00:00Are house prices between city centres and the suburbs changing in the EU?
00:09In the last three months of 2024, house prices in the EU rose by 4.9%,
00:16while rents increased by 3.2% compared to the same period in 2023.
00:22This shows a continued upward trend in housing costs.
00:25From 2010 to 2024, house prices more than tripled in Hungary and Estonia,
00:32while they more than doubled in Lithuania, Latvia, the Czech Republic, Portugal, Bulgaria, Austria and Luxembourg.
00:40Italy was the only country where house prices decreased during this period.
00:45However, this general trend masks significant regional variations.
00:49For example, in Germany, city centre properties have experienced sharper price declines
00:55compared to those in outlying neighbourhoods.
00:59Since 2022, house prices in the city centre of Hamburg have fallen by 17.8%,
01:06while those on the outskirts saw a decline of 11.8%.
01:11Similarly, Dusseldorf's central areas experienced a 17.5% drop,
01:17compared to a 12.4% decrease in known central neighbourhoods.
01:22Experts suggest that evolving housing preferences and the rise of remote work may be influencing these shifts.
