00:07There's currently a penthouse apartment available here for $8 million, and if it sells

00:12for that amount, it will be one of the most expensive apartments ever sold in Canberra.

00:16But the inner south is certainly no stranger to sought-after apartment blocks.

00:21So how do estate agents and developers really make somewhere like this stand out?

00:26First, there's the quality of the build itself.

00:29I spoke to estate agents who have sold in the Sapphire and other well-known Canberra

00:33buildings.

00:34They told me good design, materials, and meticulous attention to detail in finishes really mattered

00:41for developing a good reputation.

00:44For apartments like this, socialties in location really factor in.

00:48The foreshore as a whole is highly sought-after, but the Sapphire here is across the water

00:54from the main dining district, which means that it offers more privacy and a quiet outlook.

01:00That's important for people who might be downsizing or moving from interstate and are used to

01:04having their own yards.

01:05Amenities are also really important.

01:08On the ground floor, the Sapphire has things like a well-known Pilates studio, a hair salon,

01:12and health professionals.

01:14And just across the water, there's a lot of cafes and sought-after restaurants.

01:17Finally, there's branding.

01:20Buildings like the Sapphire have distinctive logos people know, consistent finishes throughout

01:25that can be easily identified in photos, and websites that are designed to show a premium

01:31product.

01:33As time goes on and these builds are no longer new, the foundational marketing is still helpful

01:37for selling at that premium price.

01:40So where do you think Canberra's best apartments are?
