San Juan City Mayor Francis Zamora talks to PrimeTimes with Atty. Lia about his beginnings as a basketball player before entering politics. He also talked about his stint as mayor and what he has achieved during his term.

00:10only exude public servant leadership but also that of an unwavering citizen of San Juan.
00:16Today, we have Mayor Francis Zamora join us as we delve into the issues that revolve around
00:23not only public education, public safety, but also that of Makababong San Juan.
00:30Mayor, from basketball player to counselor, vice mayor, and mayor, you've come a long, long way.
00:38Mayor, I don't think a lot of people know your personal life. So, may I ask as a first question,
00:46what led you to become the mayor of San Juan, yung tatay ng San Juan City? Paano ko dumating sa
00:54ganung punto na naging mayor mo kayo dito? Siguro para mas maintindihan ng mga dalawad,
01:01paano itong nangyari? I would like to give a little background. So, my father was a long-time
01:08congressman of San Juan. In fact, from 1978 up to 2022. But of course, after nine years,
01:15he would take a break because there are limits in terms of the number of terms he can actually
01:22serve. So every time he would reach the limit, he would take a break and then run for congressman
01:28again. So, tumabot talaga sya ng mahabang panahon. And when I was young, nakita ko paano sya maglipot
01:36sa lungsong ng San Juan, sumasaka ako sa mga paktala. In fact, the first time I actually
01:42campaigned, I still remember clearly, 1984, I was only six years old. But during that time,
01:49ko sa inyong kinakampanyan na naga San Juan and Mandaluyong. Because my father started as
01:54congressman of both San Juan and Mandaluyong. So, labutan ko yun 1984, 1987, 1992. Tumigil ako
02:02sumama sa kampanya nung na-involve ko talaga ako full-time sa basketball. So, I grew up experiencing
02:09all of the local campaigns. Sanaya ko na maraming tao sa bahay. In fact, sa high school ako,
02:16nakakatawa kasi, malari, high school, college, kapag tumigilin ako, mag-uwi ako ng medyo,
02:22let's say 2, 3am, 4am sometimes. Nare-experience ko, nakabuta ko yung mga constituents sa
02:28labas ng bahay. Pasok ko, ako po, uwi pa lang. So, alam ko talaga I would try my best to enter
02:37the house as quietly as possible. Pero syempre, nandun sila sa bahay, nakihintay. So nakihintay
02:44na, mag-uwi pa lang ako. So, kasanaya ko sa ganitong buhay. But if you ask me, never kong pinangarap
02:51na tumagpo for any position. Because ang tunay na pangarap ko ay maging PBA player. Which never
02:58kong nakamit. Pero yun talaga ang pangarap ko sa buhay. So, paano ako naging mayor,
03:04pwede ko naman ikuwento na ngayon, and it will really set the tone of my life.
03:08So, from grade school, high school, college, even after college, PPL, talaga I was pushing myself
03:15to be able to reach my dream, which was to be a PBA player. In fact, dumabot ako sa point na
03:21nag-draft ako sa PBA. In 2001, I was drafted by Coach Norman Black of the Central Oceania Realtors.
03:28Coach Norman told me that, okay, just wait a while, we will train the player and we will sign you up.
03:37So, I kept on practicing with them for about one month, one and a half months, until in the end,
03:42I was told that it would not happen. So, hindi nangyaring pangarap ko, bumalik ako sa PBL,
03:49where I came from. Because prior to the PBA, dati na PBL talaga yung pinapanggalingan ng players.
03:55Bumalik ako sa PBL, kinuha ko ni Coach Lewis up, and he gave me the biggest break of my basketball
04:02career. In fact, minsan lang sa mga games namin, first half pa lang, dobo-dobo lang ako, 15 points,
04:0915 rebounds, and he would tell me, nagugulat ka, nagarasut ka, nagugulat ka, ang dami manamang
04:14points, nagugulat ka, ang dami manamang rebounds. It was because he gave me the biggest break of my
04:19basketball career. After around one month of playing this well, tumawag sa akin si Coach Riley
04:26and he gave me the glory of the Pure Foods. At the time, I had an escape loss in my second coach.
04:31Why? Because I wanted to sign up for Pure Foods. I said, wow, this is what I've been dreaming of for a long time.
04:38I've worked so hard to reach this point. Imagine, from grade school, high school,
04:44nagdalawa ko sa Las Aldeas College. I went to Las Aldeas University. We won the UAB Championships.
