00:00That's the worst mold water damage I have ever seen.
00:08Don't touch it.
00:10Oh, it's mushy.
00:12What in the actual F?
00:14But let's look on the other side.
00:16Oh, bright side.
00:18Look at the view.
00:20It's so pretty, babe.
00:22It started with one flip, and now in the past few years,
00:24our business has exploded.
00:26Ah, that was all by myself!
00:28We're expanding even more.
00:30You have a lot of work to do.
00:32You know what I do.
00:34Please tell me the last time we had a tiny undertaking.
00:36To new locations.
00:38Let the adventure in Kona begin.
00:40This is a once-in-a-lifetime property.
00:42Bigger deals.
00:44It will literally be the most expensive project
00:46that we've ever bought.
00:48And a whole new list of challenges.
00:50There's a freeway in the backyard.
00:52That's a huge deterrent.
00:54We gotta go.
00:56We have a whole bunch of our stuff.
00:58Are you kidding me?
01:00No, dude, call the cops.
01:02The final countdown.
01:04It's not that yet.
01:06We're like in the middle countdown.
01:08And we're doing it all as a family.
01:10This right here is what it's about.
01:22Do you like it?
01:24All right, babe, all good?
01:26Yeah, it looks good.
01:28It came together.
01:30Today we're in Pearl City.
01:32It's about 11 miles away from Honolulu.
01:34There are a lot of working-class individuals
01:36with older houses.
01:38But over the years,
01:40a lot of people have knocked those houses down
01:42and you're starting to see
01:44these more extravagant houses going up.
01:46Right now we're in a duplex that we just finished.
01:48It's going on market.
01:50We bought it four months ago for $775,000.
01:52Our total investment,
01:54including renovation, holding,
01:56and closing costs, was $400,000.
01:58We're going to list the property at $1.299 million,
02:00which will give us a profit
02:02of about $125,000
02:04if we can sell it fast.
02:06This property is essentially
02:08two houses in one
02:10at an affordable price.
02:12It's the perfect house hack.
02:14You can live in one or rent out the other,
02:16or it's great for multi-gen living.
02:18I'm ready to get it on the market.
02:20I finished one, and I wanted to talk to you...
02:22About another one.
02:24Always about another one.
02:26Right down the street.
02:28Shut up.
02:30I swear to God, I don't know a ton about the property,
02:32just that it might be for sale.
02:34If there's tons of offers
02:36and action on this house,
02:38then it's a good sign for down the street.
02:40I like this area.
02:42I do, too. Tons of potential.
02:44It's growing tremendously.
02:46Let's go.
02:48We've been working in this neighborhood
02:50for a few months now,
02:52and even though there are a lot of houses
02:54that are in really good shape,
02:56if you drive around, you can find fixers.
02:58These houses look super nice.
03:00This one's nice.
03:02All right, I see what you're taking it to.
03:04Okay, what do you think?
03:06♪♪♪
03:08It looks like it's been vacant
03:10for several years.
03:12The roof is really bad.
03:14All the eaves, everything.
03:16Look at those cars.
03:18Do you see that car hidden in the bushes?
03:20Oh, my gosh.
03:22That car has not moved in years.
03:24Even the other two over there with flat tires.
03:26On tax records,
03:28it's a three-bed, two-bath,
03:301,250 square feet
03:32on, like, a 6,000-square-foot lot.
03:34It looks like something we would buy.
03:36Yeah.
03:38So if you can find out more
03:40and they want to sell,
03:42let's just dig in and see what happens.
03:44So we're going to walk through
03:46right over to this house.
03:48Yeah, that'd be great.
03:50Wouldn't it be awesome?
03:52You have a lot of work to do.
03:54You know what I do.
03:56This is light work for me.
03:58Oh, light work.
04:00Tomorrow, I'm going to do some recon
04:02and figure out what's going on with this place.
04:04How's it going?
04:06I'm actually looking at trying
04:08to purchase that house over there,
04:10and I was wondering
04:12Yeah, yeah, that'd be awesome.
04:14John used to live there.
04:16John, that's the owner's name?
04:18Yeah.
04:20He's in Kona.
04:22I think so.
04:24But you don't keep in touch with him anymore.
04:26Do you have his telephone number or contact info?
04:28Yeah, it's been a while,
04:30but I think I can find a contact for you.
04:32I'd love to have a chance to talk to him.
04:34You can give him my number.
04:36I'll give you my number.
04:38So do you know anything about the cars
04:40or anything like that?
04:42No.
04:54John speaking.
04:56Hey, what's up, John?
04:58My name is Kamohai Kalama.
05:00I was driving through the neighborhood.
05:02I noticed your house.
05:04I'm just trying to see
05:06if you have ever been interested
05:08It looks like
05:10nobody's lived there for a while.
05:12No, my dad used to live in that house
05:14and passed away back in 2018,
05:16and that was the last time
05:18I've been in the house.
05:20Got it.
05:22So nobody there to take care of the house.
05:24I guess it would be pretty bad.
