00:13Property Weekly is at the 17th edition of Cityscape Global here at the World Trade Center.
00:20It's the first day of Cityscape, obviously a lot of enthusiasm, a lot of visitors, a
00:26huge amount of footfall this morning.
00:28The exhibition was inaugurated by Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown
00:34Prince of Dubai and the Chairman of the Dubai Executive Council.
00:38Well, the first day of Cityscape opened with a bit of good news.
00:42We are seeing a good uptick in real estate transactions in Dubai, especially yesterday,
00:49October 1st, on the eve of Cityscape exhibition, the Dubai Land Department reported a single
00:55day volume of 1.4 billion dirham and it's a great way to start the month and to usher
01:01in the exhibition.
01:03We've seen a lot of launches this morning and a big theme today has been waterfront
01:12living.
01:13We have seen some launches which have all kind of bordered around this talk of waterfront
01:20living and the Cityscape exhibition will go on for three days now from today until
01:26Thursday, October 2nd to 4th here at the World Trade Center.
01:30This year, Cityscape expects around 300 exhibitors and more than 30,000 visitors and over 1,000
01:38delegates and speakers to the conferences and seminars.
01:43Reporting from Cityscape this morning, we've seen, interestingly, as I said before, the
01:49waterfront projects have grabbed a lot of attention.
01:52We've seen Dubai Holdings showcasing Madinat Jumeirah Living.
01:56This will be a major landmark in Dubai's prime Madinat Jumeirah district.
02:02It will be a freehold residential development, a luxury development located just opposite
02:07Burj Al Arab.
02:08We've also seen property developer Imkan launching its new coastal destination, Al Jurf, another
02:15waterfront development.
02:17This will be a fully integrated second home destination along Sahel El Imarat located
02:24between Dubai and Abu Dhabi.
02:27Meydan also launched Marsa Meydan.
02:31Interestingly, this project has a shading device which will cover the marina at Marsa
02:38Meydan during summer.
02:40As a result of this, the whole of Marsa Meydan will be an outdoor destination.
02:46It will have a network of canals, waterfront villas, and it will be accessible all around
02:51the year.
02:52Miras also unveiled the Porto de la Mer, which is also a waterfront development right in
03:01the heart of the city.
03:03Besides all this, Union Properties has unveiled its 2.5 billion dirham avenue district project
03:10at Dubai Motor City.
03:12We also spoke to a few brokers and people who visited Cityscape and asked them about
03:19what are the key trends, what are the highlights of the first day.
03:23How has the first opening of Cityscape been?
03:26Well, the first opening, of course, is going to be a little bit slow in terms of, normally
03:33the second day is the busiest.
03:35They want to live it.
03:36So end users?
03:37Yeah.
03:38Okay, okay.
03:39Yeah, end users.
03:40Investors, so far I haven't seen.
03:41Okay.
03:42Any special offer you are providing to end users?
03:45Any...
03:46We have the special offer, payment terms are extended and then normally special offer
03:54will be discussed on the same day.
03:58It's going quite well.
03:59It's only been a couple of hours and we have been interacting with a lot of people.
04:03So far it's kind of been the best Cityscape from the past three years.
04:07So it's honestly the right time to invest.
04:09So that's the reason you'll see a lot of crowds around.
04:11And any of your two favourite projects?
04:14My particular two most favourite projects is Lamer, which is this particular one.
04:19And there's another one which we have just launched today.
04:21It's Medina Jumeirah.
04:22Both of them are by Dubai Holdings.
04:24The best projects that I would recommend people have a look at because it's very limited stock
04:29and the developer, his offerings, concessionary rates would be Jumeirah Golf Estates.
04:36They have a mixture of apartments and townhouses with a very flexible post handover payment plan.
04:44And it's ready now.
04:46I think more for the longer term, it's well worth having a look at Lamer by Miras
04:53and the new Jumeirah Living project by Property.
04:59Fantastic.
05:00There is a lot of expectation and exuberance amongst the trade and even end users.
05:05And for us, it is very, very special.
05:08Because this Cityscape, we have unveiled a new brand identity of Shobha Realty.
05:13That's the flagship, that's the mother of the ship that we have here.
05:16And of course, in a new way and with a new face that we are presenting our flagship,
05:21which is Shobha Heartland.
05:22So we are extremely excited for the next three years and we hope to do good business.
05:26Are you also noticing a trend where people are moving from renting to buying their own homes?
05:31There is, there is. I think it's not only renting.
05:33I think the other thing which is happening is there is a very high demand from end users,
05:37which to me is very, very reassuring for people like us.
05:41Interestingly, this year's Cityscape pops up a lot of interesting trends.
05:46We've seen a lot of first time home buyers,
05:50people making that move from renting a property to buying their first home.
05:56We've also seen people talk a lot about whether it's good to buy ready properties
06:01as opposed to off land developments.
06:04There's a lot of ready property in the market.
