00:07market ourselves. Let's jump on inside and tell you a bit more about the property, what
00:10it offers and about its location here in Lancaster.
00:16Now then, a bit more about the property. It was formerly a shop, as you can see, and it's
00:19had quite a lot of money spent on it by its current owner. So tell me, what has it had
00:24done? Electrics, basically the heating system, it's all done by Aircon now as well, so heat
00:28and cold, and the property also has shutters going right the way around as well. Upstairs,
00:33which you'll see in a second, is good access and good kind of room for whatever you want
00:37to do. It's quite a versatile property. As you can see, it does get quite a bit of steady

01:40et cetera, and so on, nail, whatever you want to do, is that you've got two floors here,
01:44or as office space, perfect. Manager's office up here, work downstairs, or vice versa. It's
01:49a great space to really use. Property's all nice and secure, as you see. I mentioned the
01:53shutters downstairs, and it's also got CCTV as well. In there is the little kitchenette
01:58as well, for the sink in there, et cetera. You can put your kettle in there, and other