05:26I mean, we're super interested.
05:28We're a husband-and-wife team.
05:30We kind of specialize in revitalizing houses.
05:32It sounds to me like
05:34this would be a really good fit.
05:36Okay.
05:38So how quickly would you be
05:40interested in potentially selling it?
05:42Well, I'm kind of open about that.
05:44Let me talk it over with my wife,
05:46but I think it's a go.
05:48All right.
05:50We'll make this as easy as possible.
05:52That sounds great.
05:54Okay, John, I appreciate it.
05:56Bye-bye.
05:58After going over the numbers with John,
06:00we agreed on a price
06:02of $650,000.
06:04Based on the exterior
06:06and the photos that we've seen,
06:08we're estimating rehab to be
06:10right around $175,000.
06:12$35,000 of that
06:14being hard construction costs.
06:16The closing and holding costs
06:18are going to be about $220,000
06:20with an after-repair value
06:22of $1.19 million.
06:24If we can get this property back on the market
06:26in 12 weeks, we could
06:28potentially net about
06:30$145,000.
06:32The only caveat is John wanted
06:34a super quick sale, as is,
06:36with no inspections.
06:38The risk of buying a house with no inspections
06:40is you can
06:42encounter a lot of unknowns that you
06:44didn't budget for.
06:46That you don't even know are there.
06:48I thought these cars would be gone by now.
06:50He said he's going to get them out of there
06:52in the next couple of days.
06:54So the owner's neighbors have been parking
06:56their cars in the driveway.
06:58Those cars are going to get taken
07:00out of the driveway. But John did let me know
07:02that the classic Nova is staying
07:04with the house, so Travis is going to have
07:06to get it out.
07:08John seems like a great guy.
07:10I'm still nervous about jumping into this house
07:12sight unseen.
07:14We always expect the worst,
07:16but hope for the best.
07:18♪♪♪
07:20♪♪♪
07:22Holy...
07:24Dude.
07:26There's stuff
07:28everywhere.
07:30He said there was a lot of stuff in the house.
07:32He didn't say it was this much, though.
07:34Watch your step, babe.
07:36And then it was just ransacked.
07:38Rummage through it.
07:40My allergies are going to go crazy
07:42in a second.
07:44Well, let's just get a good look at it.
07:46I mean, it doesn't look like the roof is too bad
07:48in this area. No.
07:50Structurally, it feels good.
07:52What's over here?
07:54The kitchen. It's all original.
07:56Well, it's closed off.
07:58What was this area?
08:00I don't know. Weird, like, dining room?
08:02Turntables.
08:04This is, like,
08:06their little hangout spot, yeah.
08:08Look at all the water damage.
08:10Okay, so the roof is bad. Yeah.
08:12Babe, look at this. Dude.
08:14Jeez, this thing's been leaking
08:16for a long time.
08:18It's untight.
08:20The good thing is it looks
08:22relegated to, like, right over here.
08:24Maybe we just have to replace the sub-roof
08:26right here, but... Okay, well, I don't want
08:28to spend too much more time right here.
08:30We got two bedrooms
08:32over here. Is there a bedroom
08:34leading to another
08:36bedroom? Yeah. I want to see if there's
08:38a closet back there. Okay.
08:40No closet.
08:42So, technically, it's just one
08:44big bedroom. With a partition
08:46through it. Right. It definitely
08:48is a Miata in the yard,
08:50so I can see the bathroom here.
08:52Okay.
08:54There's shredded foam all over the
08:56ground. Yeah, I know. It looks like a cat's
08:58been in here. No bathroom.
09:00It's right here. It's big. I mean, it's huge.
09:02Definitely all original.
09:04Yeah. Yeah. Okay, last
09:06bedroom, and it's also a good
09:08size. Dual closet. Yeah.
09:10This is the primary bedroom, I think.
09:12Yeah. And my nose is about to...
09:14Let's go out and talk. Let's go outside.
09:16Ugh. Fresh air.
09:18I need an allergy pill so bad.
09:20Alright, babe.
09:22After seeing that, when we first
09:24saw it, I was like, maybe $175,000,
09:26$180,000. I think that's around
09:28$200,000 all day long. With at least
09:30$50,000 in hard construction costs.
09:32Okay. Even at
09:34$200,000, we're still hitting
09:36our minimum profit of
09:38$100,000. Okay.
09:40I'll get on junk removal.
09:42Sounds good. I'm going to talk to John
09:44and see if he wants to take anything
09:46out of the house.
09:50♪♪♪
09:52♪♪♪
09:54♪♪♪
09:56The junk men should be here any second.
09:58We're getting some headway over
10:00here, so we got all the other cars out.
10:02Trav's going to tow this one. I mean,
10:04there's still a ton of stuff in here. There's so many
10:06tires.
10:08Yo.
10:10What's up, brother? What's up? You guys ready
10:12to jam? Yeah. Let's go.
10:14Hey, guys, let's get it poppin'.
