04:48 the best way to find a solution. There is also a challenge, which we always and forever
04:57 talk about, around Aramco's restrictions, for example, the restrictions in the Middle East.
05:02 And how to deal with such challenges in finding solutions that mean that the owners of the
05:09 country are not able to find solutions. There is also a challenge in the implementation
05:19 of plans and projects for relevant parties. We always and forever hear about many problems,
05:26 concerns and challenges, while waiting for some government measures, such as the restrictions,
05:33 and other projects. We work side by side with the experts in the ministry or relevant
05:40 bodies to finance the work of these measures to reach the desired goal.
05:45 Honestly, how quickly did the government respond to your requests to raise problems
05:52 or challenges facing real estate developers?
05:55 Today we are talking about transparency. The Kingdom Vision 2030 gave us a very high ambition.
06:04 As the Prophet (saw) said, "Our ambition is from the heavens." I see that today the government
06:09 sector has taken higher steps than the private sector. This has given us a greater burden.
06:15 We as a private sector, as affiliates of this sector, work through a comprehensive work system.
06:23 Today, we are working with the National Assembly of Real Estate Development, the Ministry of
06:29 Housing, the Ministry of Real Estate, the Tax Administration, the Ministry of Finance,
06:37 and the Ministry of Human Resources. We work side by side with them to address problems,
06:46 concerns and challenges in finding solutions. There is a response, but we always and forever
06:52 respond to the requests. We always seek to provide the sector with good services through
07:01 our brothers in the committee or those outside the committee who are interested in the
07:09 real estate sector in the Kingdom of Saudi Arabia.
07:11 Mr. Mohammadi, we have noticed a great development in the Saudi real estate sector in the
07:15 past period. What are the most prominent competitive advantages that make this sector more
07:20 competitive, especially among local developers?
07:24 Today, the competitive advantages are that the majority of the Saudi real estate sector
07:32 is young people. This indicates that there are high demands on real estate products,
07:40 especially on housing. We should not forget that today the average income of the real
07:50 estate sector is increasing. This sector is always a benchmark for many countries and
07:56 nations and indicates the purchasing power. We should remember the support of the Ministry
08:02 of Housing, Real Estate and Housing for the program of building technologies. We find
08:06 that the Saudi real estate sector is a very competitive and diverse sector. The entry
08:12 into the real estate market is not easy. Today, the targets of the Kingdom's vision
08:16 2030 are to reach more than one million housing units by the end of 2030. Also, as I
08:21 recently learned, by 2025 there will be more than 400,000 housing units. These units
08:29 will be built in Saudi Arabia. The Saudi real estate sector is a very competitive
08:37 sector. It needs high-tech buildings. The facilities are available. Also, the
08:43 building technologies are available. Today, the financial solutions are always and
08:49 always available through the banks and through what the banks offer as offers,
08:55 as well as the real estate company and what they offer in a variety of programs and
09:01 solutions that help the recipient in addition to the investors in the private sector
09:07 to provide the housing units in a great way. I think today these facilities, in addition
09:13 to what I forgot, today the technology, the field of technology, the field of
09:18 mining, the field of great and the field of distinction. We have seen many of the
09:22 solutions in the technology programs, in the allocation of contributions in different
09:26 areas of the Kingdom at a tremendous speed. This gave us a motivation to create such
09:31 roles in different areas, in different sectors, whether commercial, residential or
09:36 also commercial and residential. With today's development, which the Kingdom
09:41 is witnessing, when we always remember that Roche is the largest real estate
09:46 investment and development company in the world, and headed by my late master,
09:52 may God preserve him, this is a clear and clear message to take care of this sector.
09:57 I think the criteria that Roche has met and its entry into the market, and also what
10:02 the sector has seen in the last three or four years, contributed to the fact that there
10:08 is an attempt by companies with a special relationship in this sector. And I think
10:14 we are seeing it today in a special way in projects that take care of the people and
10:19 quality of life and provide a real environment for the Saudi society.
10:24 Perhaps today there is no longer a question about the number of real estate
10:29 developers in the Kingdom, as there is the quality of real estate products that
10:34 come out of this real estate development that exists today. So how do you look at
10:39 this issue and what is the importance of actually increasing the quality of real
10:44 estate products in the current period and in the coming period?
10:48 The real estate sector requires continuous and sustainable development to
10:53 meet the needs of the sector in light of the Kingdom's vision of 2030, in light of
10:59 what the government authorities require of high quality standards, in light of the
11:04 requirements of the building code in various fields and in various regions.
11:09 I believe that such a process requires a reconsideration of goals and strategies,
11:17 and also a vision between one period and another to meet the current reality,
11:24 especially since today we find that the types of projects in various sectors
11:29 are commercial, housing, quality of life projects, and also commercial and housing
11:35 projects in a way that calls for pride and pride.
11:38 Finally, Mr. Mohamed, in your opinion, what is required of you in the real estate
11:44 committee and what you have touched on today? What is required of real estate
11:49 developers to develop their businesses or improve their work quality today in
11:54 the real estate sector? What are the market needs, whether from the housing
12:00 market or the commercial market in general in the real estate sector?
12:04 I believe that today, real estate developers in various fields, with their
12:10 goals, with the vision of the Kingdom of 2030, there are many sectors that
12:16 can be worked in in various fields. If you talk about housing, you also talk
12:22 about housing and commercial in various sectors of the state, especially in
12:27 which the systems and legislations have not been preceded by the same.
12:32 Also, providing some programs to support some sectors, for example,
12:40 the prison. Today we are talking about the projects of the Ministry of Housing and
12:45 Rent Support, in addition to the Tourism Development Fund and what is supported
12:52 in real estate projects. And all of these are, in the end, real estate projects.
12:57 I think today is a better time than any time in the past, through the work of
13:03 studies and clear and frank research and the confidence of God Almighty, then
13:10 confidence in leadership and decision makers in developing such a sector to
13:17 contribute to achieving the goals of the Kingdom of 2030. The opportunity and
13:22 future, God willing, is in front of everyone, especially when the Kingdom
13:27 witnesses diverse projects in various areas of the Kingdom. And this is one of
13:32 the biggest successful projects. Today we are talking about, always and
13:38 I hope, that Saudi Arabia, God willing, will be the biggest success story in
13:42 the 21st century, as I mentioned in the name of God.
13:45 Mr. Mohamed bin Abdullah Al-Murshid, you are the first deputy head of the
13:49 Riyadh House Board and also the head of the National Real Estate Committee in
13:53 the House of Representatives. Thank you for this interview and this time.
13:57 Thank you very much.
13:58 And you, our viewers, thank you for the good following. And goodbye.