04:50I was the team captain of the back-to-back UAB Championship teams of 1990-1999.
04:56I played for Welcome in the BPL. We won two BPL Championships with the four of Las Aldeas,
05:01and then, hindi na nagpa-draft ako. Prior to that, nagdalawa ko sa Blue Detergent.
05:08Yun yung pag ang kermi-asidaw lalo sa BPA, kami yung pumasok. So, ang tagal mong binahirapan,
05:15ito na, ito na yung pinangarap ko. But then, hindi ko maiwan si Coach Ray Rizak,
05:20because sya rin naman ang dahilan kung bakit ako, tinawagan na yung Coach Ryan.
05:24Because of the break. Because of the break. If he hadn't given me that break,
05:28I'm sure Coach Ryan wouldn't have called me. So, as much as I wanted to, talagang sabi ko,
05:35Coach Ryan, masensya na hindi ko maiwan si Coach Ray, kasi kung hindi naman da sa break na binigin niya,
05:41hindi naman ako agot sa ganito. Now, yung set of buhay niya, yung mga twists and turns,
05:48after one week, pinalitan sa Coach Leo, or Coach Montana, that was our BPA team.
05:55And yung coach brought in yung set of players na wala ako sa rotation.
05:59So, nawala na ngayon yung ganda ng laro ko, because may bagong players, may bagong coach, may bagong sistema.
06:06So, I called Coach Ryan Borio. After one week, kaya, Coach, nandiyan ba ako ba yung offer niyo?
06:11Sabi niya, kasensya na, kasi may pinirman na kami iba. Kasi kung pinirman mo yung in-offer namin
06:18ng katalang linggo, sana, sa Pure Foods. So, yan. Yan ang storya ng aking basketball career.
06:26But again, looking back, I don't regret what I did. Talagang babalik-balikan ko yung ginawa ko at gagawin ko talaga.
06:34Yung tamang gawin. Pero kung alam ko lang, na mapalitan din ko na siya after one week,
06:40sana sinabi ko, okay, Coach, may coach, baka pwede yung ano na, kasi mapapalitan mo ngayon.
06:46Kaya lang, hindi ko naman alam. So, after that, that was 2002,
06:57and then I started my family. Nag-pamilyan ako, ginasal na ako, baka kami.
07:05I went to, after graduating from De La Salle University in 1999, I went to New York University in 2003
07:13with my wife, and our first child then was still a baby. I took a program in business and entrepreneurship.
07:22Tapos ako sa basketball, sabi ko, panahon na para, starting a chapter in my life, so I enrolled in a business and entrepreneurship program.
07:33And in 2004, after finishing this program, election time na naman, so for the first time in many years,
07:43tumulong muli ako sa campaign ng dad ko. Kasi last time ako nakatulong, mga 1992 pa,
07:49kasi nga, 1993 onwards, talagang focus namin sa basketball. So in 2004, na-involve ako ulit sa campaign,
07:57nag-campaign naman dito sa San Juan, tapos parang doon na, doon na, na-trigger yung, alam mo, yung parang,
08:05yung kabustuhan ko. Oh, sabi ko, parang gusto ko ito. Yes, na-experience ko na siya dati, but only to the level of campaigning.
08:12Pero ito was different because after my dad won again as congressman in 2004, I told him that,
08:19can I handle your congressional district office? So noong time nayon, yung mga medical missions, scholarships,
08:28persistence, lahat ng social services ng office ng congressman, ako na-handle. And it really gave me a perspective
08:39wherein sabi ko, I think I can be effective. So kinausap ko siya, can I run in 2007? Tapos na-2004 elections.
08:50Sabi niya, you won't like it. As in talagang hindi siya supportive sa idea, sabi niya you won't like it, maraming intriga,
09:03maraming politika. So all the negatives, ininuminate ka lahat ng negatives sa buhay ng isang public servant.
09:12But ako, being the determined person that I am, I wanted to show him na I will pursue and I will prove to you that I will be an effective counselor.
09:22Talagang gilang ako, nature ko yan. So I enrolled in UP, masters in public administration ako. I finished it in 1.5 years.
09:30I followed 36 units in 1.5 years. So in 2006 I earned my masters in public administration from UP Dilimans and Zimbabwe National College of Public Administration and Governance.