10:16Over the last five years, it's been really
10:18hard for John to handle this house.
10:20We told him that we would set anything
10:22aside that looks important
10:24or meaningful. So what I think we
10:26need to do is clear off that table
10:28and then just put sentimental stuff on that table.
10:30Pictures, documents,
10:32anything like that. If you got any
10:34questions, bring it to
10:36the side. The rest of the stuff in this
10:38house is either getting donated
10:40or we're trashing it.
10:42Okay, there's, like, photos
10:44over here. This is
10:46a team. That's probably something we shouldn't
10:48throw away. 100%. So let's give it back
10:50to him. Okay. Vienna
10:52sausages. Yeah.
10:54Your feet are your fortune,
10:56so you want this. It's foot massage
10:58therapy. We should get this. Okay.
11:00For you. For you to
11:02massage my feet. Right?
11:04It's the other way around. Okay.
11:06Okay. Come look
11:08at this. All different
11:10kinds of fabric.
11:12This can't get thrown away. No. I feel like we
11:14could make something really cool with this.
11:16Yeah. I think we found
11:18all of the gems. We can kind of
11:20stop searching with a fine-tooth
11:22comb. Everything in here is good to go
11:24except for what's on the table. Except the table.
11:26I'll release the dogs.
11:34Just one last item
11:36of business.
11:44Now that
11:46everything is cleared out of here,
11:48we can finally come up with
11:50a workable layout. So we can submit
11:52permits. And start
11:54demo. Front door
11:56doesn't move. It was originally
11:58a three-bedroom, two-bath. But
12:00to hit the ARV, we need to sell
12:02this thing. It needs to be a four-bedroom
12:04two-bath. And one of those bathrooms
12:06is the primary en suite.
12:08Then right behind the primary, also
12:10on the left, you have another bedroom.
12:12Then you have hall bath.
12:14And then another bedroom. So that's
12:16three on this side. And then right
12:18in front of you, basically right where this
12:20is, there's another bedroom. So that's where we'll
12:22get our fourth. So basically,
12:24all your bedrooms are going to be on the left side of the
12:26house. That side. Living on the right.
12:28And then kitchen's over here.
12:30Laundry's over here.
12:32And that's the whole house. Yeah.
12:34I like it. And then I want to also
12:36rip up this carpet and see what we're working
12:38with.
12:42Oh my gosh.
12:44This carpet is so brittle.
12:46Oh my gosh.
12:48That's a hole.
12:52It's like disintegrating.
12:54Dude.
12:58Oh my god, dude.
13:00It just keeps going. This is one of the
13:02worst floors I have ever seen.
13:04You can literally see
13:06through the floor to dirt
13:08outside.
13:10It's like
13:12disintegrating.
13:14Could be the whole entire house.
13:16Dude.
13:18The hardwood is
13:20eaten to shreds.
13:22We're not going to know
13:24just how much more it is
13:26until somebody gets under there.
13:28Needless to say, just
13:30watch your step.
13:32We'll keep the demo going here.
13:34You take photos of the house.
13:36I'll take photos of the house.
13:38We'll keep the demo going here.
13:40You take photos and videos. Tell us how bad
13:42it actually is.
13:44Let's break some
13:52Get it.
13:58That's that one right at the entry.
14:00Let's see how deep
14:02we can get in here without getting trapped.
14:04It's just
14:06so bad.
14:10Oh no.
14:12Where are you? I'm right here.
14:14Oh, I see the fingers.
14:16What's up? Your main supporting beams
14:18are pretty bad.
14:20They got some damage.
14:22Okay, but you're taking photos? Yeah.
14:24Okay, we'll finish up and then...
14:26Check out the videos.
14:28This sucks.
14:34Piece by piece.
14:38You guys need to come take a look at this.
14:42Sounds like not good news.
14:44Nope. This is basically
14:46right when you enter, damage here.
14:48All of this is gone. This is the beam.
14:50This beam right here that you can see through the floor.
14:52Dude, that thing's gone.
14:54All rotten.
14:56That's right
14:58underneath us. And it just continues
15:00just randomly. Freaking paper.
15:02Just crumbling. So the floor joists
15:04that actually hold up what we're standing on
15:06are gone. Watch your steps
15:08in understatement. So when we're
15:10budgeting for these vacant
15:12houses, we're always assuming
15:14that at least a quarter of
15:16the floors and roof are
15:18going to be termite damage. In this case
15:20we set aside about $10,000
15:22for any floor issues.
15:24But if the floor joists
15:26underneath the house are also
15:28compromised, it could cost
15:30double that. You're looking
15:32closer to like $20,000, $25,000.
15:34That sucks. Bruh.
15:36Yeah, unfortunately.
15:38We gotta make it safe. We gotta reinforce it.
15:40Gotta secure it. It's like one of the first things that has
15:42to happen, so. It is what it is.
15:44Let's get the rest of the trash, floors,
15:46ceilings out and then put this place
15:48back together. So there's another leak right
15:50there. Yeah, I mean you can see
15:52it coming through.
