Renters' advocates say an end to no grounds evictions in New South Wales will help provide better security for tenants. Under the current law, landlords are able to terminate rolling leases at any time without a reason. But under the proposed legislation they'd have to meet one of several thresholds for eviction, including selling the property or if the tenant causes damage.

00:30One renter is issued with a no-grounds eviction every 18 minutes in NSW, meaning landlords
00:36can terminate rolling leases at any time without reason.
00:39Now the Minsk government is moving to legislate a ban on these types of evictions.
00:44If you live in the second most expensive city in the world and you hope to have young people
00:49as part of that future, something has to change.
00:52These reforms are absolutely vital.
00:54Under the proposed changes, landlords would be forced to meet one of several thresholds
00:58to evict someone, including the sale of the property or if the tenant causes damage.
01:04If the landlord gives non-genuine reasons, they'll face penalties, but there's no detail
01:08of what that will look like.
01:10The termination notice will also be doubled to 60 days for those on fixed-term agreements
01:15of less than six months, and increased from 60 to 90 days for those on more than six months.
01:22This is a government that isn't getting reform done in any timely fashion.
01:26The Property Owners Association says the move is impractical, makes it even more difficult
01:30for landlords to continue as investors, and doesn't address the issue of a lack of housing supply.
01:35If passed, NSW will join South Australia, the ACT and Victoria in banning no-fault evictions.
01:42That will be wonderful.
01:43That will be some kind of hope.
01:46And by next year, renters will be able to directly transfer their bond to a new property.