09:44And along with that, ina-handle ko pa rin yung district office. Ang naging maganda rito, nanggagaling sa tao yung good feedback.
09:56So nagbago ngayon yung attitude niya towards me running. Because sa kita niya na-determined ako, ilang trabuhan ko ito, and I wanted to show him that I was serious about it.
10:14So in 2007, I ran for counselor and I won. And in 2010, after just one term, I ran for vice-mayor and in 2013 I ran again and won. So in 2016, mahabang kwento yan.
10:29Pwede ko nang kwento sa inyo. I'm sure ma-interest yung mga tao natin sa kwento mo. But yan yun nga, nag-hand-on na yung Zamora, Estrada, San Juan. So that's another 3 hours of storytelling.
10:48Moving forward, I ran in 2016 for mayor. I lost by just 1,000 votes but I didn't give up. I ran again. I was very determined. Yan yung athlete in me. Yan yung natutunan ko sa pagiging isang athlete na okay, hindi naman lahat ng patakatawang manunanaw.
11:18Mayor, so can you categorically say that you gave up, not that you gave up, pero sinantabi mo ang iyong dream para sa isang polling?
11:30Okay, siguro mas ganito. Yes, talagang gusto ko mag-PPA. In fact, hindi ako umabot sa PPA. There was a time na parang, syempre, nalulungkot ako. Nakikita ko yung mga kasabayan ko. Si James Yack, kasabayan ko yan. Teammate ko siya sa PPL.
11:46Donald Yato, teammate sa Los Angeles University. These are the people who I played with either as teammates or as opponents. Si Councilor Pollard dati, mas bata sa akin sa Los Alginos. Fourth year high school ako, grade 7 siya, nakikita ko na sila. Sino umabot ng PPA? Ako hindi.
12:04Of course during all these years sinisip ko, I could've been just like them. But again, ito ang mga twists and turns ng buhay. Noong naging mayor ako ng 2019 dahil naging masigasig ako na kahit natalo ako, lumaban ako, I never gave up, I was so determined.
12:242016 loss as a painful learning experience. Pero hindi lang siya painful. Marami kang matututunan na kung hindi ako natalo, baka iba yung mindset ko. Kasi eto, galing ako sa talo. Pero dahil nga sa background ko, experience ko as an athlete, dati natatalo kami sa USD, natatalo kami sa UP finals, ulit-ulit.
12:52Natatalo rin kami because pinagsumika pa namin. Every year naman talo, bawal the next year, talo pa rin, bawal the next year, talo pa rin, until eventually nanalo. So talo-talo ko yung galing klase attitude. So in 2019 I eventually won against all odds, talo at that.
13:22But nagawa ko yung sabi ng marami na impossible. So hindi ko siya talaga pinangarap. Pero nangyari, now looking back, noong nanalo ko ng 2019, doon ko na-realize buti na lang hindi ako nag-PBA.
13:52Possibly hindi ako maging mayor. Kasi iba yung career path ko. Kung nag-PBA ako, realistically speaking 5-8 years, then my career path would've significantly changed. So now do I still regret it? Definitely not.
14:22James Tubbs is my councillor, Donald Yaddo is my councillor, Paul Artadi is my councillor. Diba, kita mo nga yung bilog ng mundo. Diba, ngayon hindi man ako nag-PBA, naging mayor naman ako. Sinang nag-PBA, kasama ko ngayon as my councillor. Who would've imagined? I never imagined all of this would happen.
14:52It's a question to tread forward all the time. Now, as your second term as a mayor, San Juan has always been one of the cities na pinag-uusapan. So ngayon ang question ko mayor is, okay, you've done the acting bit, you've done very well.
15:18Now you're into your calling as a public servant leader. What can you say are the most notable challenges? Be it good, be it not good. How can you determine if something good would come out of something bad?
15:37In terms of challenges, first major challenge na lang is pabagsakin yung 5th year dynasty. Yung Balang is a challenge in itself because imagine I was up against the most powerful political dynasty in the history of the Philippines.
15:57Landa ako, presidente, senador, mayor, congressman. So isipin mo ako, sino ba ako? Noong tumabog ko ng 2019, I wasn't even an incumbent official. I was an ordinary siliseng, congressman dati ko, minsan ako nag-vice mayor, minsan ako na siya. Wala naman kaming senador, wala naman kaming presidente. And yet nagtiwala sa akin, mamamayanin sa akin.