15:56You wanna participate?
15:58You can have a pull down.
16:00One, two, three.
16:02So you're a part of the team.
16:04Thanks, honey.
16:08Nice.
16:10I mean you can see where it's coming through.
16:12It could be way
16:14worse. I agree. Dude, I mean.
16:16This is actually like a breath of fresh air. It's not as
16:18bad as we thought. It's a win. I'll
16:20take it.
16:22Permits are approved
16:24and the $10,000 repair on the
16:26subfloor has begun.
16:30Good news from Pearl City
16:32on both projects. First, we have
16:34an accepted offer on the duplex
16:36at $1.299 million and
16:38we're opening escrow today. And we're hoping
16:40we can close in 30 days.
16:42We are walking away with what we
16:44originally estimated in profit
16:46of $125,000.
16:48Second, now that we have the layout for the inside
16:50figured out, the roofer can start
16:52stripping the old shingles
16:54and the guys under the house replace
16:56all the damaged subfloor.
16:58While the crew finishes that
17:00up, I can start cleaning up the
17:02outside so we can come up with a
17:04plan for the landscaping.
17:10Are you having fun? I mean, what does it look like?
17:12It looks a lot bigger than I
17:14thought. Big backyard
17:16with fruit trees.
17:18Dude, look at those. I love
17:20that I see mangoes, but it's touching
17:22the roof. You can see it hanging
17:24over the roof. So we're gonna have to
17:26trim it. Yes, we gotta trim a
17:28bunch back so it's not hanging over the
17:30house. At least we can come up with a plan
17:32now. So,
17:34I was leaning towards a very deep
17:36moody blue color
17:38on the body. And then for trim
17:40I think we do a charcoal color
17:42around windows and doors. And
17:44then on the front area, I think
17:46we do those wood slats
17:48but then put a pop of color on there,
17:50like a camel or
17:52a khaki kind of color. I like
17:54that. But I think in the backyard
17:56we just put something kid-friendly
17:58out here, like a playground
18:00or a swing for a younger
18:02crowd. I mean, a swing might be
18:04really cool off the branch. What if
18:06you also made this gravel around
18:08the tree and you did like a
18:10bench? I like that. And then I'll get the
18:12guys in here to see how much
18:14it's gonna be to chop. To trim
18:16yeah. It's pretty bad back here.
18:18Right. There's stuff crawling on me.
18:20I need to leave. Well, I mean this is like...
18:22Yeah, do you see I'm standing on...
18:24I know, I see you got a buffer between
18:26you and the centipede. Get me
18:28out of here.
18:32It was a busy week of framing,
18:34repairing the roof, and getting all the
18:36bedrooms laid out. Now all the siding,
18:38windows, and electrical are getting
18:40installed. Nice. Framing
18:42looks good. Subfloor feels
18:44excellent. Feels safe,
18:46feels good, like the rooms feel great.
18:48We're gonna be ready for drywall. Drywall.
18:50I know.
18:56Today we're heading back to the house
18:58to see the finished paint. We have a deep blue
19:00for the main color, we have a cracked pepper on
19:02the trim, and we have a ginger snap for the accent
19:04around the door. It's painted!
19:06The blue. I mean, that blue looks
19:08unreal. I love it. But
19:10the lattice and the eaves are
19:12supposed to be cracked pepper.
19:14Eaves, wrong.
19:16Lattice, wrong. Under
19:18the carport, wrong.
19:20It looks horrible. I mean, this is
19:22just the front. I bet it wraps the whole house.
19:24Yep.
19:26All the way down. This is around
19:28the entire house.
19:30Did I give bad instructions?
19:32This is not a small mistake.
19:34We gotta call Trav. We gotta figure
19:36this out. Like, what happened?
19:38Hello? Hi.
19:40So I'm at the Pearl City house.
19:42They painted the eaves
19:44and the lattice ginger snap.
19:46That was only supposed to be the accent wall.
19:48Correct. But it's all
19:50under the ceiling of the carport,
19:52it's all around the lattice,
19:54it's all under the
19:56eaves. There is no embracing
19:58there? No. We can't leave it
20:00like this. It's clear of what
20:02the instructions were, so I don't know
20:04if it was just lost in translation.
20:06I think you have to meet the painter on
20:08site and be like, this, this
20:10color, this, this color.
20:12So there is no, like, lost in translation
20:14again. Trav, this is why
20:16we want you to be on the job
20:18site every day. I'll reach
20:20out to him and I'll meet him on site.
20:22Sounds good. Bye.
20:24Okay. With all
20:26the problems we had with unreliable
20:28contractors last year... Where is
20:30everyone? No one's working. I've seen
20:32these cabinets for weeks, but I
20:34don't see anything else happening.
20:36Does this look like the right color?
20:38No. I am the client.
20:40I pay you to do
20:42the job. We decided to keep it
20:44in the family this year, meaning
20:46giving Travis a bigger on-site
20:48role on all the projects and hopefully
20:50getting more reliable help. He's
20:52your brother. What do you want to do with him?
