1. Wholesaling
2. Lease Options
3. Subject To (the existing mortgage)
4. Seller Financing
5. Contract for Deed

Clarification:
The lease option is a landlord–tenant relationship until the purchase is complete; the contract for deed is a sale at the inception of the agreement.

TO SUMMARIZE:
Owner Financing – New Note and New Deed
Contract for Deed – New Note, New Deed When Paid Off
Subject To – Existing Note Stays, New Deed

Note:
Creative real estate investing isn’t one specific investing strategy, it’s a combination. For example, use a lease-option until you can raise private money to cash out the sellers?