16:27So that was a huge challenge, but we were able to hurdle it. Now, 9 months into my being mayor, of course we had to change a lot of what people were used to. Pabagat, I was coming into City Hall na lahat, literal, lahat ng empleyado sa New York City Hall appointing ng estrada.
16:51Yan ang environment na pinasok ko. Ang pwede kong i-appoint yung mabibilang ko lang sa daliri mo ng mayor's office staff. All the rest were estrada appointees the last 5 years.
17:21So using our makabawang saluan, paradigm. But if you ask our employees now, iba na ngayon ang working culture nila. Ibang mindset nila. Kasi nakita natin kung paano tayong trabaho. Pabagat, yung leadership by example talagang dapat gawin yan. Kasi kung gusto mo maging masipag ang empleyado mo, dapat masipag ka.
17:43Masipag sabihin, si Mayor gusto tayong maging masipag e tamad siya. Si Mayor gusto tayong karoon ng healthy lifestyle e hindi siya nag-aalala sa katawan niya. So you have to walk the talk. The integrity is so important that when I say we should always work hard, alam nila as a mayor where I start, I will work hard.
18:13Pag binuhot ko sa ako ng ayuda, sinakay ko sa truck. Nung nakita nung ginawa ko, lahat nagbuhatan sa ako. I didn't say a single word. Pero nung nakita naman ako si Mayor nagbuhatan. Lahat sila kanya-kanya nang buhatan. Yan yung ibig sabihin. When they see that the mayor is working, don't live with the army. Ano yan? Ako puwasap na rin po sa sila po. Si Mayor dapat tayo na.
18:43I don't know kung paano magdito dito sa pamalat ng sulasan. 9 months into my mayoralty, nakaroon ko ng previous hostage-taking crisis, 55 hostages taken by a hostage-taker, a disgruntled security guard.
19:13Wala akong na-experience na hostage-taking sa buhay ko. Pero nung hindi umu-prime ko ng dalawang negotiator, sabi ko, kami nakakasapin, kaya ko yan. And it worked. All that I did was I assured him of his safety. Kasi yung first 2 negotiators, agitated siya, di magbuhayin mo.
19:43Walang malam yung hostage-taker. Si Silvio Domingo, hindi ka papatayin. Hindi ka, hindi ka papatayin. Kasi takot siya. Parang feeling niya, he crossed the line na point of no return na dahil 10 hours na, dahil hostage-taker. Pakaramdaman niya, babarilip talaga siya.
20:00Sabi ko, as mayor of San Juan I assure you, you will not be killed. You will get out of here safely, you will stay alive. But yes marami kang kasong haharapin pero magbuhay ka. Took me about 2 hours to convince him. Anong ending ng hostage-taking crisis? All hostages buhay. Walang namatay, nakalaya lahat, buhay din yung hostage-taker.
20:27In fact, dinala ko pa siya sama ng wife ko. Dinala namin na-carry me wife sa San Juan. Just to make sure na buhay ko siya.
20:58So pagdating lang rito, sabi the first local transmission of COVID-19 in the Philippines is confirmed to be in San Juan. So wow. Where? In Griniel's shopping center.
21:12So we went straight there. DOH had a team. We disinfected and sanitized the area. That same day I had to talk to the mall management to shut down the entire mall.
21:31Because confirmed na may local transmission, hindi natin alam sino yung mga taong nakasalamuhan niya in the past days and weeks. We cannot allow this is as usual. Mas lalong kakalit niya.
21:46So that was March 6, 2020. I'll never forget si birthday ng San Juan. A few days after that, this patient no. 5 na tinatawa, is siya nga si first local transmission in the Philippines, namatay siya.
22:01So Cardinal Santos Medical Center, the first hospital in the Philippines also to handle COVID patient. A few days after, si patient no. 6, asawa niya, namatay na. So nung nag-hitmap tayo dito sa San Juan, nakita natin based on contact tracing na yung mga na-encounter nilang tao all within Griniel's, West Grame.
22:26So ano yun na, 4 days after na was the shaking crisis. So if you ask me ano yung mga naging challenge ko, yan lahat within the first 9 months of my minor affair.
22:36But near, masasabi naman natin na hurdle natin siya.
22:40Because going up to COVID, ano yung challenge ko sa sarili ko? Sinasabi nga ng iba, yung San Juan, Wuhan China. San Juan, yan nga yung joke. Si San Juan. So I took it really as a challenge that I will turn around the situation.