20:54Yeah. Ugh.
20:56This kind of stuff should never
20:58happen. This should never f***ing happen. Are you kidding me?
21:00They need to get pointed out
21:02where everything goes.
21:04That's his job. In the end,
21:06it's his fault.
21:08It falls on him,
21:10which then falls on us.
21:12This may seem like a small
21:14issue, but all these small issues
21:16add up. We're four weeks into
21:18this 12-week project and we've
21:20barely even started inside.
21:22If we keep making mistakes like this,
21:24we're going to go over our 12-week
21:26timeline and we're going to
21:28get pushed into another mortgage payment
21:30of $6,000, plus
21:32an overage of $4,000 to repaint.
21:34And with all this going on,
21:36we're still waiting for final
21:38docs to clear for the Pearl
21:40Duplex, which is seven
21:42days away from closing. We just get better
21:44and move forward.
21:50Biggie, come here. Come on.
21:52Come. You gotta
21:54help me. You ready, Biggie?
21:56Sit down. Mommy's on her way home.
21:58We got a surprise for her.
22:00It's for Biggie. It's a Biggie
22:02tuxedo.
22:04You think Mommy's going to like this?
22:06Hey! Help.
22:08Oh, my gosh.
22:10Biggie,
22:12where are you going?
22:14Do you have a special event to go to?
22:16Who's wedding?
22:18You look so cute!
22:20Oh, my gosh. Here, help me.
22:26We gotta make some decisions.
22:28I'm just about to make fruit salad.
22:30For dinner. My favorite.
22:32But I need your help, though, so can you do
22:34two things at once? I mean, you know me.
22:36The ultimate multitasker.
22:38Peaches, strawberries,
22:40those mangoes from Pearl City.
22:42That's all the room you can keep right there. Watermelon.
22:44I know. You took up my whole prep space.
22:46This is my design.
22:48Okay. Let's do it.
22:50You know how I feel about pattern?
22:52We know that it looks unreal
22:54in spaces, but it can
22:56be too much.
22:58This one might be too busy, but
23:00I love this. I don't hate
23:02that one. And I want to do
23:04these.
23:06All of them? Yeah.
23:08Just like the outside, I want it to go bold.
23:10I want to do the same on the inside.
23:12What are you thinking for the kitchen?
23:14Lighter countertops, very minimal
23:16veining, just enough to
23:18complement the cabinetry.
23:20So I want to do, like, a two-tone cabinet.
23:22Very traditional. Shaker. Shaker.
23:24Yeah. And I think we just do
23:26this. Have fun. As a
23:28backsplash? Yeah. I like
23:30that. And it ties in with the white
23:32on this tile. Where are we gonna
23:34use this? Like, primary? Correct.
23:36Maybe just on the floor.
23:38Okay. And maybe we do
23:40this on all the shower walls.
23:42I really do like that tile.
23:44In the primary bathroom, we're
23:46using the pattern tile on the
23:48shower pan, and that's
23:50really the foundational piece that ties
23:52all the design colors together.
23:54Then, I think we do
23:56this on
23:58the hall bath with this as
24:00all three walls. I like it.
24:02What are we thinking vanities?
24:04Probably grab that. The Kamako
24:06ukulele.
24:08Oh!
24:10Mwah! That is
24:12it. Like, a wood shaker
24:14provides that warmth, because this is very
24:16cold. And we'll use it as the wood tone
24:18in the kitchen as well. And I want to
24:20wrap the hood vent in the same finish as
24:22the cabs to make everything custom
24:24and cohesive. I love it. I
24:26love it. Yeah. This is so
24:28custom. Order it up. Lock it
24:30up. You can't eat the fruit salad
24:32yet. It's not done. Okay.
24:34I'm gonna give this to you, because I
24:36don't want to ruin that.
24:38And I'm gonna take this. That is
24:40for the family. I'll share, bubs.
24:42Oh, my gosh.
24:48♪♪♪
24:52With the design
24:54plan locked in, the crew is cranking.
24:56We got insulation going in,
24:58drywall, all the
25:00fixtures, flooring,
25:02all coming in. And although
25:04we haven't been able to make up on the
25:06$8,000 overage, we're still on
25:08budget for the renovation.
25:10Trav has been getting the paint fixed
25:12as well as managing the roofer
25:14and the rest of the crew. Hopefully,
25:16it's perfect now.
25:18♪♪♪
25:30I mean, it looks good to
25:32me. Looks like a
25:34brand-new house. Yes.
25:36It fits in, but aesthetically,
25:38it's upgraded, you know? 100%.
25:40The guys are also getting the
25:42new railings and the landings
25:44put in for the access from the
25:46side door and the door to the
25:48backyard. It's coming along. Doesn't it
25:50feel like a new house?
25:52Yeah. This is gonna be a cute
25:54kitchen. Yeah. I love
25:56this part. Rough construction is
25:58done, and the finished construction
26:00is gonna start. It's commencing.
