West Londoners have been left excited by a new potential neighbourhood being developed between Ladbroke Grove and Kensal Green Cemetery, but wish it was “all affordable”.

00:06 be built in a proposed canal-side development near Kensal Rise and Labret Grove. Sainsbury's
00:12 and the developer Ballymore have submitted a planning application for the supermarket's
00:17 Labret Grove site across the Grand Union Canal behind me from Kensal Green Cemetery. The
00:24 proposed new neighbourhood would have 2,519 homes of which at least 500 would be affordable
00:32 as well as two parks. Ballymore says the proposal includes diverse natural habitats and interventions
00:38 to support urban wildlife and biodiversity net gain. These include 8.5 acres of public
00:45 spaces, grassland, woodland and wetlands. However, it will cause a drastic change to
00:50 the local landscape and the project will likely take years to complete. I spoke to locals
00:55 to find out what they thought about the development. I think it's exciting. I think it opens up
01:01 space to potentially develop some more amenities, potentially some leisure centres and stuff
01:07 like that which comes with new residences being built. The residences themselves, since
01:12 I'm a local here, I'm not too fast, I'm not looking to buy an area. But I'm excited for
01:18 the other advancements that come as a part of it. It doesn't concern me too much. I know
01:25 we need housing so overall I'm kind of in favour of it. Yeah. Are you worried about
01:32 any kind of potential disruption or noise pollution or anything like that? I can accept
01:40 it. I've dealt with it a lot because I've lived here for how many years? Almost 20 years.
01:45 So we've had so much come up right in my immediate vicinity that it won't be as bad as that.
01:52 Do you think that this will add to the area? Are you a fan of the area at the moment? I
01:56 love the area. I hope it adds to the area. I want the affordable housing to stay and
02:03 them not to try to cut it out like they often try to cut it out. I don't know what they
02:09 mean by affordable housing. I don't know how affordable that is. I'd like to see more affordable
02:14 housing. I wish it was all affordable housing. That would be even better. So yeah, I think
02:20 new architectural projects in the neighbourhood always bring new positiveness, new motivation
02:28 for people as well to create new businesses, new life. So it really has an impact on people's
02:36 lives. And also to try to bring maybe more safety in the neighbourhood is also important.
02:46 And always with the prices in London, it's always good to have new homes. So in general,
02:53 a good thinking of a new project with this type of area.
