Dubai is one of the most promising investment destinations in the region. The total sum of Gulf Cooperation Council (GCC) investment in Dubai's real estate market exceeded AED19bn in the first half of 2014. The top investors in the emirate’s property were UAE, Saudi Arabia, Kuwait, Oman, and Bahrain.
Nowadays Dubai investors are becoming interested in commercial property which does not fall into category of office spaces. As of November 2014, objects of industrial property are amongst the most popular ones to invest in.
The most appealing transactions for both occupying owners and investors are sale and leaseback. Investors benefit from tenants who are leasing property long-term and operate their property during developing their business, and sellers accumulate enough capital to further invest it in built-up business activities. Therefore, income-generating assets with strong tenants and long-term lease contracts are the first priority amongst investors.
Regarding location, the areas of social infrastructure are at the top of investors’ preferences. Schools and healthcare facilities, logistics and community retail are especially attractive because these sectors benefit from strong fundamentals, provide stable and attractive income, and hold potential for growth in capital value.