26:02Get out of here? Yeah.
26:04♪♪♪♪
26:10Hey, Joss. How's it going?
26:12What?
26:16Are you kidding me? What?
26:18Duplex just fell out of escrow.
26:20I...
26:22I don't know.
26:24What about backup offers?
26:26Okay, so you're on it already?
26:28Okay. Bye. Did they say
26:30why?
26:32They pulled out.
26:34We were in escrow on the duplex
26:36down the street about a month ago,
26:38but the buyer's financing fell
26:40It's always a bummer
26:42when it happens, but it is
26:44part of the process and the industry
26:46that we're in. We do have a backup offer,
26:48but we just got
26:50another month of holding costs.
26:52That sucks.
26:54♪♪♪♪
26:56That's another
26:58$7,000 of
27:00holding costs. I know. Like, eaten up.
27:02And a new escrow, it's just like...
27:04I have nothing else to say
27:06because it sucks. I know. It does suck.
27:08When we put the house back on the market,
27:10the profit that we planned on
27:12is getting eaten away by $7,000
27:14a month, which means
27:16an additional mortgage payment or maybe
27:18even two. In this crazy market,
27:20even though we had
27:22a backup offer,
27:24there is a really good chance that the buyer's
27:26already found something else.
27:28Nothing's ever guaranteed.
27:30♪♪♪♪♪
27:32♪♪♪♪♪
27:34♪♪♪♪♪
27:36♪♪♪♪♪
27:38It's gonna be a lot
27:40happening in the next couple of weeks
27:42to get this done, but that's just what
27:44it takes.
27:46The cabinets did come in.
27:48What do you like better, the white ones
27:50or the bamboo?
27:52That one. You like the bamboo one?
27:54Come on, dude.
27:56I know why you're really excited to be here.
27:58The rope swing!
28:00Yes, the rope swing. Let's go.
28:02Look at this big tree.
28:04It's massive, right?
28:06Is that gonna be cool?
28:08I'm thinking...
28:10That one's higher.
28:12I know.
28:14Okay, what I need you to do, Bub,
28:16so I don't fall down, is
28:18come over here and hold onto the ladder.
28:20♪♪♪♪♪♪
28:22♪♪♪♪♪♪
28:24You gotta tell me where a good height is.
28:26There! Right here.
28:28Right there.
28:30Let's see how off we are.
28:32Is it gonna fall?
28:34Uh, you trust your dad?
28:36Yeah.
28:38The whole tree just comes crashing down.
28:40This swing is pretty
28:42legit, Bubs.
28:44You're going pretty high, buddy.
28:46Help me!
28:48While Kamahai's at the house,
28:50Yossi and I are going to meet his cousin Kaui.
28:52She's an amazing seamstress.
28:54I want to see if we can create something cool
28:56from the vintage fabric that we found inside the house.
28:58Thanks for meeting us.
29:00Oh, yes.
29:02Because I know nothing about sewing,
29:04but here's some of the stuff that I found.
29:06Okay.
29:08That's a lot of fabric.
29:10Oh, there's tons.
29:12Oh, my gosh, this is amazing.
29:14Isn't that so cool?
29:16This one is cool.
29:18Can we do pillows?
29:20Yep, we can do pillows.
29:22I also want to make a quilt
29:24out of a bunch of the different fabrics
29:26I think this will take two weeks.
29:28Okay. Thank you.
29:30I'm so happy to be part of this whole effort.
29:32You should come to the blessing, too.
29:34Oh, that'd be nice.
29:36Yay! Are you excited?
29:38You're getting chocolate on your face.
29:40Come help sew it.
29:42Yay.
29:46With another mortgage payment looming
29:48on the Pearl Duplex,
29:50Yossi was able to secure another buyer
29:52at full price.
29:54We just opened escrow,
29:56and we're hoping we can close in 30 days.
29:58Actually close this time in 30 days.
30:0030 days.
30:02Meanwhile, Tristan's custom tile
30:04finally arrived,
30:06as well as the quartz countertops
30:08and some of the fixtures,
30:10which are all getting installed
30:12along with the appliances.
30:20Look at how beautiful she is.
30:22Landscaping is so pretty.
30:24The wood slats on the door are good.
30:26I like that we kept them natural.
30:28Instead of the orange.
30:30This works way better.
30:32It plays well off the tile on the pillars.
30:34I agree. The fencing is in,
30:36so the yard is secure.
30:38100%. Yeah.
30:40Let's go check it out.
30:42Welcome, welcome.
30:44It looks good in here.
30:46I see you got your blue tape going.
30:48It's just like the little finishing touches.
30:50Tiles all in.
30:52Love this tile.
30:54It's all up in the bathrooms.
30:56It's bold, but it's still pretty subtle.
30:58It's just enough added oomph.
31:00I love it.
31:02I'm glad we went with it.
31:04Where's your blue tape? Right here.
31:10Is there anything that we're missing?
31:12Doorstop over there.
31:14The two barn doors.