23:00I will turn it around in such a way na dapat ang San Juan ang unang mag-decover mula sa pandemic. That's why we really had a very effective vaccination program. In fact, no. 1 in the Philippines, no less than former President Rodrigo Duterte mentioned it during his last State of the Nation address.
23:22Mayor Francis Zamora acknowledged the City of San Juan dahil kami ang unang nakapag-elect the community. Kami ang no. 1 in vaccination. Nakapag-balik kami sa normal agad. Balik ang negosyo, balik ang normal na buhay. And even people from other cities, even provinces dito sa San Juan pupunta to get vaccinated.
23:46Even President Bongbong Marcos. Nung hindi mo siya presidente, dito lang siya binakunahan. Maraming mga mamamayan mula sa ibang nusot, ibang probinsya, babyahin pa, pupuntang San Juan. And also people were asking, bakit ang daming vaccine sa San Juan?
24:16Pero hindi nila nabavaccinate ang mabuti. Kami po sa San Juan, very effective yung vaccination program. Kaya tuloy-tuloy yung supply namin. Hindi sila nanghihinayan kung bigyan ng supply. Pero nakikita nila, very smooth, very organized, never had a problem in terms of vaccination. That's why we eventually also won the Dalimpo Award for best pandemic spots.
24:46We implemented several programs. We were ensuring that the people working in our commercial establishments were fully vaccinated. Our whole population fully vaccinated. Those working here, those studying here, those living here, our neighboring cities, dito pupunta. So kaya namin pagnalaki ng panawa ng pandemic.
25:16Ayuda meaning food packs, pigas, dilata, vitamins, 20 times. So hindi nagutom ng San Juan itong panawa ng pandemic.
25:46... because you are leading them. Now in a national scale, how can San Juan parang be comparable to the agendas of the national administration in President BBM? Is San Juan totally aligned with the objectives and goals of our President right now, Mayor?
26:16At the moment, their ancestral home is here in Barangay Maytunas. So we fully support BBBM and lahat ng mga projects and programs natin ay aligned sa ating bagong Pilipinas.
26:47At mga programa natin sa edukasyon, may I talk about it? Yung gadgets, one is one ko tayo sa public school student. Meron ko tayong fiber optic internet connection sa lahat ng classrooms natin. Ang lahat ng classrooms natin ay 55 inch smart TVs.
27:09Ang mga mag-aaral po sa mga pabudong paralan kung sila po ay nakatila sa puso ng San Juan. May fiber optic internet connection din sila sa kanilang bahay, not just in the classrooms but also in their homes.
27:22So everyone experiences using the internet for free. Wala silang pabayag dyan. So empowered yung mga mag-aaral namin sa mga public schools. Public school students kami may tablet kami, may internet kami. Recently we distributed one stone also yung ating mga bagong San Juan rubber shoes.
27:43So they have rubber shoes, they have free public school uniforms, they have free PE uniforms. Yung mga public schools malalaki, modern na mga bago. Ang basketball courts sa ating public schools, maple wood, wooden covered basketball court. Kung ano ang kahoy ng Mall of Asia arena, Maraneta Coliseum, yung ang kahoy ng public schools namin. Ganun din sa barangay basketball courts namin.
28:14Education, we talked about digitalization, bagong Pilipinas. Kasama po lahat yan sa 8-point socio-economic agenda ng ating Presidente. And earlier you mentioned about mga bagong San Juan.
28:30Now, in order for a mga bagong pungso to happen, there must be some economic growth. How does San Juan foster more investment pa? Paano pa natin mapapadagdagan ng investment ang San Juan to make it better as it is right now?
28:53I would like to share with you and all the viewers, nakita niyo na ba mayang bagong Renals Mall. I would like to invite you to visit the new Renals Mall. Nung bakit ko paging mayor, nag-usap din kami ng Ortigas. I was running for mayor 2nd time and nanalong ako.
29:15So natiwala ang Ortigas sa akin na maayos natin itong pamalatan. Kaya na-decision sila pumuna ng bilyong-bilyong dito sa San Juan. Itong redevelopment nila ng shopping center, multi-billion peso investment na. And they're investing and continuing to invest because they trust the local government of San Juan.
