00:00So let's start big picture.
00:01You guys put out an outlook report for 2025.
00:05Tell me what are the big themes, the big topics for 2025?
00:08Sure.
00:09Well, first of all, Gensler is a global architecture and design
00:12firm, 57 locations around the world.
00:15And it's given us a chance to really think through
00:17with all the working relationships we have,
00:19all the clients we're working with,
00:21to start to think about what are some of the trends that
00:23are coming in 2025.
00:25And there's five that we see that are really big ones.
00:29One is really the focus on sustainable materials,
00:33not just about sustainability, but about sustainable materials
00:36and the innovation in those materials that can really
00:38transform the carbon footprint of the buildings
00:41and the built environment that we're in.
00:43Second is a real stress of experience-driven lifestyle
00:47districts that really start to invigorate cities.
00:52Third is attainable housing, so housing
00:55that is really a focus in this coming year for cities
00:58across the world, looking at how they can really
01:01make it more accessible, make it more usable,
01:05and make it more friendly towards people
01:08living in different situations, urban, urban fringe.
01:12The fourth one that we see, which
01:13I think is really interesting, is the conversion boom.
01:16So as interest rates start to fluctuate a little bit more,
01:20seeing more opportunities for conversions
01:23beyond the office to residential conversion,
01:26but converting buildings that are underutilized
01:28in urban areas, and even in the suburbs, to different uses.
01:32And the fifth one is really the workplace of the future.
01:35There's always that talk about what
01:36is the workplace of the future.
01:37Well, we think the future is really here now.
01:39And already, we're seeing with a lot of our clients
01:41that we're working with around the globe,
01:43opportunities for a transformed workplace
01:45to bring people back into the office
01:47and make them innovative and collaborative
01:49in the environments they're in.