31:16A couple little spots of grout.
31:18Staging is coming tomorrow
31:20between 8 and 10.
31:22Just letting everybody know.
31:24Leave me out of that staging part.
31:34We have one day to stage this whole house
31:36before it goes to market.
31:38I invited John, the son who sold me this house,
31:40to be the very first one to come and see it.
31:42He took time off work.
31:44He's flying over from the Big Island.
31:46I mean, we have to be done
31:48so he can see it.
31:50Everything has to be perfect.
31:52Let's bring the big pieces in.
31:54What I want for the staging in this house
31:56is for it to feel lived in,
31:58comfortable,
32:00but have this
32:02Hawai'iana modern flair throughout.
32:04Nice.
32:06It's just a layer needed
32:08to bring the actual design to life.
32:10It makes the world of difference.
32:12We're going to stay here
32:14as long as we need to stay here
32:16to get it done
32:18and we just do whatever it takes.
32:22It took us until 2 a.m.
32:24to be able to get this house done.
32:26But we got it done.
32:28We're able to freshen up a little bit.
32:30Now we're just waiting
32:32for the previous owner, John, to arrive.
32:34This one came down to the wire.
32:38All these little
32:40loose ends to tie up
32:42and then it's ready for market.
32:50So freaking cute.
32:56Elephant.
32:58Bam. Yeah.
33:00Look at this.
33:02Remember when we found all the docks for the house?
33:04Yeah, in the chest.
33:06I'm going to put this in the office.
33:08That is super cool.
33:10These are the pillows that your cousin made.
33:12They came out so dope.
33:14Yeah, cutest pillows ever.
33:16I want to put those outside on the couch
33:18under the tree.
33:20Okay, I'll go put them out.
33:28Oh, I think that's him.
33:30Okay.
33:32He just pulled up.
33:34Wow.
33:36Unbelievable.
33:40Hi!
33:42What a difference.
33:44How's that?
33:46Hi!
33:48How are you?
33:50Okay, okay.
33:52It's amazing.
33:54It doesn't look the same.
33:56I mean, not the same house.
33:58It's crazy, right, because it is.
34:00Wow.
34:02What do you think of the color?
34:04I like that wood.
34:06The wood accent.
34:08We kept the same outside.
34:10All the walls are exactly the same,
34:12but it totally looks different.
34:14The garage looks so much bigger.
34:16Bigger, yeah.
34:18Once we got all of that stuff out,
34:20it just feels like this huge, grand space.
34:22I can already see people
34:24having parties out here.
34:26You know what I mean?
34:28I hope I can join.
34:30Yeah, of course.
34:32My mom used to come to work,
34:34and we used to throw a ball,
34:36baseball, in the front here.
34:38So it has a special place
34:40as far as for me growing up.
34:42A lot of memories.
34:44Just the outside alone, you know.
34:46It's just outstanding
34:48on what you guys did.
34:50It is an honor for us.
34:52And we hope that you like it
34:54as much as we do.
34:56Should we go inside?
34:58Ready to go inside.
35:00Holy smokes!
35:04Wow!
35:06Is it recognizable?
35:08No. Man, it's a whole lot different.
35:10It is.
35:12Reimagined.
35:14Awesome.
35:16This is not what I expected.
35:18It's a whole lot more. It's big.
35:20That's what just tweaking a little bit
35:22and taking down non-load-bearing walls
35:24can do.
35:26Kind of like speechless.
35:28Holy smoke!
35:30This is amazing.
35:32You're standing right where the wall was.
35:34Never imagined.
35:36You got a lot of space in here.
35:38It literally leads right into your kitchen.
35:40Mom would love it.
35:42This was that purple room.
35:44The purple room.
35:46Now it's a kitchen.
35:48Simple yet sophisticated.
35:50This is the gathering spot.
35:52I would never think
35:54it could be turned into something like this.
35:56Definitely a huge change.
35:58The biggest transformation was moving the kitchen.
36:00Wow.
36:02The kitchen, I remember, was old.
36:04That's the only thought I had.
36:06It was original.
36:08And small.
36:10You never imagined.
36:12So this one is the first bedroom up here.
36:14Staged as an office.
36:16Turning into this office like this,
36:18I mean, shoot, I could work from home.
36:20Right? I know.
36:22And it still could be a kids' bedroom
36:24or whatever you need it to be.
36:26Beautiful views of the...
36:28Backyard.
36:30And we found some original documents
36:32cleaning out the house,
36:34and we kept that one and framed it
36:36and put it on the wall.
36:38How times have changed.
36:40Missing one zero.
36:42At least one zero.
36:44Maybe two.
36:46That's coming back to you
36:48as history of this place.
36:50Oh, yeah.
36:52This is awesome.
36:54So we said
36:56we wanted to attract young families,
36:58right? So this is a kids' room.
37:00This is our kids' room.
37:02I can live in this.
37:04And it feels fun.
37:06It feels inviting. It feels young.
37:08This thing is rad.