29:37If you were to invest billions, you would want to invest in a city that you can trust. So natiwala ang Ortigas sa akin kaya sila na pumuna ng bilyong-bilyong. Part of it is showing the business community na maayos kami mayor, na maayos kami leader, na maayos yung pamalan.
29:56Kasi nakapatawag mo muna sa isang nusot na extort ka, extortion, red tape, name it. So as San Juan I'm proud to say business friendly tayo. We help businesses flourish especially during COVID. Talaga nakisaray ang mga negosyo.
30:18Ang hirap ng situation ng COVID because again dependent ang local government sa business taxes. Kung sarado ang mga negosyo, saan ka kukuha ng business taxes? No revenue source except for RPT, real property tax. Kasi hindi naman makabayad ang RPT kasi bagsak ang negosyo.
30:48Now back to normal, again during the pandemic we're pushing na magbukas muli mga businesses because of our high vaccination rate. We achieved that. And the city was helping in any way it could. Ako personally as mayor, I was going around not just the retails but even Santoran Plaza, even the small businesses.
31:12I went there to check on them. Pag may ribbon cutting, inauguration ng establishments as much as my schedule can permit, wala akong daan dyan. Also paano i-process yung permits, proud to say kami ayos din yung process. We made it easy for businesses to do.
31:38Business one-stop shop. So we try our best to make it as convenient as possible for people doing business. And something I would like to share also is, ang San Juan kasi 5.94 sq. km na-establishment. Napakaliit na. Anong challenge yan? Wala kaming room for horizontal development.
31:58So if we want to really develop, kailangan talagang vertical development. Just like Singapore, just like Hong Kong. Because we don't have space. What am I trying to say? We are now in the process of changing our zoning regulations and our comparison plans to allow for high-rise.
32:22Kasi hindi namin ito dadalaw, hanggang dito na lang. So na-alala, na-maximize mo na yung revenue na pwedeng kune. Imagine if you have a 1,000 sq.m. property and it only has 2 stories versus a 30-story structure that will allow you to collect business taxes and real property taxes from each of those units.
32:48In the same footprint of land, yung revenue na makukuha mo is many times over rather than 2 stories lang siya. So kailangan lang rationalize yung pag-rezone mo. You have to study carefully saan ati yung proper locations pwede mo yan. But that's something that we are really doing now.
33:10Because if we don't do this, hanggang dito na lang. Look at Singapore, look at Hong Kong. These are small countries, small areas na vertical development talaga.
33:23Speaking of areas, Mayor, dadagdagan magkukuha natin ng infrastructure ang San Juan. Kasi doon makikita rin sa isang bungsod yung progress kapagka maraming infrastructures, maraming magdadagdagan ng employment yung mga tao. In the near future, is San Juan going to develop more here?
33:45Yes, we're developing more vertically. Dalawang aspect naman yan. Yung mga private development of course, yung mga investors, yung negosyante, and of course public development through the LGU and the national government.
33:57We have very limited government-owned properties. Talagang limited lang. Nakakamondi lang. That's our challenge. Pero yung mga kakamonding natitirang LGU-owned properties, tatayaan natin yan ng 4PH program facilities. Yan ang nating pambansang babae para sa Pilipino program.
34:27So how many LGU-owned properties are we going to develop as 4PH sites? Dinatayo lang po natin ang unang high-rise NCP social housing sa Pilipinas, patakos na po siya by next year. 22-story siya right across from the Manu Shrine.
34:46And it will house about 500 families at 28 sqm each per unit. Tumulugan nila yan in the next 25-30 years. So ito ang isa palamang sa maraming gusali na ating tatayo. Second one will start soon. Ito naman ayan dito sa F. Manalo.
35:16More than 500 units din po ang magigenerate nila. And now we're also starting the 4PH program with President Marcos through Secretary Jerry Ocasaro of the Department of Human Centered Medicine and Urban Development.

39:14will elect me for a third time.

40:36boxing ring, badminton center, billiards hall, chess center.

40:50We're also about to build a local government center.
40:54Kasi itong City Hall na dito, kasi lahat ng office na dito,

41:01simply because we don't fit here anymore.
41:03So we're building that.
41:04We're also building the first San Juan crematorium in Tonopario
41:08para kung sakaling meron mga San Juan in yung Bukanaw,
41:11meron na tayo ang sariling crematorium,
41:15remade na lang, may sariling chattels do.
41:18Kasi ayaw ko talaga nakita pag binuburo sa aking.
