04:41Now out of the remaining rooms, the living room
04:44is actually the one that's going to provide the most ROI,
04:47so it makes sense to spend more on the space.

05:01Ever since our very first design meeting eight weeks ago,
05:04we knew that there were some issues in the living room
05:07that we really needed to address.
05:09There was an old fireplace that just wouldn't
05:11go with our modern design, the step
05:13down from the rest of the house, and we
05:15wanted to add some big bifold doors that
05:17open to the outside.
05:19We got demo out of the way months ago,
05:22so now we can spend the entire two weeks making the space
05:25functional and beautiful.
05:33Moving the kitchen into the old living room
05:35was necessary in the first challenge
05:37to make the most out of the small floor plan.
05:39I wanted the first room you walk into
05:41to be the living room, not the kitchen,
05:43but the old kitchen space was cramped,
05:45so we needed to tear down some walls and open the space up.
05:54And today, we're down to the studs.
06:06We're still talking about opening this up.
06:08We said we wanted to do bifold glass door that
06:10leads you out to the pool.
06:12But that's pricey, so we need to have some alternatives.
06:15So the original option was to make a bifold door that
06:18comes across 16 feet, which is basically from that post
06:21to me right about here, north of $11,000
06:25just for the door itself.
06:26And then we have, obviously, the framing that goes with it,
06:28the demo of the fireplace.
06:30So then we go to 12-foot slider that opens in the middle,
06:34operable, operable, fixed glass, fixed glass.
06:38By changing from the huge bifold to the 12-foot slider,
06:43what would the total savings be?
06:45You're really coming down to $20,000 door or $6,000 door?
06:48That's a lot.

06:51It depends on what we do on that wall.

06:55not going to win this challenge.

06:59So we have to do something cool on that wall, something

07:05If not, we're not going to win.
07:07So in order to save money, we're going to remove the fireplace
07:10and go with a smaller 12-foot sliding
07:12door that leads out to the pool instead
07:14of the big 16-foot bifold door.
07:16We do have a nice big window on this wall,
07:18but we'll have plenty of natural light coming in,
07:21and we can place a seating area below it.
07:23On the opposite wall, we'll create a custom built-in
07:25entertainment center.
07:26In order to accomplish all of that,
07:28we'll need to spend approximately $20,000.
07:31But that's what we have to do to win this.
07:33It has to feel luxury, because the way we win this challenge
07:36is honestly with that wall right there.
07:38All right.

07:40So this whole area is going to be pushed back to,
07:43like, right here, right?
07:44This will all be open.
07:45Because it feels so, like, disjointed now.
07:47That's why the room feels so small.
07:48It's going to feel a lot bigger with that going.
07:50So there is something I want to add in here.
07:52I know we got rid of a fireplace that
07:55was in the old living room.
07:57I would love to bring a fireplace back.
07:59I think that would add a huge impact in here,
08:01because I feel like if we don't have that,
08:03it's just going to be so basic.
08:05This over here is what needs a lot of love.

08:09Because literally, the first thing
08:10the buyers see when you come in the front door
08:12is the staircase.
08:13It's not the prettiest.
08:14So I feel like if we just spend some money here,
08:16instead of having it be an eyesore,
08:17it just becomes, like, kind of like a piece of art.
08:20This is the living room competition.
08:22But perfecting the entryway is the key to winning.
08:25We need to brighten up the space with windows by the doorway
08:28so when you walk into the house, the living
08:30room feels bigger and brighter.
08:32We'll put some extra storage below the stairs,
08:34replace the railing, tile the risers,
08:37and finish it all off with wood paneling.
08:39In the living room, we'll create a comfy sitting
08:41area with a fireplace and built-in bookcases
08:44that reflect the wood on the stairs.
08:47Because I'm doing two spaces and I'm changing my strategy
08:50to spend more for this challenge,
08:52I'm budgeting $25,000.
08:55I think it's a great ROI, and I think we are going to win.
