 then, so earlier on this year, we took over finally and over the last six months we've been
00:45refurbishing and getting the office ready to go and draw a brand. I think because of the way that
00:50we sort of came into it, when I took over my first one when I was 21, I never really thought
00:56about it, I just had to sort of get on with it and make it happen and run the business. It's
01:01sort of only now I'm able to look back and appreciate the sort of position that I'm in.
01:05We've refurbished the office, we've actually done this all ourselves as well, so we haven't actually
01:08got anyone in, we tried to do as much as we could, so I've done the flooring all myself with Paul,
01:13who is an employee here, we took on when we first took over, done all the wallpapering,
01:19the painting ourselves, got someone to do the signage and actually got someone to do the
01:22electrics as well, because I didn't want to do the electrics myself. So we cover Muchwendlock,
01:27we do all the local areas like Harley, Cressidge, Homer around Muchwendlock, we also go out to
01:33Ironbridge and Colebrookdale, Jackfield, that sort of area. We do want to start pushing more
01:39into sort of Telford and Shrewsbury though, because there's definitely a lot of opportunity,
01:43especially with all the new buildings that are going on. I feel like for us, because we're
01:47generally younger, I feel like we sort of bring more of a fresher approach, especially with online,
01:53we try and use online as much as we can, there's a lot of social media, there's a lot of online
01:58advertising, so in that regard I feel like we try to bring a bit of modernity to estate agency,
02:05which is traditionally quite old in fashion, the way they do things, but we do want to still try
02:11and keep those old-fashioned ways of doing things, still being in local newspapers, magazines,
02:18having properties in our shop window, because that is still just as important
02:22and relevant as being online, so trying to get a nice mix.