37:10So cute.
37:12And then if you notice,
37:14every room has a window
37:16that you can see your yard.
37:18Just a nice bedroom.
37:20Much bigger.
37:22It's hard to imagine.
37:24They're gonna get an awesome place.
37:26Check out the first
37:28bathroom.
37:30Holy smoke.
37:32So you have your full bathroom here.
37:34This is awesome.
37:36Same kind of color palette.
37:38Blue on the outside of the house.
37:40So we brought the blue in here.
37:42The tile that breaks up the different texture.
37:44That is neat.
37:46It just feels like a fun space.
37:48Unimaginable.
37:50Last room.
37:52Last room.
37:54The primary bedroom.
37:56Mom and dad room.
37:58It definitely does not look like
38:00what it looked like before.
38:02Yeah.
38:04Wow.
38:06What it didn't have was its own bathroom.
38:08Now it does.
38:10Check it out.
38:12It goes all the way back here.
38:14So it's spacious.
38:16You have two sinks.
38:18And a beautiful walk-in shower.
38:20Which is huge.
38:22We had a little fun with tile patterns
38:24and stuff.
38:26And I think it just gives interest.
38:28Just different all over.
38:30Wow. What a difference.
38:32Would mom have liked
38:34this as a new primary bedroom
38:36for her and dad?
38:38Guaranteed. She would love this.
38:40If they won't come out of this room,
38:42they'll stay in the room.
38:44And the last and final spot
38:46is the backyard.
38:48We have something else for you.
38:50Look.
38:52It's such a huge space back here.
38:54Wow. This is amazing.
38:56It's the same backyard?
38:58Same backyard.
39:00We just cleaned it all up.
39:02We chopped everything down.
39:04And then my son and I
39:06actually set this swing up.
39:08So it's kid approved for sure.
39:10Not only mangoes, but swing.
39:12Do these look familiar?
39:14Oh, yeah.
39:16My mom's fabric.
39:18Had it in the front room.
39:20Wow. Brought it back to life.
39:22We have something else for you
39:24that I'm going to go get.
39:26I'll be right back.
39:28So whenever we can kind of repurpose
39:30something that we found in the house,
39:32it means a lot to us to do it.
39:34This is a quilt from all of the
39:36fabric that we found.
39:38We made it into something
39:40that can live on for you.
39:42One of a kind.
39:44And I hope when you open it up
39:46and you see all the different,
39:48it just brings back some memories.
39:50Thank you very much.
39:52You're welcome.
39:54You folks did an awesome job.
39:56I love it.
39:58I'm glad.
40:00There was a lot to get to this point.
40:02A ton of challenges.
40:04The fact that this house was sitting
40:06here vacant for five years.
40:08We ended up tracking John down.
40:10Him putting his trust
40:12in us.
40:14But now, finally, with it totally done,
40:16couldn't be more happy.
40:18There's nothing better than that.
40:20Yeah. After we finish
40:22every house, my father
40:24comes in and blesses the house.
40:26If you can stick around
40:28for the blessing, that would mean
40:30everything to us. I will be here.
40:32Awesome. The house is not done
40:34until it's blessed.
40:36I agree with you.
40:38Come on in.
40:42Good to see you.
40:44Well, hello.
40:46The song I'm going to share is just inspired
40:48by just the stories about this place.
40:50...
41:04That's our blessing for today.
41:08Parents, you become kumu, teachers.
41:10Mahalo.
41:12Mahalo.
41:14...
41:18So what did you think?
41:20It's wonderful, as usual.
41:22Looking at the comps,
41:24there's a couple that are probably
41:26a little bit lower than this,
41:28but definitely not as upgraded
41:30in terms of all the finishes.
41:32So I think we can push it a little bit.
41:34Just under $1199 for listing.
41:36That's unreal, yeah,
41:38because my ARV was like $1150.
41:40I think we can do it.
41:42Let's do it.
41:46Talking to Jocelyn,
41:48the open houses have been bananas.
41:50This is nice.
41:52This is so cute.
41:54A lot of people going in and out,
41:56and everybody absolutely loves it.
41:58Nice size, too.
42:00We got two offers on the house
42:02within the first week of being listed on market,
42:04and we accepted a full-price offer
42:06at $1.199 million.
42:08And we got great news
42:10from Jocelyn.
42:12The duplex ended up closing.
42:14We ended up selling the property
42:16at $1.299 million.
42:18We did have those overages,
42:20but it's a big win.
42:22Now it's off our plate,
42:24and we can move on to the next.
42:26So to break it all down,
42:28we bought John's house at $650,000.
42:30We put in $200,000
42:32into the renovation,
42:34another $8,000
42:36to fix the subfloor.
42:38After $200,000
42:40of holding, selling,
42:42and money costs,
42:44we're making $140,000 in profit.
42:46So we're really happy
42:48with the family that bought this house.
42:50They're a local family with kids.
42:52It's exactly the type of family
42:54that we would want in the home.
42:56It's just mission accomplished.
